A much nicer hotel than you would expect from the price. The rooms were clean and comfortable, and the staff were kind and efficient. The laundry room was fairly busy, so be prepared to go back a few times if you want to do laundry here.

Stayed 2 days before the rugby world cup day on normal weekday 13000 yen for a double size bed, breakfast, dinner and all you can drink premium plan - booked on hotel site. Would say the place is not bad for a budget hotel. Without breakfast place was 5000 yen. I would suggest adding breakfast but skip dinner. Not far from hotel you can go to numerous restaurants and enjoy more kobe foods. Hotel has a communial bath which brings in natural spring water from numerous parts of Japan. Rooms are not fancy nor large but it's good enough for a budget hotel.

I really enjoyed this hotel. The staff were really friendly and they had great facilities. Gym, onsen(various types), restaurants, 3 different types of breakfast with a great menu(thank God it wasn't another buffet). All for around 10,000 yen(this season).

Best value hotel I have stayed in all of Japan. The room is very modern and comfortable soft bed. It has so many extra facilities, public bath (sento) even a pretty decent gym. I have spend more on capsule hotels. Even had a later than most check out of 11am rather than 10am (an extra hour to have a bath or go to gym). Would give 6 stars if I could.

Location is not near any train station but they provide shuttle bus service. Rooms were clean and breakfast buffet had a wide variety of food.

I used a japanese room which is very impressed by people's attitude. And sauna was good point being free. It gave a blackfast also free that was two method japanese food or american food. Totally i was very good~~

Very poor hotel and very old. Has spa but have to pay 500 yen. Noticed to bring a towel olny but had to pay moneyalso. I ve returned back to my room. I will not stay here next time.
