    First of all resort is situated at nice place but zero maintenance in the resort. Staff at resort doesn't have any responsibility and worst maintenance. No camp fire, No music and even morning breakfast will not get at 10AM and you have to wait for hours to get your order. Owner is somewhere else, he don't have any idea what's going on there and he don't know how to talk with customers and if you complaint something , he will reply very rudely. It's a waste of money and waste of time. I will suggest one thing who are reading my review , Better opt for silver sand resort and it is just beside the blue ocean sands resort. Silver sand is more worth and have all best facilities.

    Worst place I have ever been to. Rooms smell like dungeon. They don’t even offer Towels. Sheets on the beds are full on stains. When asked for an extra mattress, they just threw the things in the room. We had to make our own bed. Bathrooms haven’t been cleaned since days. Flush wasn’t working. They just gave one Soap for each room. Please do not book this place. You will definitely regret. Vinod the guy in charge of maintenance is the worst manager I have ever come across. Owner doesn’t even care to check on the things going on in the hotel it seems. My sincere request to anyone thinking to book here. Please don’t go to this place. You will regret for the lifetime.

    Rooms are not neat, sheets are full of stains and food tastes really bad. Only plus point is that beach is just 2-3mins away from your rooms. There are other resort's besides, those are way better than this one.

    If you are looking for a peaceful clean beach, away from hustle of the city, opt this property without any doubt. This property has a private beach and very less crowded most of the times.. you can sit and relax on the beach shacks of this property and food was very decent. Vinod(Manager) and Narsimha(Restaurant staff) were very friendly. Overall a very good experience..

    Total disappointment. The hotel is remotely located. One has to travel 8-10 km for restaurants. The hotel's kitchen food is below average. For breakfast, they have only 2 items. That's not an issue but both the items were pathetic. Upma was not cooked properly. We were feeling very bad about wasting food but we didn't have any option. We booked 2 rooms, among that 1 room was the worst. It had a broken wardrobe, it was as good as a room with no wardrobe. AC remote was not functional. We asked them to fix it but they didn't bother. The jet spray was broken. They assured us the next morning they'd change our room once the guest checkout but they allotted that room to some other guest. The beach is so dirty. During our stay, it was raining. The road from the hotel to the restaurant is so bad, it gets filthy. They didn't even bother to put a light on the way to the restaurant. You have to ask so many times for a bottle of water. Pathetic service. This has been my worst stay.

    This hotel is present near Nirvana beach. It is beach touch resort and beach is also very clean and good. Food wise I think they need to improve. Resort is big enough and you can sit near beach till late night.

    Location it is not in a prime area. Right from our entry we didn’t feel good, no proper reception area, rooms were not cleaned enough, soiled linen on beds, A/c not working in the room and so on. The only thing right was the staff, they were really cooperative. We didn’t wanted to make a fuss though. Lunch and dinner if not available with them, they arrange at other near by resort for you. Breakfast was on them which had 2 types of items with tea/coffee. If you are a person with high standards , then this place is not for you. If you are comfortable anywhere, you can go ahead. Perk is it’s very near to the beach.

    Worst experience very dirty Stayed at blue ocean sands for couple of nights with family. Booked this place after scraping thru very limited photos available online. Although it’s by the beach with a scenic view and beachside tables to hangout, the beach is very dirty and badly maintained. Every resort around had clean beaches except this one. The food is substandard and they take forever to serve orders. Its less expensive compared to other resorts around but still I feel u get lesser than what u paid for. Bedspreads and pillow covers are not very clean and the bathroom is very very basic. Taps not working and use of materials is also substandard. Overall this is not a place to spend inside the resort rather we just used this place to sleep at night and stay out during the day time. Location is decent. There r many resorts adjacent to this place which are better cleaner and with better food hygiene. Understaffed only 3 ppl manage 15 rooms. Staff was kind but the place is not very well maintained.

    Good place to stay. Clean big AC rooms and bathrooms. Geysers are installed for hot water. Very courteous staff. Food is awesome. You can as chef on recommendations for your choice of food. I would recommend this property for stay with family. The property on the other side opens up to the beach. The beaches are pretty clean and neat and not many people on beach. There are a lot of peacocks in the neighborhood. Surprised to find them in the costal area.

    The rooms are clean and spacious but there is not enough staff. The power backup is not functional and the management does not care a bit about the discomfort it causes to the guests. Food was tasty but not many choices. Tip- don't go to this place when it rains

    Very clean rooms and a serene atmosphere around. They are located right next to the beach, and that is what makes it all the more special. Taking a walk by the beach, enjoying some tasty hot food with the sounds of the waves from Nivana beach was bliss!

