The worst hotel me and my family have ever stayed at. We stayed here for a week and the moment we entered the room there were blood stains all over the bed sheets. Not only that but the staff have collected our “dirty” sheets and kept them in the reception claiming they cannot wash off a green tea drink from their dirty OLD sheets and that we have to pay it off with the deposit or clean it ourselves! This is the first time a hotel has ever told us to clean our own sheets or pay for it. Besides that the breakfast was so limited and didn’t have options at all, could’ve just used the money to spend on 7/11. And the moment we wanted to leave for the airport that disgusting American manager had the worst attitude towards us, especially to my mother. He treated us like trash and talked to us so rudely it was unbelievable. If I wasn’t sick I would’ve caused a huge scene. I will never forget how he treated my mother and he will regret it. WORST hotel I have ever stayed at!! Room was disgusting and dirty, sheets were stained and had hair in it, bathroom had mold, and they lied about the sea view as mentioned in the booking description. Even after all this, they refused to refund my money after checking out 4 days earlier. This hotel is a scam and should not be supported!!

DO NOT BOOK WITH THIS HOTEL! Room is nothing like the pictures. I booked the sea view room for my honey moon and the view I got was a brick wall!!! There was mold in the bathroom and the room was very dirty! When I approached the staff about the situation they were rude and refused to let me amend my booking dates! They are scammers and very rude. Save yourself and stay away from this hotel.

We recently stayed at LIV Hotel Phuket Patong for a week. Overall, I think it's a decent place to stay if you're not focused on being close to a beach where you can sunbath and swim. The beach in front of the hotel isn't swimmable for about 500 meters, and the left part of the beach overall isn't great. On the positive side, the hotel is located in a quiet area, there are less tourists and there are a few nice places to eat around. The vibe is very European and the hotel itself isn't crowded. The room we stayed in was huge with a nice couch near a window. However, there were also some negatives. The views from our room (and others on the same floor) on the 2nd floor faced the roof of a different building in front, which obstructed the view. Also, every visitor could see what was happening in the rooms on the first floor, which wasn't very private I bet. Finally, the places around the hotel were more expensive than those further down the street, possibly because the street tries to squeeze money from visitors who disembark from big boats right in front of the hotel. So, overall, it's a decent place to stay if you're not too focused on being close to a nice beach.

Staff are lovely, location is great and the hotel itself is in amazing condition. Everything new, clean, GREAT AC, and amazing views from the balcony. Breakfast goes until 11am which is awesome- just wish they had a bit more variety (and maple syrup). However- the service is top notch and we would certainly be back again

Value for money. Rooms are new, clean and comfy. Location is a bit of a walking distance to the main highlights of Patong, but that means that it's quieter. There is a 7-11 that's of 5 mins walk away, quite convenient. View of the the sea is blocked by the roof of the dining area for our rooms at level 3, but is beach facing. Overall had a good stay.

I paid extra for the ocean view, but due to the roof of the reception building, the only thing I could see was the roof mostly. I think it would be rather to call it a roof view, but since I checked in at late night, so maybe I was unlucky. However several room will have restricted ocean view due to building structure so I don’t recommend extra pay for ocean view. Overall service and room condition were good, but housekeeping could be better. Not all of them, but one of them need to learn patience. When I was changing my clothes, she visited so I told her to wait for a min, she keept ring the bell and even opened the door without permission. It happened couple of times while I stayed.

We stayed at this hotel for Phuket sandbox. The staff was very helpful and friendly. We got the welcome drinks when we arrived and the paperwork was sorted out quickly. In a couple of hours the receptionist called us informing that PCR was ok and we could leave the hotel if we wanted. The restaurant has good food, we had dinner twice there as it was raining heavily as we could not go out. The hotel also helped us with arranging taxi from and to the airport. They also have bike rental with fair prices. At night there is a guard who was very friendly and kept an eye on our bike. The room was very spacious and had a lovely additional bed next to the window. The bathroom is spacious and has a shower and a bathtub which is very nice.

Great place to stay in! The room are superb clean and huge too. With a great view and a peaceful place to stay at, that are away from the night life. Will definitely come back again if i were to stay here in patong. Also to add on, the staff are so friendly and helpful too!

Overall fantastic experience and it’s located on a quieter side of Patong Beach. Still walkable to the more happening end if there’s need for night life. Staff were helpful and friendly. Room was comfortable with the pool view we requested. Smart (our lobby staff), was very very helpful and friendly to us too! Would recommend!

