HORRIFIC.
I
cannot
recommend
this
builder.
Building
with
Qld
Granny
Flats
has
been
a
horrific
experience
for
me.
They
commenced
late
and
then
went
on
to
take
531
days
(342
passed
the
contracted
completion
date)
before
my
misfortune
with
them
ended.
I
was
having
the
Bluegum
built.
I
was
forced
to
report
QGF
to
the
QBCC
on
two
occasions
and
had
an
independent
building
inspection
done.
Weather
boards
were
nailed
to
a
metal
frame
rather
than
screwed,
no
flashing
were
installed
to
windows
there
was
no
overlap
of
weather
boards
over
the
sub
floor
exposing
it
to
the
weather.
These
defects
were
only
rectified
after
an
independent
building
inspection
and
QBCC
involvement.
The
independent
inspection
found
over
50
defects
many
of
which
were
structural
and
waterproofing
related.
The
weather
boards
were
nailed
into
a
metal
frame
contrary
to
the
manufacturer’s
installation
instructions.
Roof
flashing
were
defective
requiring
replacement
and
metal
filings
were
left
on
the
new
roof
causing
rust.
I
have
many
holes
in
my
‘new’
black
roof
that
are
filled
with
white
silicon.
The
list
of
defects
has
been
extraordinary.
Painting
was
so
defective
initially
the
entire
dwelling
had
to
be
repainted
by
new
painters.
A
concrete
slab
was
rebuilt
3
times
with
the
last
being
horribly
finished.
I
experienced
defects
with
the
support
posts,
cladding,
house
wrap,
flashings
to
roof,
windows
and
door,
stairs
25mm
out
of
level,
bathroom
waterproofing,
painting,
electrical
and
plumbing,
lack
of
insulation,
a
new
water
connection
with
three
joiners
in
it
due
to
defective
workmanship.
The
list
of
defects
just
goes
on
and
on.
A
‘new’
air-conditioned
was
installed
with
a
massive
dent
in
it
and
I
had
to
fight
to
have
it
changed.
House
wrap
that
travelled
behind
roof
flashing
to
ensure
water
penetration
to
internal
walls.
A
live
electrical
cable
travelling
through
the
back
of
the
bathroom
cabinet,
initially
untethered
and
uncovered
until
discovered
by
me.
I
would
wait
weeks
for
QGF
to
attend
site
and
communication
from
QGF
was
extremely
poor.
They
would
only
communicate
via
email
and
the
tone
of
those
emails
was
not
pleasant.
That
email
address
no
longer
works.
Two
reviews
on
Google
reviews
are
by
QGF
employees,
Keith
and
Billy.
Another
review
website
had
a
very
negative
review
and
it
then
disappeared
and
was
replaced
by
20
positive
reviews.
Interesting.
I
cannot
say
a
good
word
about
James
and
QGF.
There
are
multiple
business
names
associated
with
James
including
J
Nevell
Constructions
Pty
Ltd
and
Elymas
Pty
Ltd.
Dealing
with
QGF
has
been
one
of
the
worst
experiences
of
my
life.
I
enclose
photos
of
the
building
process
to
support
my
statements.
UPDATE:
Since
my
post,
the
builder
(Sarah
D),
has
posted
photos
of
the
build
identifying
that
it
is
a
quality
build.
No
permission
was
provided
to
the
builder
to
post
those
photos.
The
builders
post
is
deceptive.
These
are
not
the
finished
build
photos.
The
photos
used
display
defects.
Additional
down
pipes
were
installed
after
the
certifier
found
the
gutters
and
down
pipes
were
non
compliant.
The
wooden
post
in
the
photos
and
the
bracket
holding
it
up
were
replaced.
The
shower
screen
in
the
photos
is
defective
and
required
replacement.
Painting
in
the
wardrobes
has
been
refused
to
be
rectified.
The
stairs
as
displayed
in
the
photograph
are
25mm
off
level
and
defective,
as
identified
by
the
certifier.
I
would
also
dispute
the
use
of
the
word
cordial
in
their
dealings
with
me.
This
business
actively
manages
its
reviews.
If
you
simply
trust
what
is
said
by
the
representatives
of
this
business,
they
are
very
nice
to
you.
As
soon
as
you
identify
defects,
the
way
this
company
deals
with
you
changes
dramatically.
500
plus
days
to
build
a
2
bedroom
flat
is
extraordinary
in
the
worst
way.
I
have
an
email
where
the
builder
refused
to
identify
a
product
that
they
wanted
me
to
pay
for
as
a
variation.
If
you
have
built
with
this
company
I
would
urge
an
independent
building
inspection.
Check
to
see
if
your
walls
are
insulated
behind
tiles
and
cupboards.
