Very clean and well shaded RV PARK for full time and part timers! Showers, pool, dog park, weight room. Your own fire pit and picnic table for each spot as well. My sister is staying here and I'll join her eventually!

We reserved online several months in advance for two months and everything online said utilities were included. After checking out we had two random charges on my card without even being advised for electric. When I called and asked the woman was extremely rude to myself and my husband. It took several calls to get refunded and get our point across that we were never advised about any additional charges even when checking in in person. Based on customer service I would never recommend or stay here again. I had screenshots from their website even showing I was correct and the woman was still extremely rude and refused. Also the restrooms by the front should be condemned, completely falling apart and should not be in use. The pool is hardly ever cleaned. Loved the newer shower rooms and workout room, but shower rooms were full often.

I left a great review last year staying here with friends prior to moving here long term myself in January. I have now been here 4 months and have experienced blatant discrimination and now retaliation and harassment, as well as threats. I have several long-term and short-term tenants on my side and vouching. The management here is very clicky and judgy. Favorites runs rampant here. Don't stand up for yourself ever. YOU WILL GET SINGLED OUT. I have documentation, evidence, photos, and witness statements. I have called corporate 2 to 3 times A-day since I received notice to vacate on the 21st which was noted it was handed to me in person and it most certainly was not, which is now being contradicted by a 3 day notice, I received this morning however legally by law, I'm supposed to be given a 30 day notice even though the claims in my notices are unfounded and Ridiculous..... not to mention written to look more than it is. They have also threatened to illegally remove my property without proper notice or court procedures. Corporate does not care about this property. They recently promoted someone to manager who has been getting complaints for over a year here and on line, causing business loss. I was told by some of their own staff today that they thought the situation was wrong messed up and I should take it to court but they're in fear of speaking the truth or standing up for me for fear of losing their job as well as other long term tenants here fear complaints because they know nothing will get done and they don't want to get kicked out. This park is advertised as a family-friendly community, which it's r v long term, and short-term campers definitely make it feel, We get together we've cooked together. We have drinks around a fire pit we're all as social as we are allowed to be... But management is not a community. They are a money making machine and run this place like a snobby hotel. I could go on and on. However, my only warning is don't stay here long term. They pick and choose who they like and force out who they don't. It's nothing but favoritism, discrimination, and b s and drama. And short term always confirm reservations and rules. They seem to change often. There was a gal here named Anna that everybody absolutely loved and the park was thriving. Then people enjoyed themselves. Everybody was happy, and now it's just quiet and desolate, and people don't socialize as much anymore. I believe it is a fear of all the issues I mentioned. I will also be filing a complaint with Better Business Bureau and have given all of my documentation to an attorney and hopes to fight our notice to Vacate so we can just live peacefully which is why we chose this beautiful park. My son's first job is in walking distance and my daughters school. Both my kids have disorders, and it's clear they pick and choose tolerance or compassion. Other tenants have had law enforcement called dozens of times, not one time given notice or eviction. I called myself for assistance to get mine to treatment, and they came out it was a quiet conversation and transport and was evicted the next day. Law enforcement assistance, presence is not a "disturbance." I will be making them take me to court. I've never once received notice of a complaint prior to the initial eviction notice. Even though it is a beautiful setting behind the scenes, it's toxic, Not only that a hostile work environment for some employees who also report issues to corporate also witnessed by other campers and they do nothing. The attached photo is a vandalized bench by other people's children, but we get evicted for transport assistance/ help and lies. Several long-term people here hope they put Anna back in the office and really clean up management here in office, and just leave people alone. Most Everybody else is lovely and pleasant to be around. Just a reminder, corporate doesn't care what's going on here, I have emailed and called about 13 times. I was told I would receive a call back in 48 hours. That would have been 4 days ago.

We stayed here just under a month. Nice staff and well taken care of park. The restrooms are clean and showers are really nice. It’s close to a lot in the city but nice and quiet. It’s hard to believe Cooper st is so close, you can barely hear any traffic. I’d love to give 5 stars, but the cost to stay there is a bit steep. Other than that I’d highly recommend staying there if you need to be in the city.

My husband and I were there visiting friends who had recently moved there. The people appeared friendly, all the trees made it feel more home. However, the lots were small, and you could constantly hear highway traffic. Overall it was a nice place, I just do not like highway noise.

Came in on a Sunday. Easy Access Pull through. 50 amp with full hook up. Beautiful park. Reminds be of an upper class subdivision for full time RVers. Very clean and lots of beautiful landscape and trees. My disappointment was the wi-fi was so poor I could not use it and your hard pressed to fine green grass for your pet(s) to potty. People were friendly and checking in was easy enough.

Check your invoice, then check it again.... Booked 2 months at a $852 p/m rate. Called up and asked for an extra month. they agreed and added $852 + $392... Inquirying about the extra $392, they looked into it, then adjusted my rates to $1250 p/m because of their error and my invoice went from $2556 up to $3750.... How do I get charged for your screw up... ? Ridiculous place.. never staying here even on a free rate

It was a great, clean, super friendly place to stay. The staff was awesome. The pool was nice with a bunch of pool toys for the kids to play with. There are a lot of permanent campers that live there, but all the ones I talked to were super nice. The site we had was full hook up and well shaded. It was close to everything but you still feel like you away from it all.

