    Perfect! Stayed in 3 villas with my whole family for my son's birthday. We had countless stay here due the location and amenities. As always, we love the beautiful beach and the private pools, this really made our stay memorable. At first we had issue with the air-cond in the living room, but it was solved in no time. Great place, great service. We had another amazing stay with family here. will definitely come back. Thank you Borneo Beach Villa for having us 🫶🏻❤️

    Perfect We had a wonderful 2D1N stay at Borneo Beach Villas! The villa was cozy, and the beachfront view was amazing. We had a slight issue with the air conditioner at night, but the staff responded swiftly and fixed it within minutes—truly excellent service! Thank you for the great hospitality. Looking forward to coming back!

    Complete run down unit and area, with extreme poor maintenance. No sense of cleaning the unit, the staircase, elevator. Water pressure is often times so poor, that you cannot shower. Cupboard stink, pan for cooking is discusting, AC are extreme dirty, guess not maintained/ cleaned for more then 5 years and the upholstery of sofa and chairs seems to be alive. AC in living room and kitchen not working at all. Please note that you are not able to swim in the sea due to waves, at the same time of the year, swimming in KK city is possible at other hotels facing the seaside. As a frequent traveler (100 days a year traveling) I do not recommend staying here at all, my worst experience ever. Plus Points: friendly staff and nice sea view

    Been here a few times, latest was on February, last month with my family. We had fun. Location is strategic. It is just that our villa was still on housekeeping when we get there for check in at 3pm during our recent stay. We get to enter the villa after almost an hour later. Nevertheless, the housekeeping staff was good and tried their best to clean fast. We were also given extra 1 hour for check out to compensate the late check in.

    Borneo Beach Villas is so rundown, severely understaffed and poorly maintained that it borders on being a scam. This property should be shut down by the authorities so that it doesn't ruin Sabah tourism. We booked 5 rooms. It was so badly understaffed that only 1 room was ready for check-in when we arrived at 4pm although check-in time is at 3pm. The one room (villa) was ready simply because it was turned over in such a rush that it was hardly cleaned. The floor was so dirty the soles of our feet were black with dirt walking around the room. Rubbish strewn all over the patio area weren't cleaned up. We were told by the 3 staff cleaning our units that they are the only crew servicing the entire property. No surprise then that the result is shoddy. There was even a big dead cockroach under the edge of a bed. By the time we got the key to the last room it was 7pm. - There wasn't a single room that did not have any issues. - Air conditioners that weren't working. 2 units had aircons that were faulty to the point the in-house engineering team couldn't fix and outside contractors had to be brought in. 1 of them remained unfixed when we checked out as the contractor could not come in before we checked out. - Toilets that couldn't flush. - Water heater that didn't work. - Loose bath tub plug (forget about having a nice soak in the bathtub) - Safe deposit boxes that were locked out. - Broken or dirty kettles. (One was even labelled as broken -'rosak') - Badly worn pots and pans. - Dishes that are not thoroughly cleaned. - Villa's pool is very dirty. - Rooms have musty smell. - Cracks on bathroom ceiling causing paint bits to fall off everytime the glass door was opened or closed (no, don't panic, you do not have a dandruff problem). - Towel hygiene was inconsistent. We had some towels that were badly stained or smelly. Even the housekeeping staff shook her head when she saw them. - Water pressure was low. Fact that every room came with a big plastic water bucket with a pail as contingency suggests that this is a long standing issue. The only saving grace for this place is that the staff and manager were impeccable in their courtesy and responsiveness despite being inundated with problems due to the property being old and badly maintained. With the property hardware having no positive selling point of whatsoever, it relies on the scenery as the sole selling point. Alas, the sea view is beautiful from the room but once you get to the beach, it is full of litter (mainly plastic water bottles). Cut down the trees shielding the rubbish, an aerial view would have convinced anyone that this is a landfill. One that is 20minutes away from the nearest shops and amenities by cab which are very difficult to book due to the remoteness of this place. So if you feel tempted by the seaview and the spacious rooms and generous bedding configuration, don't fall for the temptation. These are hardly worth all the inconveniences that are guaranteed to befall anyone staying here. This property is closer to being a refugee camp than a holiday accommodation.

    Avoid at All Costs! Attention! Do not stay here. This hotel is completely run-down and in a terrible state. Ownership changed, conditions have drastically worsened. Expect dangerously unstable balconies, closed or unusable facilities, and filthy rooms. It’s clear that maintenance is not a priority, making the stay not only uncomfortable but also unsafe. Strongly recommend looking elsewhere!

    I’m staying here for one night with my wife and five kids. Initially, I was skeptical after reading some mixed reviews, but I decided to experience it for myself. So far, the room is great—spacious, with a bathtub and sauna in the bathroom. The bed and pillows are comfortable. We really enjoyed the pool; the water is clear and perfect for swimming. From the outside, the building looks a bit worn, but the interior is well-maintained, with ongoing maintenance work. I would definitely stay here again.
