    We’ve lived in Carlton arms for almost two years now. We’ve had a door that we’ve requested to be fixed when we first moved in, has yet to be fixed. Our dryer went out on Tuesday and they told me they “didn’t know” when it was going to be fixed. It’s now Saturday and still have no dryer at our house. Our AC unit goes out about every month, they come do a patch job and never actually fix the problem. The whole parking perment thing is a complete joke! People park wherever they want to and management can’t and won’t do anything about it except write a “notice” that they’re parked in the wrong spot. People that don’t live here park where you live and you have no where to park. They say all the time in the letters about towing cars but that’s useless cause nothing is ever done about it. I’ve gone up to the head of Carlton arms and talked to him personally and nothing is ever done about it to this day. My mother in law had her toilet “fixed” a couple weeks ago and whoever fixed it didn’t tighten it right so her entire closet floor is SOAKED with water and now we have a huge water stain on the walls. We really enjoyed it when we first moved it but it’s really just all a joke for all that you have to pay for here. Really disappointed in this place.

    I've lived here two years. I like it but they raised the rent a little too drastically for my taste. Fairly quick on repairs except it took a month to repair my microwave.

    I appreciate living here at Carlton Arms. The apartments are well-maintained, spacious and the rent is very competitive to surrounding apartments. I just renewed my least for a third year stay. Although the rents are competitive, I must say they have been increasing quite a bit annually and more this current year. For 2 reasons, I would have chose a 3 1/2 star if that was an option. This year, in addition to the increased rent, a $40 monthly assessment will be assessed monthly beginning in January 2024 for a digital streaming package. For most, that is a great deal. However, for my family, budget and Faith it is not. We currently get cable included which we do not use and have not turned in the television for about 2 years. Due to our faith, we do not entertain ourselves with TV nor stream movies. Now, I’m being forced to pay $40 for something that I don’t need (streaming, internet, cable). We currently only use internet and we qualify, based on circumstances, for the $25/month plan, and the internet works great. Under the new plan, I will be forced to pay more because of a deal that was worked out and I had no say so. It really stinks that I will be forced to pay more for what I already use and other stuff that I don’t need. The second downfall is that the parking is not always great. There is a guest parking policy that is not at all well enforced. So, I often come home and have to park farther away from my building and walk back because unauthorized cars are taking up the spaces. Some park and leave the car for days. The funny thing is, I’m usually inconvenienced when it matters most (having to carry in lots of groceries or having my foot in a boot and shouldn’t be walking too much, to name a few). Life here would be much more pleasing if they would assign at least a parking space to each apartment and enforce the guess parking rule. Then we wouldn’t have one apartment with 6 guests taking up spaces or others leaving their vehicles while they are out-of-town although they don’t live here. The parking is the greatest reason I’m planning to move next year. Besides those two things, Carlton Arms is a great place to live. If you don’t mind the parking situation (worse in the back of the complex), I do believe you will find this a great experience and great place to live. Check it out!

    The staff is kind and attentive. They have breakfast once a month for all residents, they have appreciation day, Christmas celebration with a Santa appearance for the kids and other activities for residents! Maintenance requests are done in a timely manner. It’s a nice place to live.

    I have not reviewed Mahaffey as a whole yet. I don't think it's fair to the owner of that last name since I have not met him yet but I plan to. I want him to know what happened to my family and I dealing with Carlton Arms of Winter Haven and other "corporate" staff who are mishandling. They are not operating on the basis of looking for resolutions and keeping tenants with basic needs and sanitary healthy housing. I am a single mom who went unhoused from negligence of a previous private landlord. Last November my daughter, pet, and I were removed from the waitlist with no contact and the office lied about reaching out. I had waited about a year and was told to reapply. I kept pushing because they were not following honest business practices. Since we were unhoused they figured they could place us in a unit that they have a history of rodent issues and specifically mice in walls. We have and are dealing with rotting carcasses behind the sheetrock. This has caused maggots, horseflies, roaches, and I am praying no fleas. After a year of this I just spent at least the last 13 Thursdays having my unit treated and the pest control can not get to the source of what they smelled in here behind the walls. They have a contract for roaches only and they do not clear Carlton Arms of Winter Haven before renting to new tenants. They are too cheap. They caused me to lose employment and just lost wages in general along with a financial domino effect including credit so now suing is all I want to do since the director lied to my daughter and I about placing us in a rodent free unit before her birthday which is today. Waking up to strong odor and roaches again with threats to evict and an offer to release from contract. They like to have conflict here so I guess they are bored with their jobs. I wish they actually did what they were here for. It's a cute community just run down and mishandled but it has so much potential and really great tenants. Sadly I have met so many with unfortunate stories of their own. Although my case is severe I am not alone and my family and I have found much comfort in that. I lost my job in which I worked hard for that can net $200k+ since I have to call out constantly for maintenance or pest control. I am a little behind in my bills as I had to resort to grocery delivery to the Winter Haven/Lake Wales Community and beyond. Most of my customers live in Carlton Arms. We have met so many people that are unhappy here. It doesn't have to be this way. Those who have moved on that we have met have been greatly affected when it comes to housing and finance just like us. We do not recommend anyone partaking in risky business dealings with this "business". Single moms and those with minor children and pet owners beware. At the end of the day we have a higher power who wants us to pray for the spiritually sick. I did that but I have to advance with legal proceedings and make it a point to do so regularly. I never sue. I always try to work it out. Scott the Direct at Winter Haven shook my hand and gave me his word and he lied. Looking at the reviews and speaking with others I gather that they cater to new tenants until they get them. I was asked to put a positive review before because corporate was upset so I know they ask new tenants to help them out. I could say so much more and they know it but I won't because this isn't with malice. I love seeing people happy and flourishing in life. I don't want anyone to go through what I have because I literally feel sick every morning from the stench of the carcasses and it's been a year. Maintenance wants me to keep the AC on high so we can't smell the rotting carcasses. They pulled only one of the carcasses out of the wall and sealed the rest in. Advocating for a new unit has turned explosive and it's more of a high school clique looking for trouble instead of business professionals looking to maintain healthy business relationships happy tenants and sound sanitary healthy living environments rodent free. They want my minor daughter and I and our cat to go homeless.

    Fairly priced compared to the rest of the area. 2 pools, well maintained. The office calls to follow up on maintenance requests.

    Looks are everything. They stay on top of the looks and do a fair job with maintenance but the buildings are 20 years old and they are more concerned with profit than updating.
