    I’ve lived in Florida my whole life. I’ve been to Key West probably 50 times. I have stayed in some VERY nice locations and others that left a lot to be desired. This is one of the best stays I’ve had. Belinda is what took this review from four stars to five. The room was great (loved the balcony) and the location excellent (away from the noise but a 10 minute walk to everything). But truly the best thing about this property is Belinda. She made sure we had a Mimosa or Bloody Mary in the morning and when we wanted to find a pool to cool off (the one negative of this property is there’s not one) she recommended where we should go and we ended up there every day after breakfast. This property also has a happy hour in the late afternoon but we were always out and about. There’s a great restaurant right across the street (Cafe Sole) that was the best meal we had on our trip and Belinda made sure to book a reservation for us. She spent 45 min looking at activities with me and made sure we had everything we needed. We had a great trip thanks to Belinda and will be coming back next trip!

    Truly an incredible experience; Jeff made our entire stay a very unique and memorable visit. Every recommendation he had given us was spot on! He truly is a one of a kind host. The building itself is absolutely gorgeous with great attention to every detail; we couldn’t ask for anything more whatsoever. The Conch Republic suite was perfect with a great balcony. My advice for anyone looking to stay would be to book here and spend the time talking to Jeff about his recommendations and experiences on the island. While it may have been my first visit; it most certainly won’t be my last. We can’t wait to go back! P.S. Belinda’s bloody Mary’s are so tasty. Perfect start to the day. Next time I’ll have to try one with a submarine! Ha Ha

    At first encounter tisha was truly wonderful. The moment we arrived at the porch on Frances we felt like we were at our vacation home. Service. Bedding. Shower. Amenities. Truly over and above and a phenomenal price. Would highly recommend anyone to stay here. Not that it matters because they’re good in every orientation but we are a male male gay couple and felt truly safe here. This is a wonderful space.

    I could not say ONE bad thing about the porch on Frances OR tisha & Jeff! They both were so attentive and made sure everything was stress free. Tisha made the stay 10x better with her hospitality and wonderful personality:) maddie and I enjoyed our stay so much. I could write a book. Uhhh love this place and y’all!! Until next time 🌊🫶🏼

    The Porch on Frances is an excellent Inn. Jeff made our visit wonderful he takes pride in his place. Extremely clean and comfortable. His recommendations were great from restaurants to attractions, highly recommend staying here close to everything but far enough away from the noise and raucous activity of Duval street. Would absolutely stay here again.

    We stayed 3 nights. Owner and staff were great. Our room was clean and comfortable and had everything we needed. The location is nice, close to things but not too close to be noisy all night. Loved the keyless entry. Parking was simple on street with the owners help. Great location if you're taking the Dry Tortugas Ferry. Would stay again !

    The Porch on Frances Inn was wonderful. Jeff was an outstanding source of information for a 1st time visitor. The room was comfortable and a nice end to each day. The shower was spacious. A quiet street with free parking for visitors was a plus. The location is within 15 min walk to all major attractions. We would absolutely choose to stay here if we return to Key West.

    Immaculate! Jeff was fantastic, made us drinks on arrival.The room was spotless, the bed was very comfortable. Beautiful shower! If you want a classy, quiet vacation home in Key West, this is your place! Thanks Jeff! , Mary and I had a wonderful stay.

    Recently visited Key West and stayed here in Room #9. It was very comfortable. The bed and bedding were perfect, although it was a high bed to climb into, we managed fine. The room is in an old house and has unique details which added to the ambiance. The large bathroom had a huge shower. Location was about a 8-10 minute walk from Duval street. They also rent bicycles and golf carts. We parked on the street and didn't move from that spot. There is a covered seating area in the courtyard, or the porch where one can recover from all Key West's incredible activities. Jeff, the owner was super friendly, helpful and absolutely looks after this Inn and his guests.

    Such a great place to stay. Jeff was amazing and gave us all the best places to go for food and even to watch the games. We walked everywhere. Far enough away to have peace and quiet and close enough to walk or bike to all the must sees. Free parking was available on the street and close by on side streets. Room was clean and nicely remodeled. Bed was super comfy, almost too comfy, I stayed in bed later then planned every day. Jeff was super helpful, very friendly and personable, and just an all around great host. I would definitely stay here again and would recommend to anyone coming to Key West.

    This was last minute, one day stay and we couldn't be happier! Perfect location, great food recommendation by owner and delicious mimosas in the morning as well as fresh coffee. Customer service excellent. It was a street parking but didn't take long to find a spot, we left the car and walked everywhere. Room spotless, nicely decorated, we had everything we needed for our short stay. We would definitely stay there again and also highly recommend The Porch on Frances!

