    We wanted to leave the moment we checked in to the villa. Old and filthy. Feels like it’s abandoned for years and clean it up for people to stay it. There are dogs everywhere digging the trash. People doing house large party/gatherings eventho the villa mentioned its for 4people. For 600/night, its not worth it at all. The surrounding are dirty and you wont even be bothered to enjoy the outdoors. We booked 2nights and check out first thing in the morning the next day. Luckily agoda gave us a refund for the second night. Toilet bowl cant be use and kitchen clogged was totally unacceptable. So called private pool was cloudy and full with chlorine. I hope the management put this property out of the market and repair and refurbish it or at least lower the price to gain profit then repair this villa before letting people stay in it. Its really disgusting and spoiled my holiday.

    A lovely place to stay. I got to watch beautiful sunset here eventhough its drizzling. Important advice - be careful on the beach. Do not be alone. The only question I have: How to tell the ghost to not disturb you? 🤣. I hope the water crisis will be resolved soonest possible.

    great place to stay and love the sunset quite nice and also sceney. pls provide cloth so that we can clean the tables. we have to bring ourselves and also provide the mop so that we can clean if we dirty it i mean. And also the knives is not that sharp and the chopping board as well

    The place is beautiful, with nice scenery and a beach. However, the villa could be a little run down. One of our rooms has a non-functioning air conditioner and we need to change to another villa the next day.

    We don't really have any complaint about the pool villa. It's just that I read the rules and they say "no karaoke/loud noises" and to my surprise, there are around at least 3 villas there each with loud speaker. It's like a competition who have the best song & sound. However, it's reassuring that once the doors are all closed, it's very quiet. We were also lucky that the closest villas around us were either empty or without loud speaker. Anyway, the main reason we went there is because of the private pool. It was very convenient for us and the kids. I was contemplating whether to pay for a late checkout (before 3p.m with a price of RM100 at the time of writing) but since my kids started swimming at the pool since 9a.m, they are more than satisfied so we just checkout at normal time (before 12p.m). Apart from that, there are no supermarket nearby that I can see from the map but on the way there, I saw a sign says "ABC Superstore" at on the opposite way after we passed the tunnel and went there to buy some groceries after we checked into our villa. I'm not sure the exact distance from there but if I had to guess, maybe around 15km.

    I've been forever in Desaru, Balau Beach and Batu Layar beach, but here is another level of enjoying beach and nature. To catch a crab using bare hand, seeing a blue sea that's really blue, witness double rainbow, and a lot of fun things to enjoy here. Especially enjoying sunset before the days end. Nice view.....

    Where to begin...me, my wife and our two year old child rented a beach house. About 20 minutes after getting into the room front desk sent a WhatsApp message to tell us there was no water and gave a ridiculously vague explanation that "the government had interrupted the supply" without providing any more information. They explained that a water tanker was on its way and would provide water. At 6pm said tanker arrived and I was told water should be available from then on. At 6:40pm another cryptic message was sent from reception indicating that water had nearly run out. We had no more water after this until the following day. We are very used to rough travel and rustic accommodation, but had just spent over a week in the jungle and were kind of banking on having a shower at the very expensive beach house we thought we'd rented. We contacted the booking agent we had booked the house through to ask if we could cancel the stay as you kind of need water with a child - they contacted the company to ask what was going on who did not tell the truth to them and told them they'd solved the problem and water had been restored when in actual fact it was off all night. No one was available to talk to after 10:00pm - hardly acceptable when there's no water! Reading the local news, it turns out water supply issues have been a severe, ongoing issues in Sepangar and the surrounding area for several years and that this was nothing new - pretty sneaky not to mention it to paying visitors until after they've arrived. Aside from this the rooms were filthy with bashed, patched up furniture held together with metal plates. Cockroaches everywhere, their dirt in the corners. Sticky work surfaces, tatty used couches and beds which felt unclean. Fridge stank of old seafood. Locks on exterior doors are rusted by sea air so don't close securely and someone has created a makeshift locking mechanism that is sharp and unreliable. The secondary bedroom in our house stank of mold and was infested with ants. Beach was dirty, rubbish everywhere. Forget any ideas of a pristine beach unless you enjoy picking your way through garbage, plastic bottles and bags. And don't let anyone blame the rubbish from washing up on shore from overseas - the roads in and surrounding forest are just the same. Total lack of care of the environment. Closest restaurants are 20 minute drive away, which was fine as we had to go out to buy water. At least the pool was so over-chlorinated that nothing could grow in it.

    The room was infested with cockroaches. We are very disappointed it! We had remove 3 cockroaches! Last time I came there’s one cockroaches at room but this time I come there’s 3 cockroaches in room !!!!!

