    First of all, this low rating doesn't reflect the service of the friendly staff residing at the Villa. This villa is managed by the most unreasonable and ill-mannered team I’ve seen in any country I’ve travelled to. This villa is managed centrally from Colombo. Hence it should apply to any villa managed by Edwards Collection. I’ve booked this villa for my honeymoon of 3 nights. When I did the booking they wanted me to make a payment of 50% of full amount to confirm the booking, which I complied. I checked in late around 3.30pm on last Friday and the management had requested the staff to collect the balance payment on my arrival (for whole stay of 3 days). We were the only guests at the villa for the whole 3 days stay. The management informed me that they’ve given us a better room since we are the only guests residing. The only upgrade was that the room was facing the beach. We saw few rooms which are facing the entrance/lobby areas of the hotel. We were already paying a lot for this room and there is no way I would’ve agreed to stay three days if I got such room. The location of the hotel is good. The ocean is too rough but beautiful to look at. However, you won’t be able to see the sea or the beach from the inside of the room. The WiFi is not available most of the time. It is very poor even when it is available. I didn’t get any cellular connectivity at the room either. Since there is no phone in the room it was really difficult to connect the hotel staff as well. Imagine wanting to call a waiter during the night when you don’t get WiFI or cellular coverage and no phone in the room. The menu is very limited but tastes fine. However, several options were not available when they were requested. However, it was perfectly understandable due to the prevailing COVID situation in the country. The rooms are dated and if you are expecting a luxury setup based on the amount you are paying you might be disappointed. Safe is too old and unreliable. There were mosquitoes inside the room and I was able to get a vaporiser from the staff. As I mentioned earlier, the main reason for this honest but disappointed review is the senior management of the hotel group. (Edwards Collection). On the fourth day of my stay I was supposed to checkout after lunch. Around 12pm I called the room service to ask about the lunch and also to know the checkout time. They informed me that I need to contact the reservations office in Colombo to ask about staying until the lunch. I had to call two executives (including Dinosha) in Edwards Collection and I was surprised to hear their response. I was asked to immediately (by 12.00pm) vacate the room and return the key to the staff. Until the lunch is served, I was asked to wait at the lobby area by the management. Keep in this mind that the hotel was completely empty since the day I checked in. And NO ONE was checking in. Also I was on my honeymoon and was already spent three nights at the villa. The lunch was not ready and if I need to stay for additional 2 hours from 12pm, I was asked to pay LKR 13500.00. Just until we finish lunch. Their behaviour was unbelievably rude and not something I ever experienced in Sri Lanka or any other tourist destination. The management is really greedy and doesn’t have a clue about the customer service. You can understand that they don’t want to improve by looking at the defensive responses in this feedback section. However I need to mention that the staff at the villa is very helpful and try to accommodate the guests as much as they can even with the lack of support of the senior management. Sanjeewa was really supportive throughout our stay and even called the reservation team behalf of us when he was asked to kick us out even when the lunch is still being prepared. But he failed. There is not much you can do when the senior management of the group is driven by greed. So try to avoid any hotel which is managed by Edwards Collection. You will find many beautiful options nearby with much better hospitality.

    I booked a promotion to recieve a free night with a 2 night stay. My group and o enjoyed our stay. The property is gorgeous and the staff were very attentive and friendly. Unfortunately when I tried to book another stay, using my credit, they claimed to have no record of my stay. Definitely a disappointment and questionable business practices.

    Location is situated with easy access. Stunning Beach Front small swimming pool but Infinite feeling. food is very delicious rooms are really comfy with out door bathroom which attached to the villa staff.... Always excellent

    As we stayed with The Frangipani Tree & There were lot of Mosquitos, no power, No Proper Generator, No AC very difficult to coordinate with staff as no English knowledge even the Manager. The Person calls Buddhika always says will sort out the issue but after that he disappeared, the same thing he has done in Sandals with the Operations Manager. To contact Reservation & Sales is very difficult as they are always busy but only we r the one in the property very poor service since to prepare our bill take so long time everybody calling here & there some staff blaming to head office should prepare but they are always off as per them, no matter they should treat to guest in a good manner as we paid a lot of money, there is no proper Manager to coordinate anything when we need to speak to the Operations Manager he always skipped and sends small people to sort out food, accommodation & other operations issues since they were even not aware of the facilities available. Very Sad to say & disappoint on Operations & Reservation critical behavior...

    Excellent place if you want peaceful vacation. Beautiful view, friendly staff and very good food. Clean, quite with beautiful green surrounding where you can walk and enjoy the view. Highly recommend. ❤️

    Incredible hotel, exactly what we were looking for after a stressful year & long drive down from the airport. The bathroom in our room was incredible with a huge outdoor shower area. Food was so good we didn't want to try anywhere outside of the hotel. Staff were all brilliant & attentive. Loved it & would highly recommend it.

