Cons: 1. None of the CCTV cameras work in the society. There are many incidents of thefts but the APMS is not serious. 2. Since there are no CCTV cameras in basement people create mess in someone else's parking space. 3. People take their pets in basement for answering nature 's call. Nothing done by APMS to prevent these things. 4. Rent is too high. Even after paying so much of rent and maintenance, you need pay extra to use the common facilities like swimming pool, tennis court, badminton court, gym etc. 5. The main road cut connecting the approach road is blocked by traffic department. You will have to take a longer router to reach the society. Continuous construction of Aparna Sarovar Zicon is going on and heavy vehicles and trucks and mostly driving on the wrong side or parked on the wrong side. Continuous dust and noise pollution. 6. Poorly managed facilities. Swimming pool has electricity wires coming out in water. Internal swimming pool is mostly closed for maintainence. The open space for kids is mostly overcrowded. 7. Mosquito everywhere and flats have are poor ventilation. 8. Lifts are out of order frequently. 9. The bank inside the society is cashless meaning you would rarely find cash. 10. Only two internet service providers Pioneer and ACT Fibernet. Good providers like Airtel and Jio are not there. 11. Very poor phone network inside the society Pros: 1. Close to DMart and few play schools. 2. . Fire Alarms and fire safety equipment on every floor.

Excellent Layout and Design. The Model Flat gives you an Impression of being a spacious Flat. If it turns out to be as they've promised, this is going to be the Best Gated Community in Hyderabad (as per my opinion). The Designer Landscaping assures you and your family splendid Morning/Evening Walks and other Social Life. Though I am Worried about how they'll manage 2475 Flats and their Maintenance, It's worth it. Finally, Aparna Sarovar Zenith had all the Possibilities to be your Dream Home.

Someone intentionally scratched our car, and building maintenance has no cctv and refuses to let us keep our own. This has also happened to other residents with luxury cars. We moved after only being there for 2 months. Would not recommend.

A huge residential society right in the middle of Nallagandla. This is right next to the upcoming Aparna mall and opposite to the Dmart store. With all facilities at a walking distance from here, this is the newest Aparna property in the area. There are good open spaces inside the society. Though inside flats sunlights are a challenge due to the parallel construction of buildings

Phase 2 is delayed by more than 3 months. The work is going at snail's pace and handover seems to be an year away. Aparna might be the best beneficiary of corona. They simply show the delay is due to corona. Pathetic. Never imagined a reputed builder like Aparna do this

My friend lives here. It’s pretty far from the city right now but in the next 5 years, the area is going to be populated. Flats are good, not great. Rooms are okay in size and the view from balcony overlooks the concrete jungle the locality is turning into. One star off for the planning of parking area. There’s no sequence and logic. A visitor can feel helpless as there’s no mobile network present in the basement. Another disappointment is the kilometer long journey that one has to take to take the exit and get out of the society. Otherwise, the place looks well maintained.

We purchased a new flat from this builders. Mainly there is poor workmanship and the builders are not willing to take responsibility for their sub contractor's poor workmanship. There are uneven floor levels , excessive gaps between tiles not being rectified by so called staff sitting in A block 105 flat and maintenence staff in cellars . I request prospering buyers think twice before investing your money.

Looks pretty and bustling. The security at the gate was messy when I went there on foot as there were so many people waiting and one person handling all of them. Cars get in easily but pedestrian visitors have a hard time. It is beautiful and none of the other ready to move in properties in my budget, had the amenities and standards I saw at this project. ETA: Wonderful, active community with excellent response from the management and staff. Happy to have made a good choice with Aparna.

I visited a friend there. It's well located. Hospital n shops close by. Apartments are made of good quality stuff. The landscape is good n well maintained. It has a shop, restaurant, saloon spa, and all sports facilities. ) Badminton, swimming pool,tennis squash, gym and cricket. Looks like a nice place to live.

Aparna is a best security 8 area there was a street rules in this event for catering.I saw that it was the largest area they have .so much parking place was a good place to clean and clear environment this area in inside .there is so greenery there is a playground which is so big for the children's to play .there is a big swimming pool and clubhouse in this area best construction. For the building of every flat was the best designer

Premium Apartments in Nallagandla. The entire community and common areas look very premium. Interiors were more like any other high end apartment. We visited an under construction block for house warming, so couldn't comment fully. The elevator and parking facilities, security etc were also very helpful for visitors.

I visited Aparna sarovar Zenith on the occasion of my friend's house warming ceremony. It's a really good place to stay.

Aparna has a reputation of timely delivery and maintaining the society premises well. This project definitely has the potential to eventually transform into a premium property. Also, Nallagandla/ Serilingampally area has a lot of scope to develop and grow in the forthcoming years. The project’s strategic location and with Aparna Mall coming up right outside will add to the property value for sure.

The brand Aparna says it all. This is one of the finest projects that they have built. It has excellent lake view and also very approachable from main road. Has lots of amenities and shops nearby. Biggest plus is DMart exactly in opposite road.

Staying here is good, amenities are not free everything is chargable except kids play area. Rents are skyrocketing here, believe me it's not that worth for this far place. Some are quoting their emi as rent with out consciousness. By seeing rents here nearby standalones also quoting around same price. Inflation starts from here only with some greedy owners and agents.

Great place to stay, once you are in, you don't need to go outside for anything. Cars and bikes shouldn't be allowed inside child playing areas, rest all is top notch!

Multiple sky rise apartments, ground + 24 floors, in each block. Excellent environment and facilities, safe place with security.

Good in terms of locality and maintenance. The builder has really well planed the central podium and other landscape areas. Phone network is really a challenge and Aparna has not addressed it till date, hence no boosters and hardly network connections. Club house and other facilities are exhorbitantly expensive.

Good project. But lot of pollution due to constant construction nearby due to Zicon and other projects. The location will be traffic nightmare after Aparna Mall and Zicon projects are delivered. High pollution in the area due to industrial area in Patancheru and Bachupally. The wind brings pollution to Nallagandla. Please check on YouTube. Aparna pricing is premium too.

It is beautiful and a very good place to live. It has all amenities like gym, club house, children play area, ATM, grocery shop, Resturant, swiming pool, badminton, TT, Tennis, football, cricket play area, Yoga place available. residents organize all major festivals. Many IT working families stay there.

Well maintained and a big residential complex housing about 13 towers of 24 floors each. Well equipped but still under final phase of completion

Nice place with wonderful view of sunrise and good amenities. The lake view sunrise and sunset is very beautiful and peaceful.

It's a beautifully designed gated community...my sister and her family stays here...A very peaceful place and it's build is very close to nature...

Very less area, builder built almost 14 towers and each tower is 28 floors. Once get down during evening times it is fully crowded. You don't see space for sit and relax to the elders

Awesome community surrounded with beautiful nature, especially when you are on the terrace. Worth buying a flat if your offices are in near by IT hubs.