    Great place to relax enjoying the cool ocean breeze undisturbed since it's a private Beach. The rooms were clean and spacious. Vinod (manager) and the staff were friendly and helpful. The food we ordered for dinner was very good. Breakfast (complimentary) menu needs improvement. Overall me, my friend and our families had a great time. The kids loved the place.

    Great location, just off the beach! Reasonably good rooms, not unclean. We ran into power failures for too long, there was no water for even bathrooms one of the day Service is pathetic, careless attitude by staff, the owner doesn't stay there, he visited during our stay, but he was super casual (he is the working partner) Breakfast very poor, never on time , although the scheduled start is at 8:30am. They are very punctual with their closing times for the canteen however!!!

    Please don't get fooled by the photos posted on their website. Ours was urgent booking, by seeing good reviews, we went and booked the room. Restaurant is like a canteen and property is not well maintained. Never recommend this homestay unless you don't have any stay available at this location

    The property is just opposite to the beach, that makes it perfect for the traveller who wants to enjoy the beach, The rooms are big and very clean ,Rooms, bedsheets, towel, washroom - all were spark clean, and room service was quick too. The in house restaurant has tasty food. What else is required ? And special thanks to Mr. Vinod (manager).

    It was horrific stay in the rooms. It was stinking very badly. And the bathroom was so bad.. I didn't take a bath by seeing it. It is located in such a beautiful place, they can make use of it and can make a beautiful stay. Ours was urgent booking, by seeing good reviews, we went and booked the room. Maintenance is highly worse and staff are very lazy and always busy on mobile and doesn't care about customers. The only positive point is location. If you don't care about your stay then you can go and enjoy the beautiful beach

    Apart from its a private beach, there nothing good about the place, the rooms were very basic & don’t get excited by seeing the reviews, you won’t even get a decent food to be honest. You gotta go there all prepared. If you’re couple who’d like to have some privacy, then you might consider going. Connectivity is also very poor to the place.

    Although the location was way too far from Gokarna, I truly enjoyed staying here. Vinod (the manager) helps you with all vendor contacts, whether it be bikes, or taxis. He's amazing. The room was great, but because it was raining when I visited, it was smelling of damp. Food in general needs improvement. If you are looking for a stay which is really close to the beach and is far from the typical tourist-y spots, this is it. :)

    Great place for a weekend getaway. Beach is nearly 100 meters away from the rooms and since it's a private beach attached to the resort it's 24hrs accessible. Food is really great and would give a 5 star for that. The room service is also good enough. The check in and check out time is slightly different 11am to 10am I guess. So do plan accordingly.

    Great place to chill with friends or family. The place has a private beach which will be less crowded most of the time. They have beach shacks were you can sit relax and enjoy your food and beverages. Rooms are well furnished, air conditioned, spacious with clean bathrooms, most of them also has balconies. Food was great and the staff is also friendly. If you want self drive bikes‌, cars you can ask the staff they will help you.

    No maintance, we went on a rainy night paid 1500 for the room. There was no service to drop us inside. The whole path from gate to room was quite flooded. The room was made of bamboo, even the flooring, with no maintance. Lots of mosquitos and insects, rats, crabs, etc. The bathrooms were not clean, bedsheet pillow cover was not changed. Frequent powercuts and the door can open up with one stroke of wind, no strength in the doors.

    Overall a good place, I have only complaint about AC which was not working properly in my room . The guy at reception is very helpful. Food was decent. Beach infront of this property is amazing, had good time here.

    It was disappointing as we visited on Dec 11 & 12 for 2 days and the AC was not working in the first day. The heat was not bearable in the day and when the room temperature was a bit better, I could enter the room. The resort folks claimed that AC had a problem. I found Vinod the manager courteous and helpful whenever approached. He shifted us to another room on day 2 where AC was working. There are lizards and insects in the room as it's a resort and beachside. We didn't really ate anything in the hotel, so no comments on the food. Bfast was limited and tasted average. There are no restaurants nearby. Don't travel here without your own vehicle. The only good thing we found was the access to beach. It's 1 min walk.

    The service by Vinod and team was excellent. Great place to stay with the beach just 100 meters away. The rooms are clean and well maintained. The balcony is spacious enough to sit and enjoy the onshore breeze.

    Even though the place is located remotely, it is suitable for people looking for quiet and calm place. There is more privacy to the place. Beach is clean and well maintained. The food was average and breakfast was good. The rooms were big enough with a balcony. Unfortunately we received a room where TV was not working. I would suggest this place to people who are looking for a calm surrounding especially to work online or to spend some time with your dear ones.

    The place is really good. Rooms are quite spacious. Location is also good as it is next to beach. If you don’t like too much of crowd and want to enjoy nature then I think this is the best place to stay. Food quality is average and they don’t have much of variety. It is always good if you have your own vehicle. Government busses are also available from Main road. It is good if you can carry some snacks along with you as they do not have much of options for food.

