    Want to live among trash and risk your health? Look no further! We live in the condominiums BEHIND this dump of a complex and the trash just keeps piling up. It’s been like this since BEFORE Christmas Eve. I’ve tried calling but they never answer, hence the review. This is disgusting.

    I'm a current resident at the six-month point of my seven-month lease and I will not be renewing. There were roaches as soon as we entered the unit and it was truly unbearable for the first month until we got it taken care of with pest control. The problem has returned and I can't deal with it anymore. The view is beautiful from the backyard with the huge patio over a pond and that was what attracted us, but not for $700 more a month to renew another 7-month lease. We are getting a MUCH nicer and newer apartment for that kind of money. They are literally trying to charge us $700 more a month for the same thing, it's ridiculous. The new management (Morgan) came in and made things worse. First of all, nobody picks up the phone or answers voicemails. No maintenance issues get taken care of through the app or phone unless you go into the office and speak to somebody directly, and then MAYBE it'll get taken care of. The pool is often closed with no notice/apparent reason until you get there and see it's closed. Broken sprinklers are turned on and left running throughout the night on the property, even when it is currently raining. I would recommend moving elsewhere, especially seeing how much rates are increasing here so quickly with the new management.

    I will be moving out of this place once my lease is up. But let me tell you the issues I have had with this place. DO NOT MOVE HERE All they care about is locking you into a lease so you have to pay rent and they can ignore you if you need anything at all! Property manager is worthless! Cockroaches… enough said here.. Rats… I think that’s enough said as well… Windows had leaks allowing water to run down the walls… took them forever to fix! Air conditioning unit constantly breaking down and causing incredibly high electric bill… took at least 10 trouble calls for them to come up with a permanent fix and over a year of dealing with it. Hot water and regular water constantly being shut off without warning. People constantly doing 30+ mph through parking lot. Making it dangerous for people and kids… Vehicle broken into, becoming very unsafe in this area. Trash always piling up at the collection point to where it is unsanitary. There is “growth” by my bathtub. Dishwasher went out (seal) and it took two months and two maintenance tickets to finally get it fixed. They also installed lights outside that run off of your power and don’t give you an option to turn them off… but you will pay for those! Did they ask for permission to use my electricity? Nope… They will charge you a trash fee, a amenity fee, a service fee, a mandatory insurance fee, water fee, sewer fee… I wasn’t even in my apartment for two months do to traveling but I still got big utility bills. Oh and if your dog poops and someone complains then you will get a fee for that too! We always pick ours up but people have been getting mad about that! The shower head didn’t work when I moved in, I had to fix that… The sink down stairs doesn’t really drain The toilet fill valve needs replaced. I had a neighbor threaten me… the office did nothing. Neighbors constantly playing loud music to the point it vibrates my walls and pictures fall off the walls. I have complained over twenty times. Parking lot smells like weed because people are continually smoking weed in their cars outside. Lawn care guys will blow excessive dirt all over your vehicle. They absolutely will not answer the office phone when you call… they will ignore you for a solid 30 minutes while you’re waiting in the office. Pool is closed a lot. Laundry machines don’t work half of the time. They are more concerned with outside appearance rather than making the units better… probably to make people assume it’s nicer than it is to a live here. Packages get stolen from door step Maintenance men park in your parking spot instead of out of the way of residents. Office does nothing about this. Neighbors dog barks constantly for hours at a time, office does nothing. Live by the water? Great! Guess what, no fishing, no swimming, no boating/kayaking… guess you just look at it… Ac filters? They make u buy and replace… they don’t clean or maintain anything… they wait until it breaks and then make u wait some more to fix it. One of my photos show how the soffit is rotting and pipes on exterior of buildings are falling off! It’s okay though because it’s in the back so new residents can’t see it. The offices solution to most of your problems is to ignore you until you go away. Recently they made everyone come to the office and give up insurance and registration information for their cars so they can give you a “parking pass” that is not required or stated anywhere in the lease. But they said if I don’t give up my insurance and registration for this pass I will be towed. These people are are slim lords and tyrants. There is much much more that I’m not thinking of right now… hopefully this is enough of my experience to show u that this place isn’t a place to move to! They make sure to collect their rent on time, but if you got an issue… you better wait! During the hurricane they send emails about rent being due… enough said right there… Also the last photo is toilet paper and sewage on the ground that they don’t clean up next to one of the buildings

    The apartment complex is very nice, but that is all, just don't move there! I lived there for more than a year and everything was fine until I had rats coming in and I had to wait more than a month and I had to go almost every day to the office so they can go and fix the problem and I have rats coming in until the last day I spent there, we also had mold and I had to throw away my bed, dresser, shoes and clothes and on top of everything when I moved out they charged me for blinds that were already broken and with mold.

