    Its a nice project at nice location. It just need right team to promote. They only discuss money and if you delay your payments, they pressurize you and will say that you have to stick to your words. But they don't. I was told that their demo 2bhk flat will be done in 3 months (This was on August 2022). Its been a year, it hasn't been done. They said that in 1-3 months, they will get permission for flats plan change. Its been a year, they couldn't get the approvals done. Hope their marketing head or sales head go through this review and get right with at least their future customers. Enough of taking time guys. if you cannot stand up to your words, they why do you expect your customers to be? Makes sense?

    I have booked a flat in Oct 2021 in Tower E at a pre-launch offer. It is 2023 and the tower has not even received the approvals until now. They wasted 1.5 years of my time.

    I have booked a Flat at Incor and due to some financial reasons, had dropped off from it. The management is least responsive regards to this. I cancelled the Flat in Tower B in August and there is no return confirmation mail regards to refund of money. The way they talk before purchase takes a complete U-Turn afterwards. Beware before planning, this is not for average middle class guy!

    Not sure what is going on with this project. I invested in this project around 2 years back. They are still awaiting approvals for flat dimension changes. Every time on visit we are told approvals will be there in 1-2 months and 2 years have passed by. And the pace of work is dead. No delivery of flats looks possible even after so much delay. And i don't want to comment on other things. I am just hoping to get the possession soon, but seems my Money is stuck for long haul. Booked solely on big name of builder but this project negates it all.

    One of the pathetic CRM team ... Lack of accoutability and responsibility.. The CRM team just keep on giving false promises.. they don't bother to get back to the customer..It was not expected out of Incor.. You only get sweet talks during sale of unit.. Thats why the Google Rating has been coming down..

    August 13th: Not having proper approvals and there is higher chance that this project cannot be delivered by June 2024 due to the slow pace of construction activity . Observing for a year now. 6 months back: This project is just adjacent to National Highway which is going to be 6-lane road soon and closest to ORR Exit 3 and providing lake view and reputed builder makes it to consider the project. Soon it's going to be a landmark.

    Need to check for ground water as it’s a polluted area if not if there already drinking water line. Not sure about the air pollutions or you need to check for any chemicals released at times . Else the staff is good and the planning is good. Right on the highway

    Nice project. All approval they got it. But if they complete with in 3 years it's a very good option to buy ...I saw their previous projects are delayed due to some reasons. But if they can complete it in promised date (in 3 years) . It's a very good investment

    I have visited this project which is one of the fantastic project and connectivity is excellent. This project will be famous in few years as surroundings also famous projects are established. 32 scares project 70% open space on it. Once everything completed shape of the venture will be changed and sft price we would expect 6000 in 2023 year so it is excellent investment if you are planning to purchase it

    Incor is a reputed builder and made any successful projects. This venture in Patancheru is made with crowd funding, and boasts to complete in 3 to 3.5 yrs. Very friendly budget and amenities are provided free of cost as part of launch offer. Pls take care of the area and the usable area and select for your choice. Middle and Lower Middle class people can prefer this with lesser luggage. As living or usable space will be less

    It's on the NH65 and beside the Patancheruvu busstand.Highway side ventures will be good and better investments for the Future.I recommend for everyone on this project and Incor is the reputated company.I have validated all documents and they are awaiting for the Rera Approval.Official launch would be August and also sqft value will definitely increase after the launch.

    I have validated all documents and they had received the Rera Approval for tower A & B. During Jan 2020 they sold for 2800 per sqft and current price is 3600 sqft(after all approvals).They started the construction work by JMC projects (Kalapataru Group).Better investment on highway beside Patanchervu Bustand.

    I have visited the project and felt happy with the work progress of towers and quality is excellent with safety measures. This project is going to become a land mark and this project will be a boon to upcoming Aparna GVK and Ramky projects adjacent to this and surroundings. This project have a great advantage of everyday natural senic beauty of lake, peace and harmony, living with nature compared to other projects(developers).Hope my review will be helpful to genuine buyers preferring the Phatancheruvu location.

    Majority are paid reviews Let me tell u the cons of the area for someone who lived about a decade in and around that area Firstly you have to get stuck in traffic signal daily as it's u turn to come towards city. The area has no proper multi speciality hospital πŸ₯ max is ok for general physician only. You have to come to chandanagar almost 6-9 km to get decent hospital. School nearby are not great in case your looking for cbse or icse till class 12 Next come to water for drinking and usage it's on highway currently majority of area doesn't have majeera drinking water n in hyderabad if a society doesn't have majeera water rest assured you will shell at least 5-7 k for such big venture on water tankers they will say lake is near n ground water this is close to industrial area majority of ground water in this area is not suitable for human consumption. Unless their is chemical treatment done.. Next price in that price why will you take a flat in city outskirts that's part of sangareddy district not even ranga Reddy still prices are high. You are dependent on shops in premises as to go to market you need you cross road which is not safe since it's highway. The market opposite to venture you can get items you need but again the quality or class of people who stay their few of them will be ready to pick up fight anytime. Ola uber forget about it they don't even accept to near main bus stand so here no option except personal transport or have driver . Now getting driver maid in that area will be a big challenge as verified maid n driver will not go that side and even if they do not immediately atleast after 4-5 years might be possible. Air because of nearby industry area is polluted in evening when you want to come towards bhel there is major traffic jam near d Mart because of private buses Public transport currently is non existent nearby venture No banks nearby may be inside venture ATMs are available then don't need to worry. It's more like a place to invest for holiday or retirement home But even then you need hospital nearby 2-4 km.radius for urgency in case they have hospital in premises still can manage if not the god save you in that area.

Despite being almost two and a half years into the project, the actual completion time has now extended to December 2024, with uncertainty surrounding even this timeline. The lack of clarity and consistency in communication only adds to the frustration. Furthermore, the recent visit to the model flat has revealed alarming deficiencies in the workmanship, such as bedrooms where even a single cot cannot fit properly and windows that resemble small openings unfit for proper ventilation and light. It is disheartening to note that, despite significant progress in the construction of 23 floors, there has been no substantial update or improvement in the past nine months. The failure to address internal works and provide basic amenities such as window mesh further highlights the negligence and disregard for customer satisfaction. As a homeowner and investor in Incor Lake City, I expect transparency, accountability, and a commitment to delivering quality construction within the agreed timeline. However, the current situation falls short of meeting these expectations, and it has led me to reconsider my investment in this property. Considering the numerous disadvantages and uncertainties associated with this project, I am compelled to explore alternative options that align with my preferences and provide the value I deserve as a customer. I urge the management to address these issues promptly and transparently, and to take proactive measures to restore confidence and trust among homeowners.     One of the worst project I have never seen. This flat is having 2 bed rooms but Cot will not fit in bedrooms and it is having hall but not fit sofa. Very talented architect designed this project. If we purchase flat in this project maybe husband need to stay in one bedroom and wife need to stay in another bedroom. Waste of money.Dont go for this.

    The management is very pathetic. After enquiring on every weekend for more than 6 months, they provided us a slot to visit the model flat. But after reaching on the site we came to know that management has stopped the visit due to heavy rainfall from few days. The team should inform us regarding this, but they didn't bother to do that. After a several request to many of the team members of the office they didn't allow us to visit the site on the day. It's been a year we booked a flat. We are very much disappointed from the Incor team.
