    This is a great place to go if you want a relaxing break from everyday city life. The fresh air and sun were definitely a positive factor during my whole trip. The clubhouse and bar is very welcoming and does cater to special dietary needs. The swimming pools very refreshing but only open for an hour at a time (my guess Is for cleaning), the outside pool wasn't open but they said it will be open in May. Unfortunately, a problem we had staying was the grass being cut for 5+ hours. Other then that I highly recommend.

    We had a recent break at this caravan park, our accommodation was absolutely lovely and the park clean and tidy ,after reading some of the bad reviews I'm left wondering if they are even about the same park? We had small children with us ,who loved the entertainment and arcades .The park is very close to local attractions and there are plenty of supermarkets close by , we didn't cook at the caravan apart from using the microwave and toaster , but we're happy to see a full sized fridge and freezer and a lovely big shower too. My only complaint is that we were booked to go into our caravan at 4pm but when we arrived at 5pm they were still cleaning as they were behind and net curtains might be nice on the French windows we had at the front as it wasn't very private when we were relaxing in the lounge ,other than that it was was one of the best parks I've stayed at 😊

    The caravan was not up to standards in cleanliness as me and my other half are cleaners we noticed while on holiday that the caravan was dirty. The site overall was nice it's more for a low to middle class family stay. The entertainment for the kids was the best my two loved it. Overall a 5 out 5.

    Stayed 4 nights with a friend and our 2 young children, one 1 years old and the other 2 years old. For our last full day away we went to the beach and pier, on return at the entrance to the resort we witnessed a security guard at the park assault a 12/13 year old child by punching him in the head. My 2 year old suffers from social communications disorder and this made her extremely unsettled to the point where she begged to go home. As it was around 7pm reception was closed so we had to wait until the next day to complain, when we were checking out anyway. We were told it will be on CCTV and that we would receive a call or email within a week, no apology nothing. Such a shame because the park is genuinely nice and our caravan was lovely. I feel my daughter’s distress has been completely dismissed and this makes me extremely upset. I paid for a holiday and my child witnesses this! When I called the security out of hours number I explained my child was distressed due to their actions (which I had already said to the security’s guard’s face but, again, dismissed) and the phone was hung up and they would not answer when I called back. My 2 year old now never wants to go away for a holiday again! This has already been reported to the police

    The caravan itself is lovely. The indoor swimming pool is a nice temperature and a large size. The outdoor is a bit cold but lovely to swim in. The arcade is nice and connected to the showroom with a boathouse restaurant serving great food there is also a fish shop next door which is nice. But I think the camp is aimed towards younger ages. The bunny blasters was fun the large gun was faulty and the photos were different to what we done but it was still fun. The aqua jets was a really fun activity. And it a 5 minute drive from the pier.

    To say that I am disappointed is an understatement. Parkdean state they are a family friendly resort. This could not have been further from the truth. We are a large family that enjoys caravan park holidays where we all get to enjoy time together. We have done this twice a year for the last 10 years. This will be the first one where we will be leaving disappointed due to the attitude of the management staff. We were enjoying a lovely evening and my nephew wanted some food. At this point no food was available to buy on site. So he ordered pizza from an outside establishment. On its delivery he walked into the club house to inform us it was here. At this point he was grab by security and told he was not allow this in the club house. He said ok I just need to let my family know it’s here. The attitude of the security was completely over the top. When we questioned this the manager told my brother he was rude. When he asked how he was rude the manager then said you have question how I run my business. I then interrupted and stated we had tried to order food from on site however everything was closed and that we was happy to take the pizza to our caravan for later. On my nephews return he looked at another manager which lead to he storming over with security stating “his looking at me” my nephew was then asked to leave for his own safety. Our family party consists of children, elderly and disabled persons. As my nephew was asked to leave we all left the club house due to this spoiling our evening. I believe the management used their position for their own gain and acted inappropriately spoiling a family holiday for 21 people. We will not return to a Parkdean and have decided that Haven is the family holiday park that they advertised.

