Great location but awful managers. Marilee is just downright rude. This place is in such need of repair and the rent prices are outrageous. My apartment in LA was cheaper and nicer than this place. When I moved out I had the place professionally cleaned and even fixed a broken door knob myself. They not only did they take my entire security deposit but charged me an extra $200 for cleaning and repairs?! It makes no sense at all since I paid to have the apartment professionally cleaned after I moved out, by the cleaning service that they recommend. They rob people for rent and security deposits and act like it's a cleaning fee. This place is horribly managed!!! It's not worth the headache even though the location is nice.

The location is beautiful, but the building itself is in major need of ongoing repairs. The manager (Marilee) is so unprofessional and acts like she is the Mayor! Freezing cold in the winter, hotter than heck in the summer. River flies are awful. Not worth the money! Keep looking! BTW: We lived in a townhome and proceed to the Tower until we could move into our new home. Not worth the money!

Great location, but the apartment managers made this place unbearable! If you need anything watch out, they don't like to work too hard. I was a quiet single guy and after living in this place for 6 months every little thing started breaking. If that's not enough to ruin your day they will constantly be increasing your rent ridiculous amounts. Do yourself a favor and go to Riverheath if your looking in a similar location, at least they are friendly and don't increase your rent every second they get. Plus the craftsmanship of the building is much better!

Would not recommend. Maintenance problems that take way too long to resolve, if at all. Poor management while we lived there. They were spraying the building for brown recluse spiders and the river flies are unbearable. Freezing cold and drafty in the winter and hot in the summer. Look elsewhere. Way over rated.

I have lived at the Mill for close to 10-years. This location allows one to benefit from all of the advantages from living downtown without many of the disadvantages. You are close enough to walk everywhere while isolated from much of the downtown noise. Management and the maintenance staff are both highly professional and friendly. When you enter the rental office, someone immediately greets you by name. Your concerns are promptly addressed in a timely and effective manner. The maintenance policy here is definitely conducted from a proactive perspective. Small problems are taken care of before they become bigger problems. The amenities are best explained by the staff. Do yourself a favor and come in and have someone give you a tour.

Very nice. The paper mills here have been covered into apartments and the seems to be a nice selection, as well as having a nice view of the river.

Very nice atmosphere! Little too pricey for my budget, but if you can afford it, it's a really nice place to live!

An absolutely gem I am lucky to call my home! These apartments, the history, the management, the location…absolutely nothing but an amazing place to be. Unsure of the negative reviews, because the management and staff has been nothing short of fantastic to work with. Thank you Appleton and thank you Historic Fox River Mills for providing such a beautiful place to live!

Very old buildings and the views are gorgeous. Covered parking in spots. On site laundry. Areas to hang out outside and relax. The views are beautiful and unique depending on what apartment you live in. There are such an interesting variety of unique and cool looking apartment with a bunch of cool, one of a kind layouts inside available in a range of prices. Pretty pricey for what you get but location, location, location is key.

We absolutely LOVE living in the Fox River Mill Apartments community. Each unit is unique and brings a sense of history. You can't beat the exposed brick, beams and gorgeous river views! We deeply appreciate the staff at the complex - they are thoughtful, caring and respond quickly. Fellow tenants are kind and friendly. The proximity to walking/running trails, Lawrence University and the downtown are an added bonus! We are grateful to call this space HOME!

Beautiful apartments. It's an old factory that got remodeled and each room is super unique with very tall ceilings!

Beautiful place to call home. Mackenzie and Marilee foster a lovely sense of community with occasional events as well.

I have lived in 3 different units at The Fox River Mills over about 9 years. 7 years, and then another 2 when my wife and I moved back to Appleton. We only left because we purchased a home, but we still miss the place. It will always be our home away from home. Managed very well and they are constantly doing the work needed to keep the property beautiful. The parties they throw are actually really fun as well!

It’s like old European meets modern Midwest living. The convenience of city living within just a few blocks. The coziness, character & culture of something old, tried & true. The best of both worlds. What was going to be a temporary stay may very well turn into a forever stay for us ♥️👏. Hats off to the best management team ever! They are building a truly wonderful community here.

My wife and I are going on our fourth year at "The Mills". Facing relocation from the Sarasota, Florida area, I had undertaken significant research for a "temporary" rental in lieu of a future property purchase. We ultimately chose our spacious two story, three bedroom unit. Brick interior walls with archways, high ceilings and windows, multiple elevations, a private entrance twenty paces from the Fox River, and a private back deck and flower garden are just a few of the remarkable features we enjoy. Not to mention a professional staff that provides for every need. A few weeks ago we advised the property management our intention to remain permanently. This home of ours, and the property at large, is a jewel. I would strongly recommend for anyone searching for a place to call home in Appleton they visit this wonderful place.

Really neat apartments of all varying size and cost. Two underground garages. One decent and the other very tight and like parking in an mill. So fitting tho. Awesome public amenities for those that live there and I hear the staff and grounds support are on top of everything there. Beautiful water views.

Not a tenant but was invited over for a barbecue. Good atmosphere, well set up and I feel that it would be nice to live here. The views were good and people were friendly.

Very expensive. Beautiful but out of price range. To think my great uncle managed the mill when it was open and I can't afford to live there.