The hotel is quite new and modern. The rooms are nice, modern, bright and clean. Hooks in the bathroom would have been great to keep the towels. Windows and balcony glass reiling could have been cleaner. Location is good and relatively quiet. We stayed for one night to visit Bangla Walking Street, but wanted to stay in a quieter surrounding. However, the beach is not really great next to the hotel, since the pier is there. The breakfast was below average when it comes to choice for a hotel at this price range. Service at breakfast was not great as well, we had to go search cutlery ourselves. They have a pancake machine that is quite cool and the pancakes were nice. Overall a good stay, but value for money vice not the best offer

Family vacation with kids aged 7 and 9. Beautiful place with awesome service from everyone. Joy from the front desk was truly a joy as she helped us book activities and transport. Beautiful pool that my kids loved. Location is perfect, not too close to the busy and noisy part of Patong beach but close enough to walk there. Directly opposite the jetty so convenient to take a long tail hoat to freedom beach. Taxis also easily accessible from across the road. Breakfast was lovely, cereals, cooked food, pastries and awesome pancakes and fruit. Hotel is small enough for individual care and within easy walking distance to many restaurants and spas and even a 7/11. Highly recommended.

Nick and his team made our stay very pleasant and they were extremely welcoming and helpful. The hotel was stunning and exactly as we expected it to be. The views are brilliant and the beach is literally across the street. Manit the security guard is on all night making sure all guests are happy and safe with a warm welcoming to you no matter the time.

Location is great for families with small kids. On the quieter side of Patong Beach. Room is large enough for a family of four, very clean and housekeeping Daom is very helpful.. Staff goes above and beyond to accommodate your requests. Highly recommend!

Disappointing experience. Unfortunately, encountered some issues with their booking policy. Paid $400 for 3 days with a non-refundable arrangement and couldn't modify the dates. Consider exploring alternative hotel options for a more flexible stay. Also manager and front desk staff were extremely rude. Look elsewhere for better service.

1. Stayed here for 2 nights. Loved the sea view and breeze from my room. - the beach is right across the hotel. However, would recommend walking further up (approx 5-10 mins walk) the beach where there are more people. - Room was very spacious and clean. PLUS POINT! 2. Breakfast is simple and decent. 3. Staff are friendly. 4. Distance from Bangla Road and more shops - walking time around 10 - 15mins. Would I recommend this hotel? Yes, yes and yes.

Location is south of the busiest area and a lot more peaceful. The pool and bar area is well maintained and fresh. Rooms and service are superb. The drink prices at the bar are affordable. Wan, Smart and Ploy were so courteous. I would recommend this place to anyone. 10/10

We recently stayed at the LIV Hotel and wish to thank Nick and his lovely staff for our wonderful stay! Not knowing what to expect we were both genuinely happy with our choice. The hotel and bedrooms were very clean and our room on the 3rd floor had a lovely view. The staff were very attentive and friendly. Location was perfect, it was far away enough from all the noise but close enough to stroll along the beach and enjoy the great night life. Thank you Nick and staff

You can relax on the beach right in front of you. And most of all, the staff is very friendly and helpful. Nick in particular played with my daughter and put her in a great mood. If we come to Phuket, we will stay here again to see them. I give the service 10 Stars:)

We paid for 3 people, my third friend couldn’t make it. So I called another friend to join. The receptionist insisted for me to pay an extra fee. Even though I already paid. This is a cash grab and a waste of money. Very disappointed and insulted from the service. Breakfast was probably the worst I’ve every eaten in my life. Prove here is 3X other places and not even worth it if they gave it to me for free.

The staff here are absolutely sensational. They will look after your every need. I stayed here for over 1 month. Rooms were a little humid. Breakfast doesn't have many options which is a bit disappointing. Pool is small but okay. Pillows and bed smelt a little. Security guy was extremely friendly and always smiling and welcoming! Nick, Joy and the entire staff there were wonderful and really tried their best to look after my wife and i. Thanks guys!!

This hotel is absolutely lovely! The whole hotel is new and very clean. The rooms were a dream, big comfortable bed, great bathroom, soft bath towels plus beach towels, big TV, and all rooms had a balcony with some sort of ocean view - it really was one of the best rooms I've stayed in in a while. The location is also great, literally right across the street from the beach, and a 5-10min walk from all the main Patong Beach attractions. Staff were exceptionally friendly and helpful. I would 100% stay here again.