    Don't bother believing the 5* star reviews. I guess they are monitored and all bad ones removed. If I could give a ZERO star I would. We came to visit our son and family whilst they were staying here. And we were absolutely appalled at the state of their caravan. They have a disabled son and the holiday was booked through the charity. But on arrival we're told there were NO DISABLED ACCESS caravans available!! He has an electric wheelchair that is having to be kept outside. The caravan is small. They have a total of 6 staying there. 2 adults and 4 children. The shower room is way too small to shower and so they have had to bath the children outside in their paddling pool!! The pool however is full of dust from the building works that are right behind their caravan. Huge noisy trucks and lorries pounding around creating dust and dirt. Not great when their child can't breathe!! The main bedroom has the smallest bed and no bed linen was provided for the children sleeping in the living area. The caravan is severely damaged. My son has contacted the manager twice whilst there, who basically just shrugged her shoulders. No apologies or attempts to make their experience better. To top it all, their cooker doesnt work, great when feeding a family of 6. Pizzas taking over an hour and served with rock solid chips. Again, the manager just shrugged it off.. Not her problem as she assured him it was fixed!! It wasn't. No offer to feed the children. So again, they have had to fork out for food and waste food they had bought with them to cook. I am furious. My son works so hard to be able to take his family away. My daughter in law and son have had to carry their disabled son in and out of the caravan, damaging their backs further. The site is filthy, cigarette butt's outside their door, again, not the sites fault apparently!! The whole atmosphere of the park is shabby, the caravan, the clubhouse, the toilets, the food had to be sent back. As a Nanny and Grandad we expected to visit and see a happy family on their holiday. Instead my dear son and wife are having to make the best of a horrible experience. Thankfully, the children are not exposed to this, however, their disabled son has said, at 11 years of age, maybe he shouldn't have come!! I am sickened by their treatment by the manager, and will be writing to the CEO of Parkdean. Funny, their Twitter page is no longer active.. But I'll be posting my concerns wherever I can to save another family going through this hell.

    Such a shame. Changed from when I was younger but not for the better. Very boring. Swimming pool is not worth it only allows 45 minutes and the rules in there makes it not able to enjoy yourself whilst staff watches everything you do like they are waiting for you to break a rule. Caravan is basic and smaller than normal. I had a three bedroom and it would of been better as a two bedroom. At least it would feel more comfortable if it was. However thr grounds are looked after and maintained well. It was clean. Will I return..... no.

    Just back from a weekend at Valley Farm. We booked the break on Black Friday so got a real bargain. Our 2 bedroom caravan was perfect in every way. Clean, comfortable and everything provided that we needed. The restaurant breakfast was lovely and good value for the money. Clubhouse entertainment every night. All in all a fab stay. Will definitely go back later in the year

    Caravan was OK. Ice draws in the fridge freezer bit dirty. Last people, baby socks found in caravan. Food on site is dreadful Honestly, it's not worth it. Just order in. If you do choose to eat on-site pizza, it is probably the best thing they do. Arcades on site are avg. Prizes are not amazing, but you can win enough good little bits to please the kids. Staff in arcades were 10/10, very helpful, and always come over if things get stuck very quickly. Pool. Pointless. 45-minute slots, then a 30-minute out. Even when the pool isn't busy. Couldn't quite understand the reasoning for this at all. Other than that, it was warm and clean Evening entertainment Avg. Nothing special once the kids show where over we went back to caravan. Other holiday customers. Can't be helped. But towards the end of our stay. Encountered smoking weed on the site. Just walk off the site. I personally don't care, but my kids shouldn't smell it. Was too hot to shut windows. And someone near us was smoking it throughout the night, ended up leaving a day early, although the security was very helpful in trying to find the culprit and make them stop. Enough was enough for us. Sum up. Eat out 100% Play onsite arcades Kids entertainment in evenings is good Adult entertainment OK. Pool if you want. Or book a day at the local centre Staff friendly Caravans OK Other holiday goers hit and miss.