    I read so many complaints on the outdated furnitures and poorly maintained resorts but I still decided to give it a try since it's only 5km from the naval base. I don't really mind on the outdated furnitures and stuff, as long as they serve the purpose. I understand business has been bad for few years due to corona, just give them time to recover. Let me share my experience, I tried my luck to check in early as my wife arrived in KK earlier in the morning and she had no place to stay. Luckily the room was ready. The room is really spacious and has a very nice view. It's really worth the money. However it was around 10 pm when we just got back from KK and about to get some shut eye, we smelled that pungent smell on the bed. So we requested for a room change if possible and they did. We were given another room on the different block. The new room has another problem haha I was doing that nature call and realized there is no water supply. Had to disturb those staff again and they actually forgot to connect the water supply. Found two big cockroaches in the room but I came here prepared. I brought aerosol before coming here as told by other reviewers. Overall, my wife and I enjoyed our stay. Will definitely coming back here. The staff are great, polite and respectful. Always apologize for the shortcomings.

    View the best but some areas need to be well maintained.Anyway, the best to chill out with friends.. Quite sad about the beach area.

    Spacious room, excellent private beach right in front, friendly staff. But everything in the room was old, outdated, and often not working. Better put everything valuable in the vault due to lax security

    Ex-resident of A212 Spa Suite Apartment: Awesome location for short getaways and rest away from work and cities. Super friendly and helpful staffs. The only thing is the kitchenette's basin sink kind of easily stuck with minimal food residues, got stuck twice. Gotta bring your own toilet plunger to get rid of the sink blockage. Nice view unfortunately encountered the rainy season. Will come back for sure.

    Nice one bedroom apartment with pool view. Room 212 block A groundfloor. Near swimming pool and beach. Reception at villa 140 and staff is very helpful. Will repeat again soon. Recommended 👍

    Beautiful location. Isolated. Nice beach at low tide. Rooms were big and spacious. Food shops about 5km away. Had a great holiday here.

    It's my 2nd time check in to pool villa. This time I give 4 star only due to the water heater not functioning. They supposed to check properly before people check in. But the place is great, me and my family had so much fun swimming at the pool and just relaxing.

    Nice apartment but the problem in Sabah is always the same: maintenance. One of the showers didn't work and we had to share the rooms with a big family of cockroaches... Such a disappointment

    Reception is near the security guard house, pool villa 140 Got the 2 bedroom pool villa. Expectation: Walking distance to beach. Reality: Beach is walking distance. Just not in the mornings due to high tide. There's a flight of stairs to walk down to the beach during sunset. Otherwise, the villa is just like photos. Clean enough, pool was fun enough for small family. Bed was comfortable and soft. No WiFi provided but no real issue as Maxis and Celcom has good line. Jacuzzi works and hot water works. Stove and hob works. Has pots and pans if keen to cook. Staff are helpful, accommodating. housekeeping is very efficient. They come everyday to do basic cleaning and are reliable. Nothing went missing. Just in need of a lot of maintenance. Old building with lots of small issues. Very dim lighting so the villa living room is very dark at nights. The bedroom is much brighter The porch light spoilt(only wires left and no bulb. Other villas had lights) and shrubs covered the entry so the car couldn't drive into porch. Not a major issue except that it rained quite a bit. Would have been nice to be able to drive into the porch. Photos show how dark it is compared to the cafe. It's also slightly darker than other pool villas also cos other villas have porch light. There's water damage and some water leaking onto the floors at kitchen entrance esp during heavy rain. Air conditioning was leaking quite badly in the master, maintenance came quickly but said problem was bigger and some part was broken. Not too sure what. Jacuzzi and shower also leaks and sprayed water from the handle when turned on. Not really a big issue, just leaky pipes. The door to the beach needs to be oiled. Very difficult to open and close. Even husband had trouble opening and closing it. Staff noted and came to demonstrate and said just needed more strength to open. There's a cafe nearby, short walking distance but under borneo beach villas. Standard resort prices. Still more convenient to have your own car, or to bring lots of food/snacks for your stay. All in all still a good stay, but need to manage your expectations

    spacious ,but very obvious that it has not been mantained for a while,and lots of cockroaches. bottom of the pool is slimy and green. and 138 has toilet issues, not flushing because it is clogged.

    The scene is good for stress relief but water heater is not functioning so I don't enjoy the jacuzzi, masterbedroom is huge, apartment is spacious, the kitchen is fully equiped, I can see the sea from my balcony.

    Beautiful place. Our 1st house have broken tv and uncleaned pool. Probably because its rainy season and fully booked. But they immediately changed to a more cleaner house. The room was nice n cozy. Living hall was spacious.

    Great place to chillax. Minor issue is they should maintain the place better ie the swimming pool, the villa main door etc... Other than that, no complain.

    For the first rule saying cant karaoke on 10 pm but suddenly warning us cant karaoke still on 8.30pm we rent there was for fun and enjoying but we still follow and after we stop other room was karaoke 9- 10pm but no body to stop them ??? IS IT COMPLAINT FROM NEIGHBOUR OR YOUR STAFF JUST DOING COMPLANING WE DIDNT COME FOR SLEEP YA WE COME 1 DAY FOR ENJOY AND HAVE FUN !! WHO CANT ACCEPT PEOPLE HAVE KARAOKE THAN CAN SEPERATE PLACE GIVE THEM DEKAT HUTAN SANA