    500 units. Run down. Carpets in hallways ripped and smelling. The apartments one bedroom are small, dark and don’t smell right. No one answered the phone but when you get there in person they are sitting with no interruptions. The leasing office on Sat 4/23 never talked about any of the amenities. I asked about the gym and I got a COVID response and no definitive answer on hours of operation. She never reviewed anything else. Just the model apartment which was a dump in my opinion. The pool which is under construction? This is Florida???No tour of the property at all. The property is old and run down. Not attractive at all! You can tell it has not been cared for!You have one entrance in and out not gated onto a very busy street. You have to pray when coming out or in onto the busy street that you can make it across!The floor plan layout is terrible. Why would you place a bookcase in the middle of a dining area and living space. Also 2nd floor : your ac condenser is on your patio??? Think about that??? Noise leaks etc! Stupid idea. You will also have internet included but not cable . You will pay water ,sewer, at an average of like units??? Really! Spectrum and Tampa electric are your service providers for cable and electric. You will pay a monthly fee to throw your own trash out. Sorry forgot what the fee was?This is why I always take the time to visit the area, because you never know what your coming into. I would not rent here. Also don’t trust your virtual tour. I have noted through experience in Florida that what you see is not necessarily what you get. Ask for pics of your new living space and neighborhood before you commit or have someone visit for you. Once you commit your stuck.

    Attempted to call the office 4 times over a 42 min period to ensure I would be able to tour a unit today. Last Saturday (one week ago) I was scheduled to tour but was told the golf cart died earlier that day so we couldn’t. Fast forward a week today, and I cannot get ahold of anybody to make sure I can tour property. On the 4th call, I expressed the inconvenience and slight unprofessionalism I experienced with the situation in the first place, and canceled my appointment to tour today. Looking for a much more professional and responsive management/staff for this last year of renting before purchasing a home. This experience and the other reviews indicate are there are much larger issues here.

    1 star is too nice. If I could put 0 I would. The leasing office never answers the phone. The buildings are infested with bugs, huge roaches, fleas. They also don’t pay anyone to keep up with the buildings cleanliness so they are dirty and smell. The lights in the buildings do not work/daytime or night time. So at night time the buildings are completely dark, how is this safe? The street lights don’t work either, maybe a few on each road but not all. Every time you need some type of help from the office they offer the bare minimum of help. They pretty much are there just to take your money. They don’t care about you or your inconveniences. They installed my new washer and dryer incorrectly & I couldn’t use it for about a month. The laundry they offer none of them work, it’s run down and they all have written words saying “don’t work, or fix me”. My ac was leaking water on my carpet for almost two weeks,(mold can grow in wet dark places) even with putting a request on the website I still had to call, or show up to the office and demand help. This place is cheap, &inconsiderate of their residents but they expect luxury pay. I haven’t lived here past 6 months and I can tell you I will not be re leasing. Please save your time and look else where because this place is not welcoming at all!

    I have lived here for 5 years, and the issues have just gotten worse every year. The first year, my air conditioning broke 14 times in one summer (yes, 14... I still have the maintenance requests). I had to buy my own washer and dryer, and the piping in the walls was incorrectly installed which caused flooding in the hallway bathroom. The complex told me they would be providing me a washer dryer 2 years after they had made me purchase my own. I ended up donating a nearly new $1100 washer dryer because they said the replacement couldn’t wait until I moved out. The worst issue, however, is the roach infestation. I am an absolute clean freak and we have had dozens of exterminator visits. We even emptied out our entire kitchen; cabinets and pantry, still roaches. There is mold in the bathrooms and walls. The pipes leak and leave mold in the carpets. Jane French is the only helpful person in that office. Everyone else is rude, lazy, and useless. They have switched property managers several times since I have been here. Please save yourself the trouble and look elsewhere. My rent has gone up from $1100 when I first moved in, to nearly $1500, for a roach and mold-infested apartment.

    Would not recommend. If you do decide to go with them perform a thorough inspection prior to lease signing. Outdoor dirt was visible in gaps along floor edges downstairs. Maintenance failed to properly seal exposed areas. Have your own pest control company on standby! Pest control company hired by complex fail to properly spray trouble areas. Huge palmetto bugs aka outdoor roaches invade downstairs any time of the day!