We like the location surroundings. Advice if you are a feast for mosquitoes is to apply your DEET spray to all exposed skin before you get out of your vehicle because after two nights here and using 40% Woods spray, I have *TWENTY SIX* bites. It’s nature, and it is camping, but we do this every weekend around Texas and this was the worst number. Just so itchy lol. The one thing that let this place down for us is the Wi-Fi. It’s awful. I see a review from 4 months ago and the response did say they would pass on the feedback to management but based on our experience in September I would not expect it to work if you need it. We canceled our plans to visit again for longer in November because of the Wi-Fi issues. The service from the Sun Wi-Fi people is no good either. I spent 2-3 hours of our visit trying to get it to work. It’s not even isolated to the site/pitch we were on. I walked our dogs around the park and it was not working for me. I also tried the $7 per day paid service for faster Wi-Fi and that did not work. They said to me on the phone on Saturday it would be fixed so we tried Saturday night and Sunday morning. Not fixed. They also told us in the office on Saturday that it was being worked on. And the $7? I called them Sunday. Allow 7 or 10 days I think he said for the refund which he had put a “request” in for to billing. Didn’t even sound convinced I would just automatically get it. A chargeback will happen if not, only $7 but that’s not the point! I will say, lovely staff, clean restrooms/bathrooms. Really pleasant surroundings. The dog play area was *clean* and I appreciate places where dogs are welcome and you don’t walk on poop everywhere. Checkin was super easy and they were on hand to help if needed on arrival (they said just give us a call). Pull through site very good. It’s the best site we have been on for appearance and surroundings with a lot of longer term RVers staying there. As the younger tech age RVers grow up, WiFi becomes a necessity so TreeTops it needs properly resolving. I wish we could turn off our phones and not look at the laptop when we are in a really nice location like this, but we can’t do that all day and night most times we are away from home. We have to keep earning the $ to enjoy the time in sites like this!

We have lived in our RV at Treetops for the last 19 months. It is a peaceful place and the grounds are well maintained and beautiful. There are numerous large trees and a pretty bridge that connects the sides of the park. The small public gym and bathrooms are clean and sanitized. The swimming pool and laundry room are well maintained. The staff has been helpful and we’ve enjoyed getting to know them and our RV neighbors. They also have activities such as ice cream days, hot dog cookouts, trick or treating, etc. It’s a family oriented facility and we’ve enjoyed our time here!

The location is nice, amenities are nice however there's one issue with this place.. And it's a real problem. I would have given this place 4 stars but one of the employees here is just awful. Luckily her parents named her appropriately, Karen. Karen was quite possibly the most frustrating person I've ever spoken with. Asked her simple questions multiple times only to have her answer my questions with multiple questions of her own. She couldn't give me basic information on literally anything that was asked. After talking with multiple long term residents they all confirmed the same thing... Karen is the bane of this rv park. Unfortunately, she's who runs the office so if you plan to stay here expect to get frustrated anytime you have to go to the office. I would suggest asking for any other employee but Karen will just ask you 10 questions that don't pertain to what you were inquiring about. You'll leave more confused than you were originally. I would have stayed much much longer if it wasn't for this woman. Management should do themselves a favor and do what's best for their company and let her go. She'd fit in much better as a Walmart employee, or maybe a tsa agent? Thanks again Karen for making my stay miserable. I will not be back.

We stayed here for 5 nights in our 40ft 5th wheel. It is a huge RV park with plenty of shady trees (in summer) and beautiful scenery for walking/biking/scootering outside. The spots are large and made of small river rock, and the streets are beautifully paved and easy to maneuver. Super dog-friendly too as the employees always kept dog treats while riding around the property (maintenance and such) and would stop and pet the pups, and wave and smile to us and our kids. A lot of long-term residents reside here and are all super friendly as well. We met "friends" and would return in the future!

We have lived here for six months ! We have decided to move because it is higher rent on a monthly rent then other places in the area . With the high rent we believed the are would be clean, However for the last two months the leaves from the trees are everywhere. No effect from the company to get them taken care of. The trash bin get filled for days and no one from the company calls to get them dumped . The high rent would be worth it if we got what we pay for a clean area of debris and trash . Next they say you have two parking spots how ever in the area of the park we are in we where told that we do have two parking spots . Not true parking on gravel and other people paying the same as us have two spots so make sure when you do stay here you make sure you truely have two spots because we now see that not always the case !

If you need to change your reservation use Google to get their phone number, not the one on your confirmation email. That goes to a call center.

This place is amazing. The trees are beautiful as are the singing birds that will serenade you. Amazing hosts. Very accommodating. Amazing! You must stay here.

Stayed a long weekend very quiet and friendly. Loved the trees, campfire and halloween decorated areas. Restrooms were clean and spacious. Called for some firewood at night and they immediately delivered to our spot. No trouble at all, thank you!

Literally the only negative thing I can say about this park is they have gravel pads and I prefer concrete. It’s a bit pricey for one night but honestly worth it considering the amenities.

LOVE this place! First of all it’s such a beautiful spot, you’re literally under the trees. Second, the residents have been awesome. We loved our neighbors during our stay. Third, the management was extremely nice and let us stay a few extra days when we were in a bind. If we are ever in DFW this is where will we stay!
