Outstanding. A lovely place with a boutique feel. Felt very welcomed; went out of their way to accommodate my early arrival given their own cleaning necessities. Perfect number of choices for breakfast and great quality. Love all the small personal touches in the property during Christmas. Comfortable room and very clean. Superb value plus only a short £7 taxi ride to Southend Victoria station. Will recommend to friends and hope to stay here again.

Lovely guest house to stay. The bed was a bit hard for my liking, but that's just personal preference. Breakfast was amazing.

Oh where do I start. Great hosts. Place is immaculate. Nothing is a bother. I actually felt I was staying somewhere I had been before 10 times over. Breakfast is good. Don't expect a full English. Everything offered was on point. This is not just a guest house. This is boutique. Carefully thought out. We have stayed in Many 5* star hotels. This is 5 star. A balcony. Great host. Nothing was any bother. Met our needs. Buzz is just awesome. Full of chat and info. We loved it here. We really don't want leave. It was our saddest day when we knew we were going home a week later. More than a guest house. It's filled with passion. Trust. You will want for nothing. Spotless too. 10/10 all day long.

Just come home from a 1 night stay. We paid for a early check in which wasn’t a problem. Our room was ready for us when we arrived. The guesthouse is very clean and very welcoming with all the staff very helpful and pleasant. The breakfast was ideal and started the day well. Highly recommend and we will definitely stay again as it’s ideally located for Southend. It is a little walk but nice along the seafront. Many thanks for a lovely stay.

The Beaches Guesthouse house, is a great place to stay and is right by the sea. The hosts are wonderful and nothing is too much trouble for them. The rooms are lovely and very comfortable and the breakfasts will set you up for the day. I would definitely come back again and recommend them.

The hosts made our wedding day truly special. The rooms and hotel itself are stunning. Everything is tastefully decorated and incredibly clean. The rooms are cosy and comfortable, just like the photos. But the best thing about our stay were our hosts. Jo and Buzz were so welcoming and went above and beyond to make our stay special. They were incredibly accommodating and they did everything they could do make the day go smoothly. From cooking me an early breakfast, to saving a parking spot for my car. We felt like royalty. Thank you so much for an amazing stay. We’ll definitely be back!

Our stay at The Beaches Guest House was truly amazing. The hosts were absolutely incredible. They were so kind, attentive and understanding. The standard of cleanliness was also beyond as everything was spotless, tidy and smelled wonderful! Furthermore, the hosts really make an effort to be environmentally friendly and this can be seen in the rooms. Breakfast was phenomenal and as I am vegan, the hosts and chef made an incredible effort and provided me with vegan butter, milk, jam and my own vegan croissant! There were so many options for myself as a vegan, which I am really not used to! My partner and I will definitely be returning and would recommend to anyone if they are longing for a relaxing break.

My husband and I recently returned from a lovely overnight break at Beaches. Buzz and Jo were fabulous hosts, they literally went above and beyond for us which was so appreciated. Our room at Beaches was absolutely lovely, beautifully decorated and a gorgeous balcony overlooking the sea. Would highly recommend a visit to this lovely little hotel to anyone looking for a gorgeous room and wonderful hosts. Had a great overnight stay, the owners were so friendly and accomadating, they were able to make last min changes to our booking which was a massive help. Breakfast was great and the room was bright and airy with a lovely bathroom. Big free carpark a few doors down, and only a 10min walk into the main part of the coast so really perfect location.

We had a lovely time at this B&B! Check in was quick and easy, the room was spotless and very comfy, the breakfast was delicious with loads of options, and they very kindly let us check on early to get ready for a wedding.

Everything about this place is wonderful. From the warm, friendly welcome to the nothing-is-too-much-trouble service, to the cleanliness of the rooms and finally the perfect breakfast! It's lovely to stay somewhere that cares so much about its patrons. Will definitely be back!

What an experience, lovely staff, excellent communication and lovely food. My partner and I spent the weekend in Southend Fri-sat at a costly local hotel and sat - Sun at beaches. Honestly, beaches made the expensive hotel look bad. The fantastic hospitality, friendly approach and personal aspects made us feel right at home. Local knowledge and advice helped us and the parking was perfect. Clean rooms, nice warm good pressure showers and a great breakfast really topped the weekend off! Thank you Beaches

Lovely place and great location! The rooms are clean, tide, modern with a nice sea style. You can chill and relax here for sure. Breakfast was lovely, fresh products, very tasty and looks great on the plate. I did forgot take a pictures as I was enjoying the food that much. I get fresh fruits for a starter, later scrambled eggs on toast and after that some fresh pastry 🥐 definitely I’ll come back here! highly recommended!

10 stars, Jo and Buzz are amazing out of this world hosts. Very difficult to find such lovely people on this planet. As far as the house, its defines riveria for Southend-on-Sea. Beautiful. Location is 🌊. Lovely views from the balcony rooms. Breakfast nice....just loved my holiday, my kids and family did too. Excellent for my mum who has mobility issues was made to feel so welcome. Lovely guest house. Modern and clean. We had a top floor room looking out over the water. Breakfast OK, with no cooked (fry up) option. Only continental. The guest house is about 20 minutes walk from main Southend seafront. About 30 minutes from Cliffs Pavilion, which we were visiting on our stay.

Great place to stay ...... Was one of the most friendliest people we have meet and welcomed my and my wife very well. We had the top floor room facing the sea 🌊 and the views were so spectacular. Thank you for your great hospitality.

Third time staying and third management but experience equally good. Lovely personal service and Breakfast suited us as non meat eaters. The view from balcony room excellent with gorgeous bathroom. Inside room was a bit tight with lack of storage but overall very pleasant. We had issue with Internet but was sorted quickly. Would certainly recommend Beeches
