Very friendly family. Excellent breakfast continental style with a Sri Lankan touch. We had a big family room with ground level balcony. Room is very clean. WiFi good ( 6,6/11,6 Mbps). 20 min. downhill walk to the lake an railway station.

Nice, clean place with very friendly owners. Good location. Real thrust worthy people who just want you to have a good time. They helped a lot with transportation (Tuktuk and train) and paying a good, fair price for it. Only the wifi was a little weak, the rest (including breakfast) was great!

If I could, I would give 10 out of 5! Our time at this place was just amazing! Very clean, comfortable room - close to the center - but far away from the city noise. My partner and I had beautiful time at Resort Beam. The owners are very kind and helpful. We didn’t have chance to try the breakfast, but I heard great things about it. We would like to come back and try the breakfast of the lovely owner ☺️

Great and cleand accommodation. Bright room with comfortable bed and huge terrace. Very friendly hosts. We got a welcome drink and it was nice to chat with the owners. The Sri Lankan breakfast was freshly homemade and very delicious.

I spend a wonderful 2 nights at Resort Beam. I felt so welcome by the family and they were kind and helpful with travel info about Kandy. My room was the best, which was on the top floor with 2 balaconies and a set of windows behind bed. Room was also very clean and had a fresh feel. So you really feel like you are outside in nature. I have been traveling by motorbike so the 10min to 15min commute to city center was not a problem for me but keep that in mind. I can’t say enough about my wonderful stay here.

We wish we could stay longer, what an experience! ☺️ From the very beginning we felt at home. The host family especially the woman that receives you, took great care of us. She made us breakfast and it was delicious, we definitely recommend it!

Nice guesthouse in the hills of Kandy. The owners are very nice and helpful. The rooms are clean with a good mattress and fan. They offer rooms with private bathroom and balcony or smaller rooms without view and shared bathroom. Breakfast was one of the best during our trip. Only disadvantage is the distance from the city. The guesthouse is approx. 15-20 minutes from the city centre. The way back is the worst as it's high up on the hill. There is a cheaper alternative, you can walk to the hospital and take a TukTuk from there should be 100LKR.

The place was clean and maintained. The hosts were friendly enough but it felt like I was a visitor that had to be endured. This was quite different from all other places that I have stayed in at Sri Lanka. Also, went to sleep with their dog barking and was woken at 4am with the dog barking.

Pros: We liked the location, close to the city but quiet. The family were very friendly and provided good advice and help for us with arranging a driver to Polonnaruwa. The bed is comfy with great pillows and the shower has hot water. Good wifi connection in the communal area, and we had a brilliant packed breakfast that they kindly prepared for us when we were leaving early on checking out. Cons: The bathroom was clean but the soap holders hadn't been cleaned. We opted to have dinner here one night, and we didn't ask for the price as we got used to not asking throughout our trip, all home stays we stayed normally charged max ~500 RPS per person. On checking out we were surprised with a bill of 1900 RPS for 2 for dinner. This did include one bottle of beer we shared between us but we felt this meal wasn't the best value and wish we ate in town at a local place, instead. We had a brilliant meal the night before in town including drinks and tip for 1400 RPS for 2.

We stayed here for 4 nights to visit Kandy and the surroundings. Overall, great value for the money. The hosts were very kind with good recommendations, organized a driver for us to do some tours and even lended us scarves to visit temples. Breakfast was good with different dishes every day, we also received a little lunch package for our train ride to Ella. The room was spacious and had everything we need, including a little balcony from which we were able to spot monkeys. The only little malus is the doctor they suggested for an ayurvedic massage, unfortunately this place was very overpriced and not enjoyful at all. But this is not the fault of the guesthouse and they were very understanding not to recommend this place to further guests. Would definitely come again!

Resort Beam was willing to let us check in one day earlier. It's a lovely house located at the hill, not that easy to find but a good place to get away from the bustling Kandy center. Under the starry night, we enjoyed our self-prepared dinner at the balcony. The room was so clean that there was no insect in the room. Wi-Fi is stable enough for us to reschedule the rest of the trip and the breakfast is delicious. If we had chance to visit Sri Lanka in the future, would definitely stay again to have more interaction with this family.
