Brian, Lisa, and the entire Water Valley Management team have been incredible. My wife and I love our one-story townhome in Orchard Grove. Great living experience - safe, quiet and central to shopping, restaurants and our beloved Buffalo Bills.

Orchard Grove apartments are great! We’ve lived in a single story Birch townhouse and then moved to a two story Willow townhouse when we needed the extra space. We love having a garage, plenty of parking, and well kept grounds.

My husband and I were tenants of Orchard Grove for a little over 2 years. We don’t have a single complaint. Management was always quick to respond, the grounds were well kept and safe and the apartments themself were the best we found in the Southtown area! The location was a huge perk as well, central to everything you might need!! We highly recommend Orchard Grove!

I simply love my new home! Is so near to work and to everything, is right next to the Bills stadium! Place is even better that in pictures, you get what you pay for and attention from staff is amazing! Quiet and friendly place, pet friendly and overall great experience so far. Would totally recommend for families that are looking for a calm and peaceful place to call home.

Property manager, Brian Smith, was very professional and easy to work with planning our move to Orchard Grove. He provided a tour of the community center and apartment, He answered any questions we posed and was responsive whenever we called for more information. When we moved into the apartment, we were impressed with how clean and new it appeared . We have also been impressed with the maintenance service provided by Randy. He responds in a timely manner and follows up quickly on open items. In addition, the community center & grounds are well maintained. We are pleased with our decision to live at Orchard Grove!

We have been residents of the Orchard Grove Apartments for two and a half months. These apartments are conveniently situated with easy access to shopping and recreational opportunities. The grounds are attractive and very well maintained. The unit amenities are excellent.

Highly recommend! Wonderful community to be a part of - everyone is extremely friendly, pets too! Location is very convenient to shopping and thruway, yet quiet and peaceful. The Orchard Grove complex amenities are top notch. Love my townhouse - you will not regret leasing here!

Unfortunately I have to give Orchard Grove only 2 stars after a year of living here. If it wasn't so hard to find apartments that accept large dogs, I would not have spent this much in rent over the past year. I do not like how they come to violate your dogs by swapping their mouths when you first move in. They do this so they can test pet waste that isn't picked up on the grounds in hopes of charging someone a fee of $250. The leasing staff isn't the friendliest in my opinion, and I haven't had the best experiences dealing with the manager. For a place that nickle and dimes tenants in move out fees at the end, the place itself wasn't even built right. The floor in our unit was uneven, the doors didn't shut all the way, and appliances are cheap. Not to mention the parking situation is a joke. If you don't live near a dumpster - good luck. The only reason why there are so many 5 star reviews is because they sent out an email to all tenants bribing them with $5 gift cards if they left a 5 star review... enough said there. I'm disappointed because I scrubbed that apartment and actually took my time to make sure that place was close to perfect upon moving out, and they kept $930.00 of my security deposit. Over $700 just for B.S. standard cleaning which should be MANDATORY for them to do anyways for new people moving in. I wouldn't give this place business if I were you because they seem to just take advantage of others.

lived here for a year, don't be fooled by how nice it LOOKS... the walls are extremely thin- our trash can lid opening put a dent in one. they get scuffed with the slightest touch. a few friends who work in construction happened to help us move out and commented on numerous things that were poorly or cheaply done. front doors don't even stay shut so forget about any real safety from the security features. they will charge you hundreds of dollars for cleaning after you leave regardless of if you complete their obscene checklist or not so don't bother wasting effort. parking is also a nightmare, with each tenant having multiple vehicles and the townhouse residents using the spaces instead of their own driveways... the spots are limited, there were occasions where one wasn't even available at all and we were left to park by the dumpsters... whilst other people parked in the no parking spaces for handicapped cars. and a note for all the people with pets moving here, they spray the grass with pesticides OFTEN 🤢

We decided to downsize after 26 years of living in the village of Orchard Park, and Orchard Grove was the perfect place. My husband is especially thrilled living here; no raking leaves or snow shoveling!! The property is highly maintained and still close to the village.