    Absolutely tranquil spot right at the ocean. If you want to be close to nature and enjoy a lot of calm, this is the right place. Perfect for walks at the beach. Their food selection is some of the best we had in Sri Lanka. Both with option for western and local food. The pool is also quite big and has an amazing ocean view. There are many spots (Galle, Unawatuna, Trax at Ahangama) nearby to visit when you need a break from relaxing. Rooms are spacious, comfortable and accompanied with a beautiful outdoor bathroom with tub. Staff is very friendly and attentive! We will definitely visit again.

    Awesome place! Perfect service and stunning sunsets...eventhough you can't actually see the sun set, the sky colors are stunning. The villas are quite big and the outdoor shower/bathroom is cool.

    Travelled with my family to this beautiful villa it was the best experience. The pool was quite large and rooms were very spacious. We organised our family get together and we all enjoyed it very much. Thank you very much for the amazing staff who took excellent care of all of us.

    Amazing resort in Sri Lanka! Beautiful location right on the beach with stunning views. The rooms were spacious and comfortable, and the staff were incredibly friendly and accommodating. The food was delicious with a good variety of options. Highly recommend this place for a relaxing getaway!

    Fantastic place for a family holiday. The proximity to Cable Beach is excellent. Apartment was very spacious with large bedrooms. Very well appointed. Our room was a stones throw from the very lovely pool. There were lovely small touches like beach toys you could lend from reception. We stayed an extra night as we enjoyed it so much. Definitely recommend for families.

    It was March, 2015 when we stayed here. It was a lovely place to stay rounding off a beautiful and memorable trip through Sri Lanka. The rooms were clean and the grounds were well kept. Cannot complain about anything.

    We had an absolutely wonderful 4 nights at the Frangipani Tree. From arrival when we were greeted by the lovely staff and the pleasant news that we were to be upgraded from a pool view to a sea view suite until our last day. The hotel is only small with 9 or so rooms but that makes it perfect for a quiet beachside getaway. There is what amounts to a strip of private beach but do be warned as the seas are quite boisterous to say the least on the south coast of Sri Lanka and swimming is not advised. However, the beautiful pool more than made up for this. The food was excellent especially the Sri Lankan Curry which was exceptional, well balanced and layered spicing and a delight to eat. The seafood was always incredibly fresh and the seafood platter we had was perfectly cooked and delicious. The bar manager Mr Mudalige was a wonderful host and certainly added to our stay. If we are ever back in Sri Lanka we would certainly say again.

    The down side of this hotel is the Rooms which are not as we expected for the price we paid. The rooms are run down, the bedsheets were stained, the mosquito net over the bed was stained. The whole hotel needs to be refurbished. The walls and pool area need some work in order to look nice. The up side of this hotel is certainly the food, very nice cocktail menu and nicely made drinks and cocktails. Breakfast was also great. Amazing beach front view and location. The staff were super friendly and helpful.

    Beautiful pool and location, very helpful local staff, unfortunately we had a bad experience with the booking manager Steve who was completely unresponsive to our calls and emails when we were trying to clarify our booking, except for the one email where he asked for the advance payment within 24h or our booking would be cancelled. Considering we were staying over NYE, it would have been difficult for us to find an alternative so late on (why didn’t they ask for the payment when we booked? We booked through their own website.) Also when we arrived we were informed that the NY dinner was compulsory and 100$ pp, which was actually not up to the standard. The facilities could also do with some refurbishment, decor quite kitsch. Overall not worth the 400$ per night.

    The property is excellent and very well maintained. Buddika, Sanjeewa and team did a marvelous job to ensure that we had a comfortable and luxurious stay. From the moment we set foot into the resort till we left we were made to feel at home and comfortable. From the 2nd day onwards we had the whole property to ourselves which enriched the experience even more. The rooms are very large, open and well illuminated. The bathrooms are unlike any we have experienced before in terms of size and the view it offered. The pool is perfect and adds a lot of character to the whole place. The breakfast service is also excellent. Everything is brought course by course and at your leisure. We were there for our anniversary so they organised a special candle lit dinner for us close to the ocean! All in all a great experience. We will definitely be returning soon!

    If you are familiar with Edwards Collection, the luxury villa chain The Frangipani Tree is the ultimate luxury escape you will find in the unawatuna, thalpe streach. They have 9 rooms in total spread acrooss 5 categories each bringing a very different stay vibe. My personal favourite was the hawksbill which comes with a very large open air bathroom with a tub. Its a perfect romantic getaway at a premium price.

😠 Utterly disappointed with the service. Called multiple times to make a reservation, no call back, sent a WhatsApp message, sent a reminder on top of the message still not bothered even to read and acknowledge the reservation. Highly disappointed.
