This is an old hotel and the staff are very nice and attentive. The breakfast is really good too and not expensive. However, I'm giving 3 stars due to the price, I have been to other hotels and this one is so much smaller in room size than the regular small rooms in Japan and also a lot older. I think this was a very expensive hotel, and you can get something better for the same price.

This hotel is dirty. The rooms smell all like smoke. The reception people are friendly. But the hotel looks dodgy. Its like a 2 start hardly hotel. Even a hostel is cleaner than this hotel. I did not found any bedbugs, but the sheets were full of sigarette holes and the smell of sigarettes as a non smoker is almost unbearable. The reason I stayed here is that a friend of mine booked this hotel for me so out of politeness I stayed here. I will never return to this hotel.

Do not expect anything else but a place to sleep and have a shower. The prices are very low for Japan, but similarly is the room quality. We are a couple of one 170cm and the other one 191cm. The room • is not suitable for claustrophobic people as there is no possibility to open the window (in the whole hotel?). • needs the aircon almost 24/7. • has hardly any space for any type of luggage. • is in a average quality shape. • has a tiny(!) bathroom for people up to 180cm. You just want to sleep and have a shower - that’s your place. Otherwise, please be able to pay more. The staff at the reception desk is 24/7 absolutely helpful and super friendly!

At a nice central location, short walk to Shin Kobe Station and Sannomiya Station. But I found that soundproofing isn't it's very good. My Single nonsmoking room on the 4th floor was smaller than in other hotels I've stayed in. Clean enough. In my room there was no water boiler (for morning tea, cup noodles etc.) but it's located near the front desk's water cooler on the 1st floor. You can borrow clothes iron (but it wasn't good enough to iron my shirts) from the front, but there's no ironing board. The younger staff is very friendly, but the older gentlemen at the front felt a bit grumpy, and should smile more. Good place for a short stop but I wouldn't recommend staying for 2 weeks like I did.

Good emplacement, the room is a bit small but it's not bad considering for the price and the fact you're near the train station and all the restaurants. A/C was functional so no complain.

Air circulation is not good, the air quality here was poor enogh to make me sick. The window is all sealed and the minimum possibility to get a little fresh air is blocked.If you care about air ciculation and air quality think about it twice before checking in. lf you are not that sensitive to air quality, generally speaking a reasonable choice for its price-performance ratio.

Very good place, convenient transport. Except for a little bit expensive room, it should be recommended.