    Great place been here twice friendly staff and food is good drink prices are not a problem..there more to do on site than most places especially for the kids the only problem is that when it comes near late night . There is not much for the adults as this kids stuff starts early and finishes at late times the music could change as its always the same songs and it's always music for kids. when it comes to the late times it should always be for the adults that's we're you would make more. Saturdays are brilliant and Fridays. As it's very busy

    The resort was as expected. The resort centre was organised, restaurant and food good and good pricing, small kids play area, not the most exciting experience for kids.Indoor swimming pool small well staffed, fun. Outdoor pool heated much bigger. Impressed. The accommodation small but adequate for three, everything you needed except the double bed (large single) frame too big for mattress, had to sleep in little 'uns room glad it wasn't for the week. Still fun had by all.🙂

    Arcade and arcade staff 5*. They were great with my daughter, always helping and cheerful. Mark in particular was amazing but we only saw him on 2 days. We are hoping he'll be back next year as he's one of the main reasons we are looking to buy a caravan on valley farm. Boathouse food and service 2*. Very slow, food average, staff can't take requests like having food as takeaway, staff not as friendly as others on site. Entertainment 3*. One staff member was friendly and engaged the kids although it seemed like Thursday was a big push to get everyone to leave TripAdvisor reviews. The way they were on Thursday should be consistent throughout the week. Activities that we did were really good but staff often just left us to do it by ourselves once resources had been given out. Evening entertainment could have been more engaging, if you are going to have kids choose a krew do games and competitions around that. Characters could have more engaging time on stage rather than just lining up and taking photos, this could be helped by krew games and competitions. Had to move caravans and was apparently upgraded. Didn't like the new location even though it was nearer the entertainment complex, the caravan was different but I wouldn't say better. Paid for internet for the week but in the 'upgraded' caravan it didn't work so lost two days of paid internet, wasn't happy. Both caravans were clean, had everything we needed, and we got good night's sleep but I think the Rayne caravans are the best. So my 4* review is mostly because of arcade staff particularly Mark and Danny. The rest of the things on site actually brought the review down.

    This use to be a lovely place to holiday with the family but have noticed that there seems to be a drug issue in the club house now. The site it’s self needs updating and up keeping. There isn’t as much to do as usual, activities during the day are few and far between and advertising of activities day and night are not advertised properly. Entertainment is poorly organised. And the quality of the acts has gone down hill. Poor value for money and there are much better sites nearby

    Wasn’t the most expensive trip but one of our favourites. Location was great! The kids loved being near the beach, and they absolutely loved the evening activities in the clubhouse we had to be there every night without fail. 10/10 we will be back

    We last came here 30 yrs ago. Came twice a year for 23yrs with the children. They loved it, so always had a great holiday. Been here for a wk, caravan is lovely, a few minor issues that have been dealt with. Park is lovely and clean staff everywhere are so friendly. Great pool inside and out. I think we will come back.

    I stayed at this caravan park in October. On my arrival I saw the security man who was excellent. I was really happy with him he was very helpful. I was not totally happy with my caravan. The sofa was very badly stained and the single mattresses were also stained. The other problem was the fridge freezer door had come away from the outer door so was awkward to open. The other was if you closed the ensuite toilet door it became totally stuck so you would get locked in the toilet. The caravan park itself was nice. I found the reception staff very unhelpful. I asked them about buses and they did not seem interested in helping me.

    Just spent the weekend here entertainment was good, food bit overpriced for what it is. Restaurant staff were nice, downside to the restaurant is the small soft play area Parents need to be reminded to supervise their children as their were children too big for it in their hurting the smaller ones my 2 year old being one and their parents were round the other side of the restaurant drinking nowhere near or insight of their children. The pool staff were rude & unprofessional. The entertainment staff were good.

