    My wife and I stayed at the Palacete for 3 nights in late September 2018. On our last night, the ceiling in our room collapsed on us in the dead of night, causing serious injury to my wife. I narrowly escaped serious injury, perhaps death when a large piece of the plaster missed my head by mere centimeters. The collapse was followed by paramedics taking us to the hospital where we spent the evening in emergency. We were able to recover enough to make the flight home the next day. In the ensuing confusion and the mess in our suite, some personal articles of value were lost in the rubble as we were forced to leave quickly in case of further ceiling collapse. Since that time, the hotel has admitted to full responsibility for the event. The hotel contacted their insurance company who advised they would fully investigate our personal property losses, medical costs and non property claim. To this date, 5 months have passed and no progress has been made other than 'we continue to investigate'. Neither the hotel or the insurance company have reimbursed us for any of the above claim. We are extremely disappointed in both the hotel and the insurance company as we continue to wait and experience delay after delay in resolving this. We are also disappointed that our memories of a vacation in beautiful Portugal are marred by the ceiling collapse in the Sophia Room. At the time of the incident, we had advised the Palacete that we would not post on any social media as we viewed this as an unfortunate accident and they thanked us and advised us that this would be handled quickly and a top priority for the hotel and their goodwill. With no resolution in sight, we are reluctantly posting this negative review of the Palacete Chafariz d'El Rei.

    This is an exquisite boutique hotel with historic old world charm and first class service. We stayed for two nights at the Luxury River Suite and it was spectacular. There are only six rooms and every single staff member made us feel like we were the most important guest. They were incredibly attentive to detail. The breakfast (room service) was absolutely delicious. The Luxury River Suite has three floors with a 360 breath taking view. Having said that, there is no elevator and it would be hard for someone who has difficulty walking to go up and down the stairs. It can also take a minute to figure out how to get to the hotel. You can go in through the back and roll all of your luggage through the back alley or if you are in the front then go up the alley, bear right, up the stairs and ring the bell. My only regret is not staying a few more nights. The location was perfect for us because it was directly across the street from cruise port. I highly recommend staying at this beautiful boutique hotel and look forward to staying there again.

    Deceptive advertising and not worth the money. While the building is eclectic and curious in its own way, it is not “luxurious”, “exclusive” or “refined”. To get there from our Uber we had to walk through a filthy entrance, strewn with trash and fragrant of urine. I booked one of the more elegant seeming rooms on their website, with hardwood floors and grand windows, but they placed us in a dank attic room three flights up (with to no elevator) with carpet, little light, old unattractive furniture, and no historical detail. They eventually offered to move us, but at this point it was too late in evening to pack up and relocate. The staff are kind and the location in Alfama is convenient, but this is a two star experience with four star prices. They misrepresented the property and did not honor my reservation. I would like 50% of my payment back.

    I would give 6 stars to this hotel and its incredible staff if I could. Not only the house is full of historic details, meticulously recreated and maintained, and mixed with modern comfortable elements, but the attention of the staff is genuinely warm and caring that is hard to find in large hotels. Even if you don't stay here, please visit them for their daily tea room hours, Wednesday to Sunday, noon to 7pm. Afterwards, they close it to the public so that the guest could rest. Highly recommended.

    We can’t say enough positive things about our stay. The mansion had and incredible vibe and ambiance. The balcony overlooking the water was amazing. Our room was large and comfortable. The staff was extremely attentive, and helpful. Lastly, the breakfast was excellent with fresh juices and pastries. We would definitely stay here again.

    The concierge was extremely friendly and helpful. Everything was beautiful and clean. The complimentary breakfast was the best I’ve ever had. We had freshly squeezed orange juice, fresh pastries, and the best scrambled eggs on the planet. It felt like a home away from home. Even the guests were friendly. Best hotel I’ve ever been to.

    A stunning hotel in every way. Great access to all the most beautiful parts of Lisbon. We walked, ate and drank like kings and queens the whole time we were there. The hotel staff genuinely could not have done more to make our stay more magical. Thank you so much.

    Incredible service. Kind staff. Have not stayed here as I am a local. But have come for breakfast several times and adore this place. It's an incredible experience. Spent 4 hours on the last visit here lingering, conversing, and enjoying every aspect. A special place.

    Old world elegance with all the modern updates you need. We cannot say enough good things about this beautiful hotel/home. With only six suites, staff can and does provide guests with first class treatment. We LOVED this place. And don’t worry, once you figure out how to get to the back door (hint: up the alley, past the garbage cans, then up the stairs to the right), ring the bell and you will be greeted and welcomed in. It’s absolutely beautiful.

    We stayed here for the last couple of days of our honeymoon and could not have had a better experience. It is a stunning space with gorgeous rooms and public areas, exquisite breakfast, attentive staff, and a magical and romantic atmosphere. This place is so special. Anyone would be lucky to stay here and we hope to return one day!

    We loved this hotel: small hotel vibe, really interesting decor and features, clean, comfortable, and well-appointed. Best of all were the accommodating, friendly, and professional staff (they’ll even bring coffee to really early-risers like ourselves). The locate is fantastic, too… One word of caution, though: don’t follow Google Map directions and drive around back; go to the front side instead and ask staff to help you bring your luggage around!

    The hotel is located in a beautiful home built in the early 1900’s and has been maintained and renovated tastefully and yet keeps the same classic charm. Our room was wonderful—it had a large King bed, rain shower head, and full terrace overlooking the river. We enjoyed wine outside each night before dinner. The staff were incredible (Tiago and Xavier were who we interacted with most). We were treated like family, maybe even better than family. Lastly, the hotel breakfast was lovely out on the patio. We couldn’t have asked for a better stay. Five stars all around.

    The coolest Hotel ever. An old mansion house with not many rooms and amazing style. Nothing was too much trouble and the staff were amazing. Great location and underground parking is nearby. Ceiling didn't fall down either 😁

    Wow! Can't wait to return! Booked this resort for a fantastic rate at ʜᴏᴛᴇʟʙᴜʟʟʏ.ᴄᴏᴍ I like this hotel and I'm extremely grateful I stayed here cheaper than what I normally pay. No words needs to explain. One of a kind private luxury property experience. Breakfast made with love. SUPER !!! kind, sincere and friendly staff. I will come back here again without any doubt when I'm in Lisbon.

    Among the best hotel experiences of my life. We were greeted upon arrival by Xavier, who made sure our stay was as comfortable as possible, frequently offering to go way out of his way to help us, and offering to be on-call during his hours and days off. I cannot recommend the Palacete Chafariz d'El Rei more.

    been there many years ago. tres chic! one of the best hotels I have ever stayed in... and I still remember it. Location is not very central but you are still fast at the front and surrounded by many viewings. But see and go at least ones in your life :)

    Wonderful stay at Chafariz. The mansion couldn't be in a better location - quiet, slightly off the beaten path, but with Alfama at your doorstep. However, Xavier is who earned this five star review. He provides exceptional service in a kind and professional way, going above and beyond every single day. I truly felt like royalty thanks to him!

    Misleading advertising. Very lovely service. However, this is NOT a hotel. This is a very expensive and overrated bed and breakfast. If you want a nice old historic house with nice service for $450/night, then you have that. But don’t expect 4-5 star hotel comforts. It is a bed an breakfast. The advertising is very misleading.