    Incredible place to stay right in the heart of old town. Jeff is one of the best hosts we ever had. His recommendations for food and music were spot on. If you need help on what to do ask Jeff. The place itself is located at a walkable distances from most tourist spots. If you cant walk you can always bike. The room service was great and the room very neat. We had an amazing time staying here will return for sure. Parking is infront of the inn. The check in and check out process was very smooth. Jeff even called to recommend places to stop and eat since we were driving in at night. Stay here you wont be disappointed.

    I have to say this was one of the best places we have stayed in a long time. We only stayed 1 night but Tisha was the best upon our arrival. She even served us Mimosa's that were wonderful! We stayed in the Panama Suite and it was amazing. If we ever find ourselves in Key West again this would definitely be a place we would book again. Upon our check out we got to meet Jeff. I can not say enough good things about The Porch on Frances, Jeff & Tisha. Great Place!

    Very nice ownership, we arrived for a 3 day stay and received some recommendations for activities to go do and for places to eat. We were able to stay in a cute room that had AC and great shower amenities. It was quiet and allowed us to have a place to escape the heat. Overall, I would return to this location with my girlfriend in the future.

    My sister and I visited Key West for the first time and we picked the perfect place to stay. Not only was this place beautiful and clean, it has the most amazing staff. Jeff and Lee go above and beyond what I would expect. We will be returning every year and staying here. Jeff and Lee were spot on with their recommendations for food and fun. They definitely know the island. We felt right at home here. Loved our room and housekeeping staff was wonderful! We really enjoyed kicking back on the beautiful street side porch with a yummy mimosa and talking to Lee. We didn’t want to leave. Just an amazing experience all around. Great location and in walking distance to just about everything. They have bike and golf cart rentals available, too. Cannot say enough about this place! Five stars for sure!!! Thank you Jeff and Lee for your hospitality and we will see you again soon.

    We really loved staying here! Can't wait to come back! The Inn is a quaint and beautifully restored home. Great location! Only a few blocks walking distance from the historic seaport where all the happy hour restaurants are located. The beds are so comfortable we asked the owner where he purchased them because I'm getting one for my home. This place has a full concierge service and all the recommendations were excellent! Thank you!

    We stayed here in April 2022. What a wonderful experience! Jeff and his staff are extraordinarily kind and attentive. The inn itself is a magnificent old Key West home that Jeff and his wife did a beautiful job restoring and updating. Our room was efficient with a great bed and new beautiful bath and shower. The entire Inn is spotless. The porches and the expansive patio are a huge plus. The location is perfect; quiet but minutes from the action. If you are lucky enough to find an opening to stay here, you MUST! You will not be sorry. We will definitely be back!

    My husband and I just spent two nights at the Inn what an enjoyable experience. Jeff and Leigh made us feel very welcome from the time we walked in, beautiful and immaculate accommodations, great morning mimosa or Bloody Mary if you like, although the inn doesn’t have breakfast there is fresh brewed coffee, snacks and fruit and restaurants near by and Jeff was gracious enough to take us to one on his golf cart. They are so helpful and full of suggestions from great places to eat to fun activities, this is a Hidden gem in beautiful key west away from the hustle and bustle of Duvall yet close enough to enjoy. Will definitely stay again if we head back to the keys, don’t consider staying anywhere else if your planning a trip! thank you for a lovely few days.

    My fiancé and I loved our baby-moon stay at The Porch on Frances. Jeff and Belinda’s hospitality was beyond our expectations, they were so welcoming and friendly! We had many positive experiences starting with our arrival when Belinda saved us a parking spot out front. Our room was very clean and the newly renovated shower was beautiful! The sound machine and blackout curtains really helped with our sleeping-in patterns. I was also pleasantly surprised to find a mini fridge in our room. We most appreciated the use of the complimentary bikes! When we checked out Belinda made me the most delicious virgin Bloody Mary for the road!

    The staffs hospitality is unmatched! The room was great, and the shower/bathroom was beautiful. Location compared to activities on the island was perfect as well as available parking in comparison to other areas. I would recommend this place to anyone I know staying in the area, and I plan to return any chance I get to come back to the keys. I truly cannot speak highly enough of my stay at the porch of Frances!

    Both Jeff and Lee did a super job coordinating and communicating the check-in and check-out process. Jeff and Lee worked tirelessly making sure all of our needs were met. Complimentary bicycles were great to move about town. Porch on the Frances is close to Duval Street and the waterfront. We biked our entire stay. Great location!!! Jeff did a spectacular job recommending restaurants, and we took his advice. His choices didn’t disappoint. The house was clean and very well maintained. After a day of touring, both my husband and I enjoyed sitting on our balcony watching all the other tourists.
