Stayed in the worst hotel which is grade as 4 star. I got my room which has no swimming pool, Gym not in working condition. Lift works but slow, the TV has to be operated by professional hahaha. The safe boxs kind of sucks. The toilet kind of old and the bed like stone. Towels was not change for my 4 days stay. The one star is not worth giving too.

5 star based on location and price. Just across the road from the beach. Nice view from the all rooms. The place is clean and tidy. Good staff that all so friendly. Still very good for the price.

-Staff: They are nice & helpful -Room condition: 1. The bathroom curtain is dirty 2. Room floor is oily. 3. The quality of the pillows are bad 4. The drawers in the bathroom are broken 5. Room smell: Bad 6. Black spots on the ceiling Breakfast: 1. The menu is very limited 2. Uncomfortable chairs.

Im going to be very honest here. For the price and the location this hotel is at, i can basically forgive all other downsides this hotel had and recommend it to anyone on a tight budget To emphasize: The positives: - walking distance to everything in patong beach and bangla street. - rooms and toilets were acceptable, clean, had daily room service and kind housekeeping staff. - the hotel provides beach towels and basic toiletries - the complementary breakfast in the cafe above while limited was very simple and was sufficient The negatives: - just about all the facilities (ie, sauna, gym, etc were either non funtional or a not as advertised - while the hotel building is big, the lobby has been renovated and downsized to a small lot next to a newly opened clinic. - the hotel layout is quite a maze especially when using the stairs (it seems that you cant reach the lobby or G floor without the elevator) But despite that, i would definitely stay here again. I recommend not trusting the pictures in reviews as some of them are from before the hotels renovation, and can be a Little misleading. Otherwise, the staff and rooms were serviceable and acceptable. Also note on the parking, there isnt a parking zone dedicated to the hotel, so you may meed to find street parking nearby or park at the other hotels underground parking nearby. Alternatively use tuktuks.

Stayed for a week, Rooms are well priced. Last 3 days we took room with private pool which is a big turn off pool is dirty not maintained at all. Rooms seafacing with balcony are the best request for a higher floor to get better sea view. Hotel 2/5, Location 5/5, reception 5/5. family mart 24x7 open 3 min away.

Room was great, staff was great. Shower is the worst for trying to get warm water, it was either hot or cold, no warm. The pool was unfiltered and dirty, couldn't get in. Hopefully they get it fixed.

I guess for the price and location this is a great deal. Especially if you dont plan to sleep as this is in a busy area and its very loud during night (to be fair at 2 am it got a lot more quiet). The bed is ultra hard - its almost like sleeping on floor. I never leave 2 star reviews, but i just cant sleep. And not sure if its because of the hotel soap or detergent but my hands suddenly got itchy and now they are swollen. I hope its not bed bugs.

My husband and I stayed here for 18 nights and found it to be a really pleasant stay. We were welcomed by exceptionally friendly staff and they couldn't do enough to make our stay successful. We had a room with a veranda overlooking the beautiful Andaman Sea. Close to the beach, and all the shops, Bangla Road within a short walking distance, lots of cafes and the Beyond Markets 5 minutes away. There was some noise from the fifth level but it wasn't too intrusive, there is new developments in the expansion of the hotel. It all sounds very exciting.

Location is perfect.across street from Patong beach. Close to Bangla road. Breakfast is simple but good value. Pool need some maintenance. Rooms could have better sound isolation- i was staying in sea view(sea could be barely seen because trees are covering it) and the sounfld from street and nearby caffes were very loud. Not a problem if you staying up till late' but if you want to go to bed earlier I suggest to consider non sea view side because of noise.

Junior Suite 45€ per day... Someone knocks my door 1:00am at night because he drops something on my balcony ( a tap of a bottle ). At 5:30-6:00 am someone yelled from the next door. At 10:00 they wake me up for cleaning because they think I'm not inside. No view at all just a second floor room with trees between balcony and sea. The building smells food and it is not maintained. After all this I ask for a late check out and they told me it was 8€ (300 but) per hour. Horrible choice for that money...

