I moved into Avenue Grand Apartments back in April 2023 so I have been living in the community for about 5 months now. I was previously living in Federal Hill, Baltimore and the move to the Avenue Grand has been delightful to say the least. I’ve read a lot of not so positive reviews on Avenue Grand, so I felt it was important for me to share my POSITIVE experiences while living here. The move in process: I only had a short amount of time to find a new place & a friend of mine who lives a AG recommended I come check out the apartments. I scheduled a tour and put in application prior to touring the complex. Tour went well, price for the apartment I wanted was great and is saving me a lot of money. I have an odd work/income situation, which any leasing office would normally be frustrated to have to sort through all of the necessary documents to verify my income BUT the leasing team at AG made it priority and got it taken care of in just a few days. I toured, applied, and was completely moved in, in less than 2 weeks. Living at AG: So far, it’s been GREAT! I have ZERO complaints about the community, the grounds, my apartment, the people who live here, or the leasing team. The apartment grounds are so nice if you have a dog like myself. Tons of grass and places to let them run, including the dog park that is on the property. My apartment is sound tight as well, I RARELY hear my neighbors above me, or to my right and left. I feel safe here, I do not worry about my belongings out of my patio(on the ground level) or my car parked in the parking lot. I have not had any issues with packages being stolen, which is such a relief after how often my packages would disappear at my last complex. The salt water pool is great, the life guards are always sweet and very welcoming. Parking at Avenue Grand: I think the parking situation is fine. Especially after living in the city, people don’t realize the convenience of how easy the guest parking system at Avenue Grand is. I’m just happy that there is always guest parking available for my friends when they visit! My guest have not ever had any issues with the guest parking system, and I personally have not had my car, or any of my guest’s cars towed, for any reason. From my understanding and experience, if you remember to pay through the app during the hours of 11pm-7am, you won’t have any issues. OR if you have a guest who visits often like I do, you can just purchase a 2nd parking pass for $30/month which avoids the hassle of having to deal with the guest parking system altogether. I was recently in a car accident and I totaled my car and the leasing staff was quick to help me with figuring out my parking pass so I would not have to pay for guest parking while I was shuffling through rental cars. I appreciated that tremendously, it took a lot of stress off my plate at the time. The grounds: First, the location is PRIME. I don't have to go far for anything, ever. I can walk to the grocery store and anywhere else I might need to go is less than a 5 min drive. The gym is a good size for an apt gym, and has mostly everything you need and its rarely ever crowded. The apartment buildings are always kept super clean and the trash rooms are always cleared/never over flowing. The dog wash spa rooms in each building are a HUGE PLUS to have as well, and I love that they are accessible 24/7 for residents to use. They even supply shampoo and everything you need to wash your pup! The package room is a bit hectic and can sometimes be hard to find your package but that is the least of my worries. My apartment is CUTE and I love the layout. Having at least 2 bathrooms no matter what size apartment you go with, is such a luxury. Honestly, if I had anything negative to say…. I would say it. But I genuinely don’t. My 5 star review is honest based on my experiences so far!! 10/10 would recommend this place

It's almost been a year me and wife are living in this community. There is literally a ZERO issue that we faced during the stay. Pros: 1. Spacious well ventilated, well lit apartments. 2. Modern equipments 3. Smoke-free community 4. Beautiful clubhouse, walking trails, lush greenery, amazing swimming pool and best views of sunrise and sunsets. 5. The location is nowhere to be seen in anywhere in the US! - 5 mins from IKEA, White Marsh mall, AMC theatre, Giant groceries, and countless more places. 6. Walking at evenings feel safe and sound. 7. Lovely neighbors, clean corridors, fresh carpets 8. Superb leasing staff, quick maintenance Cons (Scope for improvements) 1. Occasional weed smell comes from elevators or common entry passages (but then that's a collective responsibility of the residents and visitors). The management do takes the complaints seriously and immediately send reminder mails for our being a smoke free community). 2. A couple of times a foul smell came via maintenance room that by the time the maintenance team came and checked was not there. Not sure if this is only with our apartment. TIP for future residents: ~ Take a stoll to the Ave nearby. It's a bustling family place with live atmosphere and live music on Fridays. LOCATION ADVANTAGE: Places under a mile radius from the AG: 1. Bus stop right across the streets. 2. School bus can come inside the community right in front of the apartment building. 3. White marsh dental across the streets 4. The Ave and white marsh mall area across the streets or main road 5. Ikea 6. Primary care centre (may be 1.5 miles) 7. Physiotherapy across the main road 8. Giant groceries across the main road 9. Restaurants like Olive garden at walking distance

I have been a resident at Avenue Grand for over a year now. Hands down the best maintenance team I have ever had to deal with. Jani and Gabe are absolutely wonderful and so personable. They are there the same day I place a service request. The leasing office has changed faces since I’ve moved in but the girls are always friendly and helpful. Allison, the property manager has been extremely helpful on multiple occasions. The common areas are always clean. The pool is beautiful. The apartments are spacious and modern. I honestly never hear my neighbors, maybe some foot steps here and there but nothing beyond that. Everyone who has come to visit me has always commented on how nice the entire complex is. Overall, the area is quiet and safe!