    Would not recommend. Maintenance men should be there for WORK purposes, not to compliment you multiple times in your own apartment and make you uncomfortable and feel unsafe. The trash situation was not a good idea, many residents dropped trash on the road on there way to the dump and often times it would just be left there on the road or the dumpster would overflow. The pool was always dirty. So expensive for how little storage and space you get and the quality of the apartment itself is not worth the cost. Very glad to be moving out of this place. Not sure if this guy is a resident but I would see him walking around the complex and pool area MULTIPLE times a day and even saw him peeing on the side of the building in broad daylight 2 times and taking his shirt off in the middle of the sidewalk for no reason and banging on a door a few apartments down from mine one evening. Never again. Getting in contact with the leasing office was nearly impossible and you would be sent to voicemail almost every time. Never had so many issues with ants at an apartment.

    NoPlease do not waste your time or money on this community. The office staff , especially the manager, Ivette, is very rude and condescending. The maintenance staff is lazy and constantly changing. My A/C unit has been broken for months. I have called for repair over 20 times, they patch it up, it'll work for a week .. then back to the same issue... this has been going on for months. I had advised the maintenance tech and management that my brother has a heart condition and can not over heat or get sick due to the heat, i was advised that i needed to contact the maintenance manager , who then proceeds to decline to provide an A/C window unit to help cool the apartment. The office staff and maintenance staff are very unprofessional. The apartment is not worth the stress of the maintenance issues and sarcastic, rude remarks from the property manager t worth the money! There are always issues with the water. The staff never responds . Even for maintenance emergencies. Don’t waste your time or money .

    I never got a response from anyone and I’m pretty sure my review got deleted so I’ll try again. If you’re looking for a place to live, do not waste your hard earned money with this property management company, Morgan Properties is an absolute scam. I have never met a group of more unprofessional people in my life. Upon move-in, we didn’t get to see the unit prior to moving in. Had we known we were getting a unit still covered in husky hair and infested with fleas from the previous renters, we would have never signed the lease. The place was in bad condition when we arrived, they tried to make us wait an extra month to move in as if we could just wait around for them to postpone on the AGREED MOVE IN DATE. LOL. On top of that, we filled out our move in inspection sheet, indicating that our carpets were lifted in certain areas, there was a broken window, the vanity light was hanging off the wall and was ready to fall at any given point. The handrail for the stairs was not even remotely secure, completely out of code and unsafe. Luckily I am a person who is capable of not using the handrail all the time but what if it was someone moving into this unit that needed a bit more assistance from the handrail? That person would have had a 99% chance of falling down the stairs because the handrail was not secure! The carpet on the stairs was so loose and wasn’t secured to the treads of the stairs so if you weren’t careful, it would slide out from under you. I still to this day have a massive dent in my shin bone due to these stairs, thanks MORGAN PROPERTIES. The drywall in our master bedroom fell down due to something large, either a raccoon or a cat running around on the rotted out rafters in the attic causing 30+ year old insulation to fall all over my new bed and all of my belongings. They said they would fix it by replacing the entire ceiling, they didn’t. They just put some screw in the drywall that was drooping down, just putting a little band aid on the problem. Great job guys. Listen, I could go on and on by how awful it was from the beginning, but it gets WORSE. That move in inspection sheet we filled out to indicate the flaws and issues we noticed upon moving in? We might as well have never even filled it out. Here’s why: We turned in our move in inspection sheet, and upon moving out, they claimed we never filled out the sheet! They sent us a bill for almost 700 dollars to replace the carpet which was already atrocious, flea infested, and clearly not new. I sent them over my copy of the move in inspection, and they said I filled it out after I had lived there for 2 years and after we had already moved out. UHHH WHAT?! They didn’t even give me the benefit of the doubt that they were the ones who improperly file EVERYONES information, they didn’t even have the decency to admit they lost my move In inspection! So guess who was the one who was practically forced into paying that 700 dollar carpet bill due to their irresponsibility? That’s right, it was me. I am still to this day wanting to hire a lawyer to sue this place. First of all, renters do not pay for normal wear and tear. Second of all, this carpet was already used. And third, a water pipe had burst inside the wall causing the entire bottom floor carpet to become soaked, causing mold and mildew. Oh but that’s my fault? Okay, Morgan properties. The hole that was cut to fix the pipe in the wall by the maintenance guy? That was never fixed. But hey, the carpet we cleaned on a normal basis was our responsibility to pay for when we moved out because you guys want someone else to fund your new flooring. This place needs some serious help, and I’ve heard nothing but bad things across the board for any Morgan properties locations. These people are not in it to provide good service, they just want your money, they will find any way to weasel their way to sucking more money from your pocket. Morgan Properties, if you’re reading this, please do reach out regarding the 700 dollar bill you sent to me. Please, I’d love to have a word or two about that.

