We
write
this
review
for
the
sole
purpose
of
providing
future
visitors
to
Key
West
an
honest
and
objective
assessment
of
the
‘Latitude
Penthouse
B417’
condominium
at
1800
Atlantic.
We
spent
six
nights
in
this
unit,
from
May
4
to
May
10,
2022.
Here
are
the
issues
we
encountered:
The
West
Lobby
elevator
didn't
work.
The
only
other
option
was
a
double-glass
door
with
a
“Keep
Out”
sign
taped
to
it,
and
a
large
two-sided
sign
in
front
of
it
that
said
“Danger
Construction
Area
DO
NOT
ENTER.
The
advice
given
at
the
property
management
office
–
use
the
stairs
or
‘the
back
elevator
(building)
C.’
Take
a
look
at
the
hallway
photo
to
get
a
sense
of
the
distance
to
the
back
elevator!
So
we
did
what
everyone
else
did
–
take
the
West
elevator
and
walk
past
the
‘Keep
Out’
and
Danger
signs.
Residents
told
us
that
the
elevator
in
the
East
lobby
had
been
out-of-service
for
7
weeks
prior
to
our
arrival!
How
come
no
one
from
All
Florida
Keys
Property
Management,
the
unit
owner,
or
Airbnb
could
be
bothered
to
let
us
know
of
this
problem
in
advance
of
our
trip?
The
reason
Danger
and
Keep
Out
signs
are
posted
on
all
floors
to
the
outer
walkway
in
Building
B
is
because
of
structural
problems
with
the
building
where
the
double-door
balconies
are
located.
The
4th
floor
outer
balcony
wall
either
fell
to
the
ground
or
was
removed
to
pre-empt
it
from
landing
on
someone’s
head.
It
looked
to
us
as
if
the
concrete
is
crumbling
and
fragmenting
(a.k.a.
spalling).
Spalling
is
caused
by
subpar
quality
concrete,
corrosion
of
embedded
steel
reinforcement
bars,
poor
finishing,
or
overwatering
during
construction.
Concrete
spalling
can
be
seen
throughout
the
condominium
complex.
We
were
particularly
troubled
to
see
one
of
the
support
pillars
in
the
adjacent
building
(we
believe
it
was
Bldg.
A
starting
to
lean.
This
can
be
plainly
seen.
Inside
condo
417B
we
found
more
evidence
of
shoddy
construction,
poor
workmanship,
and
even
termite
damage.
Joist
hangers
loosely
attached
to
their
roof
support
beams
made
us
question
Florida’s
building
codes
and
how
this
construction
ever
passed
inspection.
Ceiling
mold
and
water
stains
on
the
wall
in
the
living
room
made
us
wonder
why
property
management
hadn’t
corrected
this
problem,
as
did
unfinished
termite
repair
damage.
In
our
honest
opinion,
the
Latitude
Penthouse
417B
and
the
complex
in
general
is
far
from
a
luxury
accommodation,
particularly
considering
the
$4500
total
price
tag
we
paid
for
our
six-day
stay.
It
is
a
dated
unit
in
a
dated,
poorly
maintained
property.
Within
the
first
24
hours
at
the
Latitude
property,
one
of
my
guests
spoke
on
the
phone
with
All
Florida
Keys
Property
Management
to
express
our
collective
frustration
and
disappointment
with
the
condominium
complex
and
unit
417B.
AFKPM
did
apologize
for
the
elevator
situation
and
inconvenience
it
caused
and
agreed
that
advance
communication
should
have
been
made.
We
told
them
that
we
wanted
a
50%
refund
on
the
total
amount
paid
given
all
the
issues
we
had
encountered.
That
request
was
completely
denied.
Then,
to
our
surprise,
SHE
HUNG
UP
on
us!
We
were
stunned
at
such
an
unprofessional
act
from
the
person
who
claimed
to
be
the
“top
person”
at
All
Florida
Keys
Property
Management.
No
wonder
things
are
in
the
shape
they
are.
In
the
end,
we
settled
the
matter
by
accepting
a
refund
for
two
nights
(which
excluded
prorated
service
fees
paid
to
Airbnb,
as
a
final
insult).
We
had
simply
had
enough.
