    TLDR: amazing location, absolutely atrocious maintenance and building upkeep, fire alarms interrupt sleep multiple times per year. Iā€™ve lived at AMLI for 3+ years and have had friends who have lived here for 6. The location is incredible, and park-facing units have a great view of O4W park. The leasing staff is kind, but the management of the building has been so awful that everyone I know is planning on leaving when their leases expire. The complex has taken a sharp turn for the worse in the past couple years. The biggest issue is that thereā€™s zero preventative maintenance. Things are allowed to get into such a state of disrepair that there are disruptive maintenance ā€œemergenciesā€ on a regular basis. This is especially annoying if you work from home. Three examples of this: 1. The fire alarm goes off hilariously often. There was a period when it was tripping in the middle of the night every couple weeks because of ā€œwater flowā€ issues. Who needs sleep anyways? 2. The plumbing in the building got so bad recently that maintenance needed to shut off the entire buildingā€™s water everyday (from 9 to 5) FOR AN ENTIRE WEEK - in addition to half a dozen other ā€œemergencyā€ water shutoffs over the previous months. Who needs water anyways? 3. The buildingā€™s main entrance gate has been broken at least a dozen times since Iā€™ve lived here. Itā€™s been ā€œfixedā€ every time but itā€™s often stuck and unable to be opened. Who needs to get in their building anyways? There are numerous other small issues (dirty hallways, broken elevators, etc.), and I could forgive a lot of them if the building was older or the rent more affordable - but as a newer community costing over $2K a month, the buildingā€™s maintenance issues have been absolutely unacceptable. Do not live here. Especially since there are numerous other similar units at other buildings nearby.

Horrible maintenance and non existent customer service, as well as never being able to get someone on the phone or available in the leasing office, as well as taking 6 months to handle all of the initial items on your walk through- then this is the place for you! Disgusting hallways and trash chute, the valet trash picks up only occasionally so you are paying for a half rate service as well. The only good things are the location, everything else is horrible here. Over priced college apartment complex, there is nothing luxury about this place.

    My husband and I have lived in AMLI Old Fourth Ward for 5 years. The first two years, the building was great. Over the last three, the building management has gotten worse and worse and worse. From random building-wide water shutoffs (the last one has the water shut off every day from 9 am to 6 pm for a week) to just letting the building fall into a state of disrepair, I would not recommend anyone living here. This is especially true if you work from home as the constant maintenance issues and associated noise are highly disruptive to the work day. Weā€™ve had numerous maintenance requests go unresolved, including an issue in our main shower that took them 7 times to fix and was only partially fixed by a professional when the water started leaking through the floor to our dining room. The fix wasnā€™t ever really completed correctly and the seals on the shower tiles have now come up 6 times. They do not take any time to do preventative maintenance, even if you bring it to their attention. They will wait for alarms to go off before they clean a/c and heating units and just reset your fridge instead of replacing the water filter. Itā€™s a bunch of small things that result in making living here very challenging. The front office isnā€™t responsive to noise complaints. I was told to ā€œcall the policeā€ on our next-door neighbor if they were too loud. Numerous dogs are allowed quite literally to bark all day long, and I had to record a video of it 4 times to get them to notify the tenants of the issue. The front office has also reduced services randomly over the last year, including refusing to sign for packages for a time because a single resident had an issue with delivery. There are outlandish requests for residents to accomadate, like requesting us to move our pollen-covered patio furniture inside our homes (with a two-day notice) for 2 weeks while they sealed the patios. If you are sensitive to noise, do not live on the park side. While the festivals in O4W Park are fine, the continuous construction has created so much noise pollution over the last 3 years that there is never a quiet moment. We have not had a good nightā€™s sleep in 3 years even with ear plugs and noise machines. In 2018 and 2019, the building was great, but over the last three years, itā€™s been horrible to live here, especially for the price. My husband and I both make six-figure salaries and we got priced out. They are charging insane rental rates for a building with such poor maintenance and bad front office management, Iā€™d recommend living anywhere else.

    Great units and professional, responsive team. Love the location in O4W. Only concern is with recent construction on my floor, but generally happy to live here.

    I just moved out of AMLI O4W and absolutely loved in there. some of the reasons are obvious- location etc., but I need to highlight the leasing office staff. EVERYONE is so amazing. Both Ashleys and Jonathan were so welcoming , helpful and just all around wonderful ppl. Ashley the manager is on it! She will proactively address any issues in your unit and will make sure you're not inconvenienced. The maintenance crew is so sweet. they're prompt and will go above and beyond to fix whatever issue you're having. Moving in now is smart because so many apartments (including the one I just left) are being renovated. I had a great view of the park, so if you're lucky you'll get my old place. Thanks O4W crew. see you around.

    I had been looking for a place in Atlanta for over a year and finally chose amli old fourth ward, and I am very happy with my decision thus far. The touring/moving in part was incredibly seamless. I had a couple issues with my unit upon moving in and these were rectified within 24 hours of putting in a maintenance request. I worked with Jonathan at the front and he was incredible - always took my call when I needed him and provided five star customer service that I was not accustomed to from apartment complexes. He went above and beyond to help me out with any issues I had, canā€™t thank him enough!

    I've lived at the AMLI O4W for a year now and I decided to renew my lease. The community is great and the staff even more. I worked with Crystal and she was so warm and welcoming and helped me get a fantastic unit with plenty of natural light as I mentioned in our tour. Do yourself a favor and chat with Crystal when you go to visit the leasing office.

    Before coming down for my trip in June I spoke to Jonathon, to whom I asked a few questions and booked my tour. He was great! Upon my visit I met with Ashley P, she was sweet and well equipped to tour me around, familiarizing me with the property. Within 24-48 Hrs, I decided Amli O4W was going to be my home. I went back to Amli and spoke with Ashley P, who was of great assistance throughout the process. I hit many hurdles in this process and the team overall have been so helpful to assist me in the transition. Crystal and Ashley H, also great examples of serving the people, especially the day of my move. I have now reside at Amli O4W for approximately 2 months. The service here has been phenomenal. I give thanks to the the whole team, including the maintenance crew: Juan, Junior and others for making Amli a comfortable place to call home. The team here are friendly and personable. In the short space of time of being here I have observed the team manage and navigate various matters with great poise. Truly grateful to be living in a well managed building, with fun social events and wonderful support to the tenants.

    Management was really nice, but just want to put it out there that i did not get my security deposit back because of a slight stain on the carpeting from my bed frame (Security deposit was $1000). We actually kept the apartment in prime condition when we left otherwise.

    The staff - both leasing and maintenance- are incredibly professional, attentive and personable. 5 stars across the board. If thinking about signing a lease, donā€™t hesitate. I can not recommend AMLI O4W enough.
