    This place is unbelievable! We did a paranormal tour so, it was night and most of the tour was in the dark. The tour guide was a great story teller and super knowledgeable. We had an amazing time! I'd like to go back and see it in the day so that I can get a better look at the actual building but the paranormal tour was so cool and I'm really glad we did that one first! If you're in Louisville and like the creepy and paranormal do yourself a favor and check it out!!!

    Bucket list! What an amazing place, and history! The architecture of this place alone is worth the visit, and then knowing the history. The tour guides were great, and knowledgeable. I'm so glad I got to finally see this amazing place! Easy to park, but please don't take the maps directions, they will lead you to the wrong entrance! When you see the golf course, you are in the right place. Follow that driveway up into the sanitarium property.

    My daughter wanted to come here for her birthday, so we chose the 2 hour tour to start out. Such a cool experience. I can’t speak to the other tour options, but this one was perfect for us. The guide, Vince, showed us quite a few key areas and was super knowledgeable and funny. We didn’t happen to see anything paranormal, but in fairness it was still light outside for most of our tour. Only downside was it was pretty hot in the building (it’s summer so of course it is) and obviously that can’t be helped. I’d recommend bringing water with you. Highly recommend if you’re into spooky and paranormal, or even if you’re just interested in lesser known history!

    Traveled to Waverly Hills for a visit this past Friday night. After arriving, we were shown where to park and how to get inside to check in for our tour. The staff was very friendly, and clean restrooms were available to use nearby. Our time slot had lots of people, so they split us into 2 groups. Our guide was very knowledgeable and took the time to give a great tour! We were allowed to take no flash photos and flash photos in a few spots. It was a great tour, and we learned a lot of information! I have wanted to go for many years, finally had the opportunity, and was not disappointed!!! We are going to schedule a day tour next! Be sure to hit the gift shop too! Buy tickets in advance to be sure to get the tour of your choice!

    When I first got tickets for this place it was because my daughter wanted to go. I got the tickets thinking the tour was going to be walking around and listening, and watching for spirit. My fault for not reading the description! But it was still so much fun! The 2 hour tour is basically a history lesson as you walk through the building, with that being said it was definitely not like sitting in class! We got "Uncle John” for our tour guide and he was so much fun. He is very knowledgeable of the entire property and some of the patients that stayed there. He also showed a lot of respect for the patients that were there in spirit. He told us stories about patients and how they was cared for, about their meals, surgeries, how family visited at the time. He even corrected stories that I have read on google about the place that has been twisted I guess from being passed on through other people. I would definitely recommend this place. Do not take small children! If you want to learn the basics of the property then go ahead and schedule a 2 hr tour, if you’re wanting to experience some paranormal activity then I would suggest staying overnight. Make sure uncle John is there first he’s the best!!!

    We saw this on Google maps last time we were in Louisville and fidnt have time to stop. This trip, we decided to go see it. We went during the haunted house and purchased the RIP tickets which gave you entry to the haunted house plus a short tour of other floors of the building. The RIP ticket also allows you to not wait in line for the haunted house. We really enjoyed the tour and all of the information about the building. There are many stories about this place. The building is large and worth seeing in it itself. We'd like to go back sometime for a regular tour to hear more about it. The haunted house was good, we don't get scared easily and we thought it was just an average haunted house. But it was fun, the kids enjoyed it.

    We went on a 2 hour ghost tour, and it definitely did not disappoint. Our tour guide went above and beyond by sharing old Waverly history, past paranormal claims, in addition to conducting a "shadow experiment" on the 3rd floor that I will never forget. I can now honestly say that I've seen "something". Were they just abnormally behaving shadows? Were they spirits interacting with our guide? I hope to eventually book an overnight stay to see for sure... if I don't chicken out first!

    I did the two hour paranormal tour this past Saturday. Our guide Jason was great. He had great paranormal stories but also tried to debunk things when he could. The atmosphere in the body chute was so oppressive and heavy I thought I was going to have a panic attack. Although we didn’t encounter any shadows or sounds on our tour, the place is definitely worth visiting.

    We went for my daughter’s birthday and we loved the historical tour. John was the best guide of any place I’ve ever toured. He was extremely knowledgeable, funny, and patient. He made sure everyone got the pictures they wanted. And he pushed the facts not the fiction. John is THE MUST go with guide. He said we’d be back and we absolutely will to do an overnight. Oh and give that man a raise, he’s that good.

    We did the historical tour and it was a phenomenal experience!! Our guide, John, was very knowledgeable, and ensured everything was factual. Regardless if you’re going for history or paranormal it’s highly recommended. It’s great to see the ongoing refurbishment and can’t wait to visit again in a year or so. The price is very very fair for experience!

    My daughter and I were gifted tours as Christmas gifts. I think it turned out to be the best gift. We visited this past weekend. What a fantastic time. I wasn't sure what to expect. My daughter was ecstatic about going here. We did the paranormal tour on Saturday night. The weather made it even creepier than I'm sure it usually is. Windy and rainy definitely helped add to the eerie atmosphere. Our tour guide was Val. She did a fantastic job telling the story of Waverly as well as the darker stories of her current residents. Would recommend doing both tours. Do this historical tour first and learn about the building and then go back at night to see her come to life.

    I decided that I wanted to come tour Waverly for my birthday, and it was one of the BEST birthday gifts! The building is charming to me, I fell in love with it immediately! The energy you feel in different parts of the building is amazing to experience. Our guide was Vince and he was so cool and really made the tour! Loved hearing his stories and his respect for not only the building but any residents that still call it home. I definitely recommend visiting and I know I will be back again!