The hotel is good but they don’t not have a good swimming pool. We had to carry our luggage by ourselves. The number of stuffs are low. But over all the room condition was good to stay. And the location was at the main road of the beach.

The place looks completely run down and dated. The beds are like stone. You could get a better sleep on the floor. My wife and I decided not to stay and found a new hotel that was better for cheaper.

I've stayed in the beach view room, so the view was nice. Great location, nice staff. The room was also bright and the bed was comfy. It's pretty much what you'd expect based on the photos. Internet was ok. The room is tiny, and the hotel is old. Shower only had lukewarm water with little pressure. Still very good for the price.

Love the location which does come with a noise factor being on the Beach Road across from the sea. If you’re a light sleeper you can choose the back of the building with Mountain Views or bring earplugs which I never travel without but don’t seem to need them here although I am Oceanfront. The Rooftop has a good humble breakfast buffet with Amber eggs cooked to order including > Halal Sausage, Baked Beans, Tropical Fruit, Breads, Spreads, Yogurt, Granola, Cereal, Oatmeal, Nuts, Thai Rice Porridge or Fried Rice, Orange Juice, Tea and Coffee served 7-12 noon daily…All the essentials. The Rooftop also has a Full Bar and sells the finest quality Cannabis at the best prices on the island. Great spot for sunset cocktails and weed sessions. Awesome City, Mountain, Tree Top and Sea Views at the Tree House.

I had booked Modern Living Hotel in Phuket Patong Beach, Double Suite Jacuzzi room, room location is good right on the main road and facing the beach. But the interior of the room is old furniture and bathroom are not good, have old tilings, plumbing and slow water speed with water logging. AC is under capacity and when sleep opposite AC its not comfortable. This hotel doesn't have it's own restaurant have to go nearby restaurant which they have tied up for breakfast etc. Good for people who don't care for quality stay and only want to stay bang on the beach.

It’s good option at pa tong beech, staff is cooperative, I found good deal here, and you are budget traveler then you can opt this

We visited in the year of 2019, only problem we faced was availability of ample water in the washroom for two days.Apart from that we had an amazing stay.

This hotel is modern and clean. Front desk Staff are friendly and speak good English. If you take one of the rooms with pool access it will be semi-private to you as the pool access is limited to the hand full of rooms that have access. You get walk to the beach just by crossing the street. Good views to the beach and sea for the rooms on the front of the hotel however you will have to put up with the noise on the street especially at late night. Breakfast is limited but there is still the egg station where you can get cook to order.

Hotel is at a very good location, in front of Patong beach. All basic amenities were provided, building looks old, prices are higher. No in house food options at Hotel. Overall good experience, sea facing rooms available, lots of shops nearby.

Located right across the street from the beach, great location! Room was alright, clean, had all the basics. If you don't like a hard bed don't stay here. Otherwise everything else was great, staff is super friendly and accommodating.

Beach is just in front of my room, and easy to walk to everywhere. Room was good and very clean. The employees will make sure that their guests happy. Breakfast was simple, but all good.

Large rooms with very nice bedding. Location is excellent if you want to be by the beach. The building is old and It has horrible curb appeal. Staff is very nice. Booking online definitely gives you a better price

Great location for the money.Room is good &shower is good except they need a shower perfectly located to enjoy the beach and all that Patong Beach is known for.I even got a welcome joint at a true value.

Staid for the few nights. Everything was nice. Breakfast on the roof of the building, really tasty. Also the pool and very small gym on the top. Street view rooms might be noisy, we had rooms looking to the backyard. Not much of the view but rooms were nice. They offer many kind of room services. Beach is 5min walk.

Nothing special but nothing terrible. Worth the money and i would be careful about the booth outside. Make sure to check the reviews of the tour companies on the bottom of the pamphlets before booking. Hotel is good and close to most busy areas.