I’ve never felt inclined to write a review to this extent but in this situation, it’s warranted. If I could give this place ZERO stars I would. In summary, I’ve been living in a unit with an active bug infestation for months. Management has known about this since June. It’s now December and the infestation remains. Without getting into great detail, these people (particularly Allison) have to be the most dishonest, “let’s pretend to do something”, “let’s act clueless like we don’t know what’s going on when we do”group of people I’ve ever encountered. These people have sent over 5 different men “pest control” into my unit. All saying something different. One even tried to convince me that the beetles came from my “food storage”. Mind you, I’ve never once seen one in my pantry or in my food. However, I do see the bugs all over my floors, walls, bathrooms, FALLING FROM CEILING VENTS, and crawling from wall sockets! (Please see the other review of a different person experiencing the same issue.) I was told today by the pest control technician that he has told ALLISON, and Richard that the problem is within the walls and structure of this building, as their “weekly treatments” that they have been doing for the past 5 months have done nothing. The issue is they don’t want to do what’s needed (and incur the expense to correct the problem.) After my complaints I was offered a solution of “we will give you 30 days to break your lease without penalty”. These people are absolutely NUTS. A total joke. If I could pick up today and move I absolutely would. When i do move, the issue will become the next tenant’s problem and Avenue Grand will pretend they “don’t know what’s going on”. Disgusting I won’t get into the serial vehicle theft. My grandma’s car being one that was broken into. (Tenants only warned that there is an uptick car theft, not that over 6 happened on this property in ONE night like the officer told me) How someone broke the window of the leasing office trying to steal packages (tenants only warned to “keep package room doors closed” but not told why). Also not about to get into how nobody knows ANYTHING when you ask. As I called a few moments ago asking when I had to let them know about lease renewal/ending my lease as mine is over soon. I was told 30 days before I move. When in fact I received correspondence saying 60. I said i emailed and nobody responded. The woman on the phone said “you sent an online inquiry”. Excuse me what? Again NOBODY responded! Literally a joke. This property desperately needs new management. Do not rent here. Period ****EDITED TO ADD: I do want to thank Tabitha (in the leasing office), as she’s been a pleasure since the day I moved in. I can honestly say that no one else has been. And the “standard default” response to this review from Allison Desoto is one of the main reasons why Avenue Grand needs new management. Asking me to contact them after I’ve done so numerous times and the only solution they had was for me to inconvenience myself even more and MOVE is why I cannot take this place or that response seriously. Not once has this lady or any of them contacted me personally or “checked up” on the issue. But continue to send men to spray my unit every week for a problem that is not changing. Again, very insulting and disgusting.

Moved here during a quick life change and have been here for 3 years now, seeing the staff change. Nice that they have events to meet neighbors. Wish the pool was open all year-round and there were more handicap parking and automatic secure doors as it’s a struggle to open doors when have hands full of groceries. But still happy that it’s a secure, friendly community.

I recently started looking for a new place and called multiple properties, but this is the only place that deserves a review. The manager, Alison, answered politely and asked me questions about what I want in my new home. She was welcoming and knowledgeable. She told me about their resident events including candle making, which sounds amazing. I can’t wait until my lease is over so I can move here.

My boyfriend and I have lived here since December, and we just re-signed our lease because of how much we love it! It’s quiet, clean, and everyone is friendly. We enjoy how pet friendly the complex and community is. The Maintenance team is quick to solve any issues, and is very respectful. It’s also a plus to live so close to shopping, restaurants and bars. If you’re considering signing a lease here, do it! You won’t regret it!

I've been a resident of Avenue Grand for almost an entire month and I have nothing but positive things to share about this community. From my initial tour with Dymond, and move in to amenities and grounds maintenance, every part of my experience has been smooth and pain free. Maintenance is responsive, facilities are clean, I have no complaints thus far. Very glad to have found this gem of an apartment complex.
