Everything about the stay was excellent! The owners gave us such a warm welcome, it's clear that they really enjoy what they do and it makes the experience great. The rooms were very clean, very well decorated and ours looked out on to a private garden which was nice. Breakfast was amazing, so much effort was made to please us and the other guests. Local produce was used which is a nice touch, the fresh homemade bread was lovely. I'd definitely look to stay here again when we return to Edinburgh.

I can't express how lovely my mum and my stay was at Barony House. The hosts were so warm and welcoming with great stories to tell. The house itself was beautiful, all styled with the arts and crafts movement in mind. Our room overlooking the garden was beautiful, cosy and immaculate! The breakfasts were definitely one of the best breakfasts I've had anywhere let alone in a b&b. All waking distance to the meadows and the royal mile with busses right outside the door. We couldn't have asked for any more from our stay at Barony House Thank you very much Paul and Susan, We will definitely be back.

Fantastic option for your stay in Edinburgh! Very clean room, convenient location to all local attractions, and terrific hosts who help cater to all your needs during your stay. The breakfast options were superb and there was lots of flexibility for those with dietary restrictions. For those who love history, this is the place for you!

Wow! Barony House was amazing! Truly one of those places you don't forget. Luxurious accomodations. A wonderful, friendly couple own it and handle everything. The food was unbelievable. I could go on and on, but really every single part of our stay was wonderful!

Our stay at Barony house was without doubt the best accommodation we encountered during our UK holiday. The beautifully restored and decorated townhouse is luxurious and true to its history. The rooms are large and extremely quiet. The breakfast menu and room have everything you could want, and all was excellent. Paul was extremely helpful with advice on the best sites to see, directions, and anything asked of him, and a lot of fun!

Absolutely the best service and breakfast in all of Edinburgh. It does book up to a year in advance and there's a reason for that. The best B&B / guest Inn I've ever stayed at. The owners are charismatic and helpful with whatever you may need. And it's just a short cab or trek to the heart of Edinburgh.

This was our first visit to Edinburgh & we were fortunate to find this fabulous guest house for our accommodations! Paul & Susan have created an elegant home that boasts a beautiful blend of antiques, colors & fabrics with modern comforts (luxurious beds & bathrooms)! There is a lounge area that is a perfect place for guests to relax & enjoy a pot of tea, a cocktail, or glass of sherry/wine. The breakfast room is large, beautifully decorated & brightly lit - a perfect place to enjoy the delicious breakfast treats that are personally prepared by Susan. The house is centrally located & easily accessible to most areas of Edinburgh via bus, taxi, or walking. Paul is extremely personable & makes every effort to make their guests' stay enjoyable.

Our stay at Barony House was fantastic, including in the lead up to our stay. Communication was friendly and responsive, and had a personal touch. Our room and the common areas of the property have been designed with meticulous detail incorporating features which pay homage to the rich history of the property. The owners (Paul and Susan) have put a significant amount of effort into making the property homely and comfortable and the hospitality we received was second to none. On arrival, Paul provided us with a tour of the property and our room and explained many of the artistic and historical features - his passion for Barony House and love for the city of Edinburgh was abundantly clear. Paul is extremely hospitable, welcoming and jovial. Paul and Susan made many helpful recommendations in terms of sightseeing as well as food and activities. By showing that we were guests of Barony House, we were able to enjoy discounts on food and drink at select local restaurants and pubs. Susan is a talented artist, with the property featuring many examples of her creativity in its details. Susan is also a fabulous cook and we enjoyed a fantastic tailored breakfast in the front room. Overall, we had a wonderful experience here and felt right at home - we wouldn't hesitate to return should we have the opportunity to return to Scotland in the future, and we highly recommend this property for anyone looking to stay in Edinburgh for any length of time.

This was the BEST boutique hotel we’ve ever stayed in! Our room and the hotel itself was decorated sooo beautifully. So many incredible pieces of art in both the restoration of original molding/windows, and artwork introduced to the house (some done by Susan herself!). Our room with a bathtub was super comfortable and peaceful by the back garden. Most of all, it was Paul and Susan that made this hotel the nicest and most charming we’ve ever been to. Breakfast was a dream, and Paul kept in touch so well, sharing great local recommendations, and genuinely caring about each guest. He also went above and beyond to help us with parking our motorcycles and keeping them safe. I’d recommend this hotel to anyone and everyone and we’ll be back for sure!