    What makes this site is the people, My fsmily really enjoyed all of the evening entertainment, they all work so hard, I think I saw more of Shannon and Joseph then I did my family, the same can be said for Brooklyn on the bar. The site is nice, a few vans look dated, but with a big arcade, indoor and outdoor swimming pool this can be overlooked We loved it here and will undoubtedly be back

    For a family holiday spot, this camp is way up in the top 5. Very friendly staff and brilliant entertainment team, headed by the amazing Joseph. The negatives: - We arrived at Valley Farm at around 1845hrs, knowing that reception was supposedly open until 1900hrs – although later finding out in the Welcome Pack it should have been open until 2000hrs. Anyway, we found reception well and truly closed and so headed to Security, who allocated van number 272. On opening the door to that caravan, there was a distinct musty smell! There was also substantial damage to carpets work tops and all the sofa's were badly stained and the arms were black and shiny! We returned straight away to security who were extremely sympathetic, but added 'as reception had gone off for the night' there was nothing they could do, except run some sheets over to the caravan to cover the stains! I asked if a call could be made to the accommodation manager. The reply was, “I can try, but whether they answer, is another matter!” I'll do my best the lady said. We sat on the floor of the van for an hour with the 4 children. We received a call back from the security lady who said, “I've spoken to her and she assures me you are in the correct grade of accommodation and theres nothing that can be done until the morning!” At this point I said, “I'm not at all happy about this. Apart from the stench, Reception should have been open until 8pm. Could you get the manager to call me directly?” Long story short – half an hour later we did get a call back from security to say they had managed to relocate us! It was a beautiful caravan! Phew, at last! We unpacked by 2130hours and our break began! Other minor irritants! My daughter booked swimming on one day. We joined the queue – only to be told we had to go to the outdoor pool as they had the full quota for indoor swimming! My daughter told them we had booked ages ago. “Well, we don't have bookings anymore,” came her reply! All fine, but a simple remedy would be to not take bookings, then we would have queued earlier to ensure admittance to the indoor pool – or at least honour the bookings that had been made before deciding to change the rules! On another occasion – we were directed to the outdoor pool as the indoor pool was reserved for owners only! Although I can see owners should be allowed certain benefits, there was only one other family in the outdoor pool and hardly anyone in the indoor pool. I think even the most unsympathetic of owners wouldn't have objected to us being taken in from the rain! SCOOPS Ice Cream Booth – It was open, then it was shut. Then it was open for another hour and then shut! We asked, what times do you open during the day? “Well, we don't really have set times. If we're busy we open. If not, we close!” One day, we found it open! From the menu board that was lit up next to the serving hatch, my daughter asked, “Can we have the 2 waffle cones for £10-98 deal please?” “That offer isn't on today. They're £5-99 each!” My daughter bought one at £5-99 My other daughter asked for 2 milkshakes, showing on the menu as £5-49. She was charged £11-98! I told the server that it should have been £10-98. The shocking reply was - “That price board is nothing to do with us. It belongs to Scoops!” I said, “Shouldn't you turn it off then?” An annoying guy kept coming over her radio asking how busy she was. I'm guessing it was time for another closed session! Then a manager arrived. I told him, about the pricing discrepancies. “Oh, haven't they updated the board?” he replied. “I'll get them to turn the pricing board off,” he added, as he walked off. I'm assuming Health and Safety didn't permit him to walk into the kiosk to turn the damn thing off! Also, apparently due to a delivery blunder, there were no pancakes, only 4 sauces, no fresh cream, no chocolate ice cream and the donuts were frozen! I said, it would be easier to tell us exactly what we can have, rather than what we can't have! lol! I think with a few managerial changes and some staff training, this camp would be amongst the best

    We had a great time here on an late march holiday. The caravan was spotless apart from a sticky shelf in the fridge which was easily cleaned. The staff were excellent and spent a lot of time with my daughter 1:1 as it was quiet she is normally very shy but they got her out of her shell and engaging with the activities. Beth, the young man who was the DJ and the lady who did our milkshake morning were excellent. Beth for having only just started she was a real asset to the team and made the entertainment excellent. The staff in the pool were amazing aswell with the lady playing and interacting with our daughter. The pool rule of 45 minute sessions during the off season could be relaxed however as it seemed entirely arbitrary when at most there were 10 people in a large pool. We would definitely recommend this park to those with young children as the ethos of the staff was lovely to see especially in comparison to some of the other parks we have been to 🙏

