    Great place to come . This new shopping center has great stores , restaurants and a great theater. There’s also a gym and adjacent to Downy Landing shopping Center .

    This place has really grown and transformed over the past two years!! I am amazed at the growth and the stores here. There is a super huge selection of stores. Everything you need is here from the gym to the movies to restaurants to clothing to home needs. They are still building. This will be one of the biggest shopping centers in the area. Plenty of parking here. A super great location!

    Nothing special to make it stand out but decent service and good drinks in a fairly neutral location at a normal price. If your in the area and want to hang out or have a couple drinks you might as well.

    We eat at The Olive. The Ambiance was amazing. You can't go wrong with kebabs we tried the chicken, ribeye and lamb. The host was very nice everything was covered compliant. Our waiter was on point.

    It's a great shopping center if you like outside centers or you only want to shop (or eat) at one store. I'd give it a 5 Star if I did....but I hate having to move my car all the time. But there's some wonderful stores there, and I do enjoy a 1 store trip.

    Great place to spend a day and an evening. Plenty of restaurants to choose from and more. I tried this restaurant and the food was extraordinary full of flavors.

    I went to Benihana's at the Promenade in Downey. The wait wasn't bad at all. We were there to celebrate my nephew's birthday 🎂 and what started out as a group of six grew to a group of 14 while we were waiting for service. Of course since we weren't all originally together we were seated in two different areas. Just by coincidence two tables had just finished and we asked if we could use those two tables. This is when we found out that a manager with care, concern and compassion can make an alright last minute birthday plan turn into a Awesome 👌 BIRTHDAY DINNER. My nephew was overjoyed because he had came in town from San Diego and my other relatives had just come in from Texas. The manager's name is Lathan Bryant. She is an asset to the Benihana Restaurant Corporation. I will return to that restaurant again. As the Chef's presentation and the food was 👍 great. Thank you, Ms. Lathan Bryant.

    This theatre is very nice and open. I went here to go see Captain Marvel a few weeks ago during the matinee showing. As I had just had breakfast at Ruby's I didn't get any snacks. But I did look around a bit and I liked how organized the place is. Their theatre, building and restrooms were also nice and clean.

    There are a multitude of places to eat, oh boy so, so, so many, and shops of all kinds, a huge movie theater. It's like a city within itself. I'm not sure if it was where we were but there should be more disabled friendly parking spots. I mean two or three when there are 30+ spots isn't enough. Maybe it was also just super crowded at the time we went. But with so many shops, restaurants and movies there should be more, IMO.

    Its four way stop sign intersection is notorious, especially during peak hours. Unless one enjoys rising blood pressure and being one of the statistics, the unfavorable ones!

    The fitting rooms are not available, only weekends, cashier was very rude when I ask if I could use the restroom to try clothes ,, I really needed a dress but it's impossible to buy stuff without trying. The store is nice ,great selection of clothes and amazing prices ..

    Visited Lazy Dog restaurant. Great service. Delicious food, kind of pricey. Plenty of parking space. They are open until 12 midnight.

    That place has everything, good food, great merchandise and clothing with kaiser right next door incase you have a medical emergency. You easily be there for hours shopping, go and enjoy your self.

    This is a good outdoor mall with some great quick service and sit down restaurants. Plus the movie theater was good but I haven't been since before covid. It's got a Walmart sooo make what you want of that. It's got massive car theft problems right now along with the nearby Landing mall. Facebook crime groups show almost daily break-ins and thefts of vehicles from these two malls.

    The water for the tea was too cold as well as the decaf coffee, cashier attendant stated that will make a new until she finish helping customers on the line. I wait for more that 1/2 she didn't help until I called the manager (young Hispanic men) who helped in excellent matter - very good customer service and solve the problem.

    Clean and brand new shopping centers with variety of restaurants for lunch and dinner. The park lots have a lot zigzag and stop signs, maybe it is designed this way to prevent people driving too fast.

    I enjoy seeing movies in this location. They have great quality in snacks, food and best of all they have alcohol drink. There seats are so comfortable. I highly recommend this place.

    Sometimes it is really dangerous to drive through the parking lots. So many people are in a rush but overall I love this shopping center