Great location, comfortable room, easy access to the beach and nearby bangla road. Staff was friendly and helpful. Beach is just opposite hotel, very good to relax and rewind, not too noisy like in middle of Patong, look forward to come back.

Liv Hotel was perfect for our stay in Patong. The building is located close (8 min walk) to all the action at Bangla but far enough away that the beach is less crowded and the surrounding area is quieter. The room was clean and spacious with a perfect view of the ocean. Would recommend to anyone and stay here again.

My husband and I just stayed at the LIV beachfront Patong for 3 nights. We very much enjoyed our stay. Our room was very comfortable and cozy with an amazing view of the bay. Especially the washroom i loved it! So nice and clean. The hotel is located in a quieter side of Phuket however Tuk-tuks are always available or you could walk a short distance to all the hype. The hotel management and staff are super friendly especially the breakfast staff. Thanks ti everyone that took care of us! We will definitely be back!

We chose the Deluxe Premier Balcony Seaview room for this trip. It’s a mini-honeymoon for us and we have to say…this is the best hotel we had for the many holidays we had in Phuket so far. :) Location is superb…close enough to the hustle and bustle of Patong area within walking distance, yet quiet enough to enjoy the beautiful sound of the waves and sea breeze. The room is clean and big with a perfect seaview to wake up to…and reasonably priced too! The service rendered by each and every staff, from front-desk to housekeeping is simply immaculate. There’s a personal touch to every engagement that you may not experience even from some big 6-stars hotels. Special thanks too to the security guy, who’s really passionate about his job keeping the guests and the property safe, and never fail to go the extra mile to make every guests feel at home. We spent quite a fair bit of time in our room balcony, and it’s very commendable to see that the Operations Manager, Nick goes around personally everyday to ensure that every single detail and offerings of the hotel is well-executed. We had the privilege of chatting with him and he’s definitely a great asset to the hotel. On the whole, this is a 10/10! Highly recommended! We will be back again!

What a wonderful hotel to unwind in ! Perfectly located away from the noise, but yet close enough to walk to restaurants, bars, massage parlours, shopping - 7/11 only 2 minutes walk away - and of course the beach just across the street, what more does one need ? Rooms are modern, stylish, comfortable and the views to die for. The Staff are amazing, always accommodating, even follow your daily pattern to service your room without inconvenience or hinder, extremely professional. Nick, the Hotel Manager - also a professional chef - what a great guy, always making time for a chat, a coffee, a joke; great people's person and approachable, hands on and knows his business through and through, great to have met you Nick ! Thank you and your staff tremendously for exactly what I needed in a relaxing hotel, I'm extremely blown away and will look nowhere else when visiting Phuket in the future. God bless you guys.

This review is on behalf of my grandma, who had an absolutely fantastic stay! Everything was wonderful, the room with the view of the beach, the location was convenient, the facilities great too. Most importantly the staff were lovely! They made my grandma feel welcomed every morning and evening and were helpful the entire stay. They were so caring it made her feel like family! Definitely recommend this hotel to anyone going to Phuket and will be back in the near future.

Stayed here for the sandbox. The room is nice, the free breakfast is good as well. This hotel is beach front from patong beach. The location is nice as it's not super close to the party area. The staff are so nice and accommodating to our request. Had a nice stay. The reason why I didn't give a 5 star is because we didn't get the super nice view as what we expected. But overall, good stay. Will recommend this hotel.

Great hotel in Patong right across the road from the beach. Tasty food and great happy hour on cocktails! We had the pool access room, it was clean, large and had everything you needed from free bottled water to good WiFi. Would definitely come back.

This was one of the best vacations. Went this last week and the stay was perfect. The hotel was gorgeous and in a great location. Far enough from the party areas so you get the relaxation but close enough that you can walk to whatever you need. The room was very nice and a great size for two ladies with a lot of luggage. Above all though, was the staff! I’ve stayed in high end hotels and I’ve never been treated as kindly and personally as here. Truly the best hotel staff I’ve come across. They welcome you by name all day. Offer help, remember your morning coffee lol, etc. truly felt like we were treated like royalty. I’d recommend all my friends to stay here.
