Having
lived
here
for
about
a
18
months,
here
are
my
thoughts.
The
comments
below
pertain
to
our
experience
only.
The
positives:
Quiet
environment
far
from
everything
else,
generally
clean,
close
to
the
sea,
reasonably
secure,
access
to
gyms
&
pools
&
sauna
&
futsol
pitch
&
basketball
court,
back
up
generators
mostly
work
well,
on
site
24
hr
convenience
store,
banks
&
a
couple
of
restaurants.
Seafront
is
very
pleasant
for
walking
&
cycling
with
a
lovely
breeze.
Back
up
power.
On
the
whole,
a
respectable
community.
Apartments
generally
in
good
condition.
The
negatives:
Far
from
everything
else
which
maybe
an
issue
for
some.
Management
is
not
effective,
complaints
are
not
efficiently
dealt
with
either
by
the
on
site
personnel
or
helpline,
poor
communication,
often
no
gas
daily
for
many
hours
in
recent
weeks
so
a
problem
as
there
is
no
backup
supply,
backup
generators
can
occasionally
play
up,
lifts
can
play
up
-
they
have
dropped
on
occasions
so
scary.
Lifts
also
breakdown
fairly
often,
Emaar
appears
unable
to
address
this,
perhaps
the
technicians
don't
really
understand
how
to
fix
them.
Some
lifts
are
shut
down
during
evening/night.
Everything
is
expensive,
especially
the
monthly
service
charge
which
is
extortionate
(currently
approx
Rs70,000
per
month)
.
Maybe
this
is
to
be
expected
as
it's
Emaar
but
not
for
the
poor/substandard
service
which
is
provided.
Recently
we
received
bills
which
asked
for
substantial
extra
back
payment
for
previous
months,
these
came
out
of
nowhere
and
with
no
explanation
and
looks
like
a
mechanism
for
getting
more
money
from
residents.
Emaar
is
a
rip-off,
extortionate
charges
for
perhaps
one
of
the
worst
service
levels
you
will
see.
When
the
gas
goes
the
boiler
needs
to
be
switched
on
again,
this
can
be
two
or
three
times
a
day
so
you
need
to
be
able
to
switch
it
on
or
contact
the
helpline
which
takes
forever
or
sometimes
they
tell
you
it's
not
their
problem.
Boiler
is
tricky
to
access
unless
your
thin
as
it's
behind
pipes
and
hard
to
reach.
After
the
first
year,
they
basically
do
not
help,
even
though
the
problem
is
of
their
making.
Continuous
high
pitched
fire
alarm
which
is
on
most
days
-
not
loud
but
very
annoying
and
no
one
does
anything
about
despite
numerous
complaints.
Older
AC
units
which
are
not
energy
efficient
so
very
high
electricity
bills.
AC
repairs
are
a
huge
problem
and
potentially
super
expensive
in
the
newer
towers.
Use
of
your
own
parking
bay
can
be
problematic
if
you
have
more
vehicles
then
allocated
bays/stickers,
guests
cannot
use
your
own
parking
bays,
outside
parking
can
be
difficult
to
find.
People
don't
always
drive
correctly
and
the
pop
up
barriers
that
prevented
people
from
driving
on
the
wrong
side
were
removed
-
insane.
Some
people
who
live
here
think
rules
don't
apply
to
them
and
security
guards
are
generally
not
empowered
to
deal
with
people
flouting
rules.
Some
apartments
appear
to
be
holiday/weekend
lets
with
dodgy
people
at
times.
Mobile
phone
signals
can
be
a
problem
depending
on
where
you
are.
Poor/insufficient
facilities
for
drivers.
When
were
leaving,
this
was
very
stressful
due
to
the
hoops
Emaar
makes
you
jump
through.
Have
stayed
in
3
locations
in
DHA,
this
has
to
be
the
worst
for
us.
Basically,
if
there
are
no
problems
or
you
have
contacts
in
Emaar
or
don't
mind
paying
through
the
nose
for
shoddy
service
then
all
is
well
and
pleasant.
But,
if
there
are
problems,
be
prepared
for
frustration
and
lots
of
it
at
times.
It's
a
shame
as
this
place
could
be
very
good
if
only
systems
were
better
and
it
wasn't
so
poorly
managed.
