The bungalow is beautifully renovated with more modern take. The rooms are clean and have all the necessary amenities. The views from the rooms and surrounding are killer. The pool is clean and spacious and the private pool in the villa is a fun addition. Access road has a few pot holes but nothing too bad. We really enjoyed the homely atmosphere and service. The staff were extremely helpful and always with a smile. Food tasted really good and consistent. Portion sizes were good. We had a great holiday and have nothing to complain about. Prices are mid to upper range but you get a worthy return. Definitely recommend Rosyth Estate House for a calm, relaxing and recharging holiday.

We had a pleasant stay and the staff were lovely. Overall the experience was the least comfortable or luxurious of the Sri Lankan hotels in this price bracket that we stayed in. We were the only guests for the four nights we stayed, the owners were away and the manager on leave for some of the time so we’ve summarised some feedback below in the hope this might be useful. Mosquito nets round the beds and fans on the veranda and in the pool lounge to deter mosquitos would be appreciated. The kitchen timings and quality of service were inconsistent. On some days the coffee was excellent, on others as weak as flavoured water. A plate of hot eggs would be served with delicious, but completely cold, side items like mushrooms on soggy bread. The toast - bleached white, pre sliced long-life supermarket bread- was served so far in advance of the jam and butter it was often cold. One table spoon of raspberry jam between a party of three seemed unnecessarily prudent. Similarly the curries, while delicious, were served in tiny bowls, allocating one dessert spoon, with two small chunks of chicken or fish, per person. The staff would happily serve you more if you asked, but every meal sitting was a repetition of asking and waiting for an additional serving and it made dining experiences unnecessarily disjointed and awkward. The juices were bland, with chunks of unblended fruits, the metal straws not properly washed, so a first sip of iced coffee came with a mouthful of someone else’s pineapple juice from the day before, granted one of our group is a patisserie chef but we all found the desserts a disappointment: the crumbles too dry and the set gelatine desserts tasteless with the consistency of blancmange, whether described as coconut or coffee. There aren’t other places to eat nearby or to buy food for day trips, so we were disappointed that the only option for sandwiches was inedible, bleached, white bread tomato sandwiches covered with an inch of oily, salty mayonnaise. I want to stress that we had a very pleasant, relaxing stay and the staff are really lovely, but we felt disappointed that some areas of service could be updated to make the stay more memorable for positive reasons.

Amazing location, calming atmosphere, understated elegance. Both chefs are superb. All the staff are friendly, attentive and thoughtful. It's hard to imagine how this place could be any better.

Hidden up a winding road, this is a gem of a boutique hotel. Situated on beautiful tropical acreage, the hotel has expanded from its original colonial house to 8 unique rooms and bungalows. On arrival Chef checked any food allergies or preferences which was great as we had vegetarians and meat eaters in our group. The rooms had a four poster comfortable bed and the air conditioning and fan made it very pleasant . Rooms had bar fridges and tea/coffee making facilities. Dinners were Sri Lankan cuisine of a high level that changed every day or A La Carte was available for those in need of a change. The food was scrumptious and try the chocolate lava cake if it’s on the menu! Swimming pool was lovely with a open yoga platform next to it. Masseurs are on Staff and my Millennials said it was a great deep tissue massage. We popped next door to the newly acquired tea plantation to learn about the organic hand rolled teas that would be on offer. The tasting was excellent. I see this as a great place to recover from jet lag, hold a family reunion or company retreat or just relax after 6 days of touring like us. We played cards, swam and felt rejuvenated in this tropical paradise. Cooking classes were also offered and hiking is available to the energetic . Lots of areas on the property to get away from everyone too or have a quiet moment. Some points to note. The road in is slow going and a bit rough but Google maps had no trouble finding it . The property is up about 4 flights of stairs which is best tackled in daylight for anyone with mobility issues as there were no handrails on some parts. (Hopefully that will be considered in the future.) Wifi was ok but occasionally dropped out so we tethered off our phones to stream our iPads or do work. Bring insect repellent as the beautiful vegetation setting does mean a few mosquitoes. I loved seeing the occasional monkey and lots of butterflies and birds. Hosts Farzana and Neil were on site and most gracious and welcoming. Dilantha and the rest of the Staff were excellent. We found the price extremely competitive given the high standards of the property and food . We will definitely be back with other family members.

I would give these guys 10 stars if I could. Absolutely beautiful place, a haven in the middle of the jungle. We got an upgrade to the INSANE rock villa, with private infinity pool and amazing views. Early morning complimentary yoga, spa, pool, estate walk, tea factory visit (the hotel is on a working tea plantation) and... the food, which is superb. I don't understand the negative reviews, especially about location - this place is in the middle of nowhere, but you don't need to leave! The perfect spot to relax for a few days. There's even a library to delve into if you finish your book.

Such a lovely restful stay in a beautiful and very comfortable property. The staff and owners could not be more welcoming and accommodating nor the food any more delicious. A must do for anyone travelling round the South.

We came over from the UK in September 2022 and stayed here for the last leg of our Sri Lanka trip. It is a beautiful venue, located in the heart of the jungle and has exceptional views. Slightly off the beaten track, it offers peace, quiet, tranquility and relaxation. The complementary yoga class and massage we received reflects the general ambiance. The guided tour around the estate provided a real insight into the tea and rubber industries in Sri Lanka. The facilities are top class, we had a spacious bedroom with a lovely bed, a balcony looking out over the jungle and had everything we needed for a relaxing stay including an outdoor bath! The staff were very friendly and always able to accommodate our mealtimes. The food was excellent, especially the curries, roti and the egg hoppers! It is very well located for a day trip to Kandy as well as local elephant sanctuaries and we would highly recommend it as a place to stay.

Rosyth House is absolutley stunning and located in a beautiful setting. You can have a guided walk through the tea plantation which is fascinating, the facilities are perfect for relaxing and the food is fantastic. We met the owners who are lovely, they have spent a lot of time and care to create the perfect place to relax. Lots of nice little touches to give you the wow factor. The staff are really friendly but also very professional.