    This place has no idea how to take care of maintenance issues. Calling to get an AC fix over 8 times in 3 months is unacceptable. And it’s still not fixed. Update, they finally did come after the 11th maintenance request and third trip to the office to try to get someone to fix it. The solution was really simple apparently. All they needed to do was clean the and it took 30 minutes. My AC has been working great ever since. Still only giving two stars because it should not be that difficult. I really don’t have any other complaints about this place just be warned that you may have to work really hard to get you maintenance request fulfilled.

    They stayed over the phone and in person they accept the voucher. I went up there twice asked the same question and viewed the apartment I wanted. I finally did the application. The older lady in the office said my income isn’t at 4000 I make a thousand less. I told her I have the voucher she said they don’t accept it. I said lady I came twice spoke out loud about the voucher and it was stated y’all do . I asked to speak with manager and residential manager but they won’t respond because I would like my application fee back due the lie that was told to me and wasting my time. If not I will dispute it or continue and call corporate because this is not fair especially if I was there more than once saying to bring my voucher later

    Moved and changed address, only for two pieces of mail that were important get delivered to the old address and the current tenants stole a check and somehow were able to cash it and stole a package for my daughter from her grandma with things that were customized to her! We had to report both times and I tried contacting the office with no results. Yes USPS is at fault for not making sure to forward to us, as our address is changed and they should be checking but it’s pathetic that the tenants there are so careless and rude, and think stealing money and children’s presents is ok! It’s pretty sad I have to worry about my stuff going there and people being so inconsiderate and awful and instead of doing the right thing they take what isn’t there’s.

    My boyfriend has been dealing with A:/C issues for months now it keeps freezing and when I went up to the office to get a new filter for him while he was working I was told by a lady in the front office that they had the filter and then the person she was speaking with read off the size of the filter and told me I can go buy a pack for cheap, instead of providing the air filter as explained to my boyfriend when they changed the original AC unit. The lady I spoke with had an attitude and they both sent me on my way adding that I needed to get rid of the air filter, again without providing a new one.

    The first day here I seen roaches! My stove was broke for 4 days. I never moved somewhere and the apartment was falling apart the first week. I asked for the property manager information and no one responded to me. Please do not fall for the pictures like I did. The only thing nice is the amenities and the model apartment!

    They charge you an excessive water bill even if you don't spend much. When I moved in they charged two extra days because they had closed the office early and I couldn't give them the key.

    We moved in back in 2012 and signed a 1 yr lease. I viewed the apartment and signed the lease before they finished repairs. We moved in a month after that and there were still many issues. We had old rotted wood windows. 1 of which fell about 4 months after moving in. It was reported several times and never fixed. We had to push the top part (the one that's supposed to be stationery) back up and put screws in to keep it in place but it wouldn't go all the way back up. We also water leakage and cracks underneath the windows. A dripping spicket outside, an outlet that never worked, fusebox painted over, a painted door seal that made the door stick shut, and mold that constantly blew thru the a/c. Moved in with cracked tiles on the floor that was blamed on us. We moved out at 8 months because of the lack of response for maintenance. We gave them a month and signed a paper saying that if they didn't make the proper repairs, we'd move out. While moving out they gave us an eviction. Things are tough these days, but you have any options.... DO NOT MOVE HERE.

    I visited The Park at Lake Magdalene to inquire about a 2 bedroom apartment home and was not sure what to expect. I can honestly say that the property and the staff exceeded my expectations by a long shot. The community was extremely well kept. The assistant manager Ivette was very helpful and Kind. She answered all of my questions. I decided to lease immediately. My move in was smooth and time efficient. I love my apartment and it's amazing lake view. I am very happy !!!

    The buildings are not kept up with at all. Filled with spiders, spider webs and roaches. There are multiple people living in uninhabitable circumstances, not only are the buildings neglected but the tenants are too. If its not a bug problem its an AC problem, they will leave you without AC for weeks. For a place that charges an arm and a leg for an apartment home they will stress you out with all the negligence they have to offer. You can find something much more cleanly and modern for either the same price or better. Run while you can. :)

    One of my friends is a resident and she had to stay with me for a bit because her place was infested. She tried reaching out multiple times for the unit to be treated. The leasing office was neglecting the entire situation and took over a month to address her problem. They still charged her a full months rent without any discounts, apologies or even any concern for her living situation. This place is unprofessional, nasty, and inhumane. Do not waste your time or your hard working money here.