    Really disappointing first family holiday. Glad my little one is too young to remember this 'experience'. If it wasn't for the evening staff entertaining the 5 families on site it would have been much worse so props to them. The accommodation was a time capsule of the 1980s plenty of beige and brown and the fusty smell with worn seats, broken remote controls and patio furniture made fit the scene. It was also dirty... Including cutlery etc. All of which not an issue... We cleaned and open doors to bring it up a decade..... The beds however are brutal, springs a plenty in your back.Our double had a massive dip..... Raised the issue not dealt with. Was told somebody came out but they didn't nothing was moved. So I tried to sleep on the worn beige sofas, was lovely until the resident family of ants wanted to share my duvet. To add somebody was having decking installed so that work started at 8.30, always nice to hear drilling and banging. Raised all of this as we left our holiday 2.5 days early - Got a 'sorry' that's about it. The outdoor pool was shut, Indoor your limited to 45 minute sessions. Good for our little one but if you have older kids it's a bit stop start. The shop is incredibly overpriced of course, go asda down the road. WiFi costs about fiver a day for one device. Didn't eat here was planning too but the accommodation was so rank and fusty we had to go.... We felt sea sick staying in the caravan unsure if it was level. No offer to move elsewhere just s a Luke warm sorry. First family holiday and it was utter let down thanks to this 'resort'. You'd be better off camping.

    Had a great few days away with the family. The staff were very friendly and helpful, the food in the restaurant was excellent. The site amenities are spotless and very well kept and I would certainly recommend this holiday park.

    We have just came back from a short trip to valley farm. The site itself is lovely with all the amenities that you would need. My only concern was for the accommodation. The smoke alarm was intermittently bleeping. Did report this and they said nothing was wrong. Also the caravan was very hot with only 1 window in the lounge area that you could open And the bathroom window was too hard to open. With all this we did not spend much time in the caravan and could not relax. Left early 9n Friday morning.

    Lovely site friendly staff..didn't eat here too often but food was lovely from the boathouse and not overly expensive..looks to be a fairly newish site with indoor and outdoor pools a chippy and arcades for the older kids and a play area for the younger kids. All the caravans appear modern with built in cookers/ microwaves good toasters and kettles. Would definitely visit again.

    Really great holiday park. We went during term time so as to avoid the busy times with our 3 yr old and our dog. Our caravan was lovely, very spacious and mostly clean. The park was quiet but that didnt stop the entertainment from being top notch for the kids that were there. James and Chloe were the kids club entertainers for the week that we were there and both were brilliant with the kids (and those that were playing their parents up!). We had appearances from Sid the Seagull, Sparkles the rabbit and Sparky the rabbit too! Give them a raise! The outdoor heated pool was a delight, especially in the 30 degree heat we have been experiencing lately. Almost felt like we were abroad. Sad to come home, but will be back!

    Very nice place.large outdoor pool with life guards present,very clean vicinity. Very friendly members of staff.Good evening entertainment in a large entertainment room. Small amusements area with 2p machines. Kids disco from 5:30pm and Bingo later in the evening. A small play park by the restaurant. Some caravans were being replaced by new ones. We stayed in a new caravan which was lovely and very comfy for us all. Nothing was too much trouble for the staff. We had a lovely stay and wished it was longer than 3 days.

    Spotless caravan, lovely site, very clean. Facilities are great and the food is very good value for.money. disappointing we had tolerate the noise and music of non UK couples, who totally disregarded other people's space and privacy. The language from kids in the basketball court was beyond belief for the duration of our stay. Such a shame they took our money for entertainment passes and no warning we were likely to not be able to get in at anytime to the pool. The young receptionist needs to go on a communications and or customer service course. Hate to raise the negatives on such a lovely site as in general it has so much to offer. Just such a shame as we had perfect weather. The issues could easily be resolved if there were staff to manage what should have been minor issues. Steve the security guard was outstanding when we raised the noise but the language from so many young people was a real shame.

    Me and my husband had the pleasure of staying here bank holiday weekend. The entertainment team are amazing and work tirelessly to ensure everyone has a good time. The acts were superb but we were surprised how talented the entertainment team were. The outdoor pool was fantastic. We will definitely be back(especially Chloe)
