I
rented
an
apartment
at
Orchard
Hills
between
June
2021
and
June
2022.
The
units
are
very
modern
and
well
maintained.
The
complex
is
beautiful,
safe
and
provides
good
amenities
for
the
residents.
If
you
have
a
service
issue
the
maintenance
team
is
very
reliable
and
you
are
taken
care
of
promptly.
If
you
correspond
with
the
management
office
team
they
are
courteous
and
quick
to
respond
to
you.
For
this
much
they
get
5-stars.
I
unfortunately
still
cannot
give
them
an
overall
5-star
rating
and
I'll
tell
you
why.
1.
When
they
gave
me
a
checklist
of
items
before
occupying
the
apartment
they
did
not
give
me
an
itemized
list
of
charges
that
will
apply
of
each
listing
if
they
find
an
issue.
If
you
have
that
you
know
how
close
an
attention
you
have
to
pay
to
some
of
the
high
ticket
items
BEFORE
occupation.
It
is
sent
to
you
when
it's
time
for
you
to
leave,
which
leaves
you
wondering
whether
or
not
the
state
of
some
of
the
items
were
caused
by
you
or
did
you
unknowingly
oy
case,
when
they
charged
me
$50
for
the
claim
made
by
them
that
"excessive
cleaning
was
required"
for
the
washer
and
dryer
when
I
vacated
the
apartment.
I
have
attached
some
pictures
showing
the
state
they
were
in
when
I
vacated
the
apartment.
3.
When
I
was
vacating
the
apartment
the
person
inspecting
the
apartment
I
dealt
with,
who
had
been
courteous
and
nice
during
my
entire
stay,
had
turned
rude,
aggressive
and
very
discourteous.
The
person
almost
seemed
determined
to
charge
me
for
something,
true
or
not.
For
this
part
I
give
Orchard
Hills
in
Newburgh,
NY
zero
stars.
Overall
I'll
be
fair
and
give
them
3
stars.
The
practice
of
unfairly
charging
cleaning
fees
should
be
a
concern
and
should
be
stopped.
The
current
residents
should
take
note
of
this.
The
washer
and
dryer
in
my
case
were
left
clean
as
can
be
seen
from
the
pictures.
The
cleaning
charges
applied
are
unfair.
That
is
the
whole
point.