    By far the worst place to live with the worst accommodations, and the worst customer service. I am absolutely disappointed in this establishment. For one the common areas are always nasty, entryway looks terrible, aggressive, speed bumps, and the workers are just straight forward rude. I cannot wait for new management to come along. Just goes to show why this place is only rated at a two star. I’d give them a zero if I could.

    This property is in excellent hands with the new mgmt, they have gone above and beyond when ever there's been a concern (which have been few and far between). In 12 months, I've had 2 maintenance issues, both resolved within 24hrs. In those 12 months, there have also been numerous improvements to both the amenities & the property itself. I'll definitely be extending my stay here, thanks to Evelyn and her team.

    I am a new resident at Park at Lake Magdalene. I have found kind and competent help through every step..The apartment was very clean and ready for move in. Maintenance has responded promptly to requests for assistance with one issue. Leasing and management personnel have been super! Great first impressions!

    omg I went to a friends house and I was terrified no lights no street lights nothing just darkness which is VERY UNSAFE. There was flys soon as you walk into the building hitting my face. Also the hallways are very stink. Dead flys almost everywhere in her apartments which is disgusting and makes my skin itch. So I guess you can basically say she’s living in an uninhabitable circumstances due to how bad off these apartments are. You would think these apartments would be nicely kept up because there’s so many of them and there so expensive. You guys have to do to do better. So not worth the rent.

    Great community, I was able to speak to the management office, specifically Ms. Jane and Ms. Jaylene, and they were very professional and knowledgeable on their community. I was able to meet a few of the other residents as well and I was glad to see other people my age as well as all kinds of other people that were pleasant to come across.

    We just moved into this apartment complex and the reviews were questionable but kris was kind and helpful. Initially, when my husband check the sample unit, they mentioned there was no carpet in the living room. When we got the keys to our apartment, there was carpet. Maria, the regional manager was kind enough to accommodate us to take out the carpet to replace it with hardwood floors. Overall, our move-in experience was good.

    Since I visited the place for the first time, I was enchanted. Management is great, customer service is wonderful. Upon moving in we had a problem with the townhome and Evelyn resolved it immediately, for which I will be forever grateful. The townhome is beautiful and the rent is fair compared to other places. The only complaint I have is the air conditioning and from what I've read in the reviews, I'm not the only one. The air is not cold enough and the house always stays at least 79 degrees even at night. We reported to maintenance and the maintenance manager came giving an excuse that was not at all logical. That the air does not cool because the temperature outside is very hot. Isn't an a/c for that? To cool down the place no matter how hot it is outside? Then he dares to say that the air is in perfect condition when it is not. That if I stood under the a/c window I would feel the brief breeze. And is it that I am going to sleep standing under the air window so that it gives me fresh air? If the air gets to 70 degrees and it's 80 degrees outside, even if it doesn't go down to 70 degrees it stays between 70-73. On nights when the temperature is 73-76 degrees outside, my house still stays above 78 degrees. You should definitely have someone specialized in a/c to do the inspections and the corresponding fixes and not have someone who really doesn't have any logic in their approach. Having a house with "a/c", I was forced to invest in fans so that the house cools down a bit. And not to mention the hell it is inside when the stove is turned on to cook. Outside of this, it is a good place to live.

    It's been almost a month since I moved in and so far I had no issues. The leasing office staff, particularly Kirssy, was very attentive and made a move in process easy. My apartment has a new flooring and new carpets in the bedrooms with a fresh coat of paint on the walls. I had to place a maintenence request and to my surprise it took less than 24 hours to respond. Shout-out to Fransico who had me at "I wanna do it the right way". The grounds are clean and well maintained. My recommendations: - To place another trash collector on the other side of the complex or offer a daily trash pick up service. - Install more pet stations around the complex. So far there is only one. Overall, so far so good.

    I have been living at Park at Lake Magdalene for 9 1/2 years. For the most part, I have enjoyed living here and have been quite content. I have only had a few issues over these past 9 1/2 years, and when I did, it has always been taken care of in a timely manner. I believe PLM has made some very positive changes, especially in the past couple of years. I have no complaints whatsoever, except that maybe the "screening process" should be tightened up somewhat. (i.e. tenants being able to move in without themselves being on the lease, but having been fraudulently signed for by other relatives who have no intention of living in the apartment themselves....because the actual tenant would be unable to be approved for whatever reason). That seems to have happened on a regular basis.