We stayed at Barony house for a few nights and had a great time! Paul and Susan are very welcoming and charismatic. The rooms were well decorated and very cosy, ours even had its own private garden. The best part was the breakfast, 10/10!

My husband and I stayed at Barony House in June this year for our honeymoon, and every single thing here was absolutely perfect! The homemade breakfasts each morning were delicious (Susan's pancakes were incredible!), the decor and furnishings throughout Barony House were stunning, with fantastic charm and style. The level of care and attention to detail from Paul and Susan was superb, and we felt so comfortable and well looked after. We enjoyed our stay here so much, we will definitely be returning in the future.

Everything about my six day stay was wonderful. The inn itself is decorated elegantly, the hosts, Paul and Susan, are hospitable and courteous and interact warmly with guests, the location is perfect for exploring Edinburgh and the rooms are beautiful, clean and feel like home rather than hotel rooms. The breakfast choices are varied and wonderful. I was visiting my son, a student at the University of Edinburgh, they inviting him to breakfast each morning. I stayed in an ancillary building, the servants quarters, which provided a private kitchen and elegant living room. The lounge in the main building was equally beautiful and comfortable. Nothing about Barony House could be improved!

Me and my sister stayed here during our first trip to Edinburgh. The house was absolutely beautiful and very well decorated. Susan is extremely talented and has put a lot of effort into the design of the house. Paul was very welcoming and highlighted to us the rich history of Barony House. Breakfast was absolutely delicious and made fresh every morning. The pancakes were the best I’d ever had! The house is situated in an ideal location, only an 8 minute taxi drive into town. Paul and Susan were incredible hosts and we will definitely be returning when we visit Edinburgh again.

Amazing stay! Paul & Susan are so warm and welcoming, the house is beautifully restored and appointed, and the bed is very comfortable. What more could you ask for? Until you get to breakfast… and it gets even better. The gluten free options are stunningly good (GF Haggis, pancakes, toast, porridge) and all handmade by Susan. The taxi button, close bus stop, or the proximity of everything makes getting around easy. If you come to Edinburgh and don’t stay here, you are seriously missing out, I will be back again and again.

Had a lovely one night stay at Barony House this weekend, would have loved to stay longer! The house is beautiful and Paul and Susan could not have been more welcoming. Our bed was SO comfy and the room was really nice and cosy. Plus the breakfast was brilliant! We’ll certainly be back next time we are in Edinburgh :)

We stayed at Barony House in Oct, 2022. We had a slight issue with our booking (our fault) but Paul and Susan were amazing about it. They were kind and considerate and accommodated us regardless of the mistake we made with the booking. Apart from that the house is gorgeous and Susans breakfasts are to die for. Hands down the best breakfasts we had on our trip! Thanks for making the start of our trip exceptional.

Paul and Susan have put in a lot of love and attention to detail into their beautiful house. Our room was lovely, comfortable and cosy. There is a great choice for breakfast (which also tastes great) and as a previous reviewer has said it’s an ideal base to explore with options to walk, easily order a taxi or take a bus with the stop very close by. They were more than happy to answer the questions we had on what to see and how best to get there. I would definitely recommend staying here.

I had a very warm welcome and was lucky to be moved to a larger bedroom ( the Royal Room). The room had everything you could wish for and was clean and comfortable with fabulous decoration in keeping with the history of the house. I would certainly recommend and hope to stay again in the future.

Absolutely UNREAL stay with UNREAL hosts! The house is so gorgeous, such a warm friendly stay would highly recommended. Our first time to Edinburgh and this stay brought even magic to our trip. So clean, so friendly and fabulous location!

I highly recommend on Barony House. It is a very impressive house decorated top , the room was very well designed with great queen size bed, the location is great really close to the old town . The breakfast was amazing , very tasteful , fresh and home made by Susan. On top , Paul & Susan are great hosts , warm welcome and taking care of all what needed as a guest .

Great room in a lovely guest house with many beautiful arts and crafts features as well as its own garden, lounge, and kitchen. Lively enthusiastic and knowledgeable host from Essex (and Brisbane) and his wife made us very welcome. Our breakfast was delicious - I had the best omlette I've ever eaten as well as well as a continental pastry. I cannot recommend this place highly enough. We had a wonderful time staying here just a short walk from Edinburgh city centre and Roslyn Chapel. Not cheap because it was on the occasion of the Queen's funeral procession with the royal family and the newly ascended King Charles the third, but well worth it.