    Excellent stay with well maintained rooms and bathrooms. Has got a private beach and no restrictions what so ever. You can spend all the time by the beach. Food was the best and very polite staff in the resort or kitchen.

    One of the best places to visit for a weekend getaway. You have the entire beach 🌊🏖️to yourself, and the most important aspect of this location is "SEA DOGGOS🐶"✨. Aside from that, they have beautiful rooms with lush greenery 🌿 all around.

    I stayed in blue ocean sands for 2 nights from 30th Sept 2021. It's a plesant stay. Room is decent with all the basic needs on first floor with sea view(not so clear view as trees will block some view. But it's a good view). You for clean bathroom, western toilets, double cot bed, AC and cupboards. A private Beach is 150mts from Building. Their kitchen also located there only where u can have food just viewing the sea. Food was tasty. I saw some campfire on request though i didn't participate. Care takers Raghavendra, Narashimha was helpful if needed anything .... Resort is 12-15km from main road.If you are booking a bike for rent.book it on your own in kumta and get handover. a petrol bunk is there between kumta and resort, u can fill there..

    Good food. Pet friendly and has access to the beach. Comfortable rooms with basic facilities. Dining area is right buy the beach and has ample seating and resting area in front if you want to laze post meals.

    Rooms were suffocating because the power went off twice in the day time when it was hot and sunny. The room felt like an oven. There was back up which could run only fan. We enjoyed a lot in the evening on the private beach. There was an amazing sunset view. The resort is a little ambushed and the nearby roads do not have much lighting so avoid reaching here at late evening.

    We loved the place which is in walkable distance from the beach. The resort stay was okay, as we were told due to some issue with AC the room had to be shifted, though the manager and team attended us with all care and comfort. Only issue we saw was the tv wasn't working and room wasn't tidy as someone would expect it to be for the price. Would recommend this place to those who are visiting Kumta

    The food is amazing and so are the staffs. They are helpful in lot of ways. They can help you figure of scooty rentals and itinerary etc. The hotel is pretty decent. Not sooper clean but not dirty too.

    The rooms are clean but could have been better and good within price range, Food is very nice. The staff were very helpful. Not all items on the menu were available , especially Fish. No wifi available but mobile network was good enough NO water sports available on the beach. Very easily accessible to beach but , it is not advised to swim or play in sea as it is very deep within 10 meters. Walk on the beach very good. Not many people around. In case you want to enjoy playing in water and water sports, then not the great place. you can look around near Gokarna kudle beach or Om beach. OVerall a positive stay.

    I stayed here for 4 days with my family and we are fully satisfied with the services offered. The beach is just 5 minutes away from the room. It's a neat and calm beach. The staff(Ramesh,Vinod and Narasimha) are very kind and courteous. The cook(Raghu) prepares delicious food(Fish items are excellent).

    This place is a quick beach getaway if you are near coastal Karnataka. The place is at Kumta and has ample parking and stay facilities. The food is a minimalist menu of veg and non veg ( largely chicken). We checked for fish and unfortunately, they had only bhangda on the menu.. which was a let down. The F&B team is staffed with locals.So they wrap up their work by 10.30PM. Best thing is that they serve you on the beach... Plan and get your drinka enroute. Will save you waiting time and service charges as they have some one who goes out and buys it for you . The rooms are neat and clean barring the occassional corrosion/ ageing signs usually seen at such places due to the sea breeze Breakfast is also simple, with upma and idlis along with tea or coffee set up in a shack. The receptionist is helpful and polite. Overall, a nice place for a simple weekend on the beach .

    Our visit in Blue Ocean Sands Home Stay during Diwali '22 for 2 Nights was an awesome experience for the location of stay and the beach. Also it's ambiance is really enjoyable. The service rendered by staff members was praiseworthy and cordial.

    Hotel's location is very good. It is over the beach but rooms are not good. Website room pictures are very different from actual. If you like to stay near the clean batch than opt for this but don't expect good quality of rooms & service. very limited options in breakfast.

    A two star category resort with great rooms and a beautiful private beach. The food is really good specially Narasimha the restaurant guy is super helpful. We were four frnds on a two night stay. Highly recommended for big groups.

    The room we opted is a dormitory as we were 6 people+1kid. Rooms were neat and clean. Some basic amenities were missing like hangers. Otherwise the place is good and very reasonable. Charged 3.5k with breakfast. Good food.

    I went with my family for weekend trip.Good ambiance Very Happy with the service provided by the Hotel. Nearby beach to chill out. Budget friendly. Hotel maintenance & management is fabulous I can refer to others to stay in.