    This place is AMAZING! And our tour guides were great great people! It’s a beautiful historical building that deserves to be respected and acknowledged for its rich history and, for the paranormal lovers out there (like me), you should definitely experience it for yourself! Only, don’t trespass. These people are doing their very best to care for this place to keep it alive for everyone to experience, don’t ruin it and help support what they are trying to do! I got the pleasure to meet a man by the name of Kool Aid and what a cool guy! He made our tour so fun and I admired his love for the place. If you get the chance, you should definitely go see for yourself. You don’t have to be a history buff or a paranormal enthusiast to just take it all in and enjoy.

    We attended a public 2 hr paranormal tour! Our tour guide was Jason! He was awesome!! Very knowledgeable about the history of the place as well as some personal paranormal experiences that he shared! It did seem pretty rushed and smaller groups would be better but we still had a great time!

    Having grown up in southern Ohio I heard a lot about Waverly Hills Sanatorium and it has been a bucket list item for me since I was a kid. We finally got to go do a 2 hour paranormal tour on Saturday, which we had booked in advance. Our guide, Jacob, had a lot of paranormal stories to tell and when strange things happened he would point it out and try to debunk it. There was one instance that he could not debunk, however. It was while we were conducting a shadow experiment on the fourth floor. We all heard what sounded like a gurney rolling on the floor above us, accompanied by a set of footsteps. Jacob said out loud to the group that we were the last ones up there and that there was nothing that could have made that sound. It was by far the most interesting thing to happen all night and I can’t wait to go back for an overnight in the future.

    We went on Sunday the 23rd for the 8 hour overnight private investigation. It was soooooo cold but so worth it! We seen some unexplained stuff and heard a lot. Even had some interaction in the morgue! Our group plans on going back in the summer for another overnight when it’s warmer ! Our guide for the night Vince was super helpful and easy to talk with! If you look on the last photo I’ve included,zoom in and see if you can see what we seen.

    This place is incredible! The amount of love and respect that all of the employees have for this place can be felt from the moment you’re first greeted. Our tour guide Jason was the best tour guide we could’ve asked for. He would be honest whether or not a sound or visual was legit or could be explained. He was big on the facts. And the fact is; Jason deserves a raise. I came from Florida and it was worth it. If I was guaranteed to get Jason I would absolutely book an overnight investigation. Cannot recommend enough!!!

    Our kids wanted to go here because it's identified as one of the most haunted buildings in the US. The volunteer tour guides are very knowledgeable, and walked us through the history of the building and its patients over the years. They interjected some paranormal elements, giving extra context. The tour takes a couple of hours and it's very well done. The stories they tell bring the place to life. I'm in no way a paranormal person and I found the tour fantastic. If you are in Louisville book a tour, you won't be disappointed.

    Arrived just as the sun was going down behind the building. Our tour guide for the 2 hour paranormal tour was Jason, and he was amazing. Very knowledgeable about the building and history, and able to offer some interesting stories along the tour. We can’t wait to be back tonight to do our own six hours of investigating.

    We did the historical tour yesterday, and it was very cool and interesting. Totally different place in the day time! John was our guide and he was the perfect combination of entertaining and informative. Can’t wait to go back for an overnight!

    Our tour there was amazing. The tour guide we had was John. He was very welcoming, funny and very friendly and made us feel comfortable. He was very knowledgeable of the place as well. Thank you guys for an awesome time! We will definitely be coming back! Thanks again!

    Waverly was a bucket lister for me and as an amateur paranormal enthusiast it did not disappoint! We did the 6 hrs over nighter starting with a building tour and some hot spot legend then they set you free to explore, investigate and discover on your own. There were always guides milling around to help or answer questions if you needed. The building is beyond fascinating historically, architecturally and visually. We did have an experience with a ball and a voice that made my skeptic husband a believer. Highly recommend, will definitely go back.

    I gave 5 stars only because our guide Courtney(spelling) was really great!!!! My husband and i went on the 2-hour paranormal tour from 10 pm to midnight on friday, June 16th. We arrived at 845pm and had to stay at the gates in line until 930pm. We had to travel to this destination so we arrived early. At no fault of waverly. We were joined by a huge group of people for this tour. Easily 40 people. Courtney was awesome. She took her time, explained/ told stories, and gave us a lot of history on the building. She gave us opportunities to ask questions and really had a way with the crowd as far as keeping the chatter down, for the most part. Now, during the paranormal tours, you are asked not to use flash photography or lights of any kind. Which is understandable, i mean, you are there to hopefully see some paranormal activities. But alas, the crowd was way too large for the hallways and some of the rooms that we were in, we could not have a very paranormal experience because of this. I would think that i saw something only for it to be a real person wandering around away from the crowd. Too much movement, talking, and side conversations to really have any otherworldly experiences. The place is actually very cool. I still would highly recommend the paranormal tour to get an introduction into waverly and its history. My husband and I are planning a 6-hour private tour with a group of our friends for the fall. Im hoping to have better ghost hunting equipment and to be able to capture some paranormal. All n all i would definitely recommend visiting Waverly Hills whenever they get an opportunity! I cannot wait to go back!!!!!

    I went for a daytime tour not knowing what to expect, and was blown away by all of the history and being able to explore so much of it. Our guide Val told great stories and you can tell she really cares about the place and it's remaining residents. Fascinating experience!

    We survived Waverly Hills Sanatorium!!! My fiancé and I booked our tickets in advance (which I recommend since spots can fill up fast out of no where) and had a lovely evening! We did the 9-11pm Paranormal Tour (with a dash of history) and had a spooky-good time. Our tour leader was Nicole and she was lovely. Her TA was Mel, who was also lovely and made sure none of us got lost! They both shared their paranormal experiences working at the sanatorium and the tour was fun and just the right amount of spoopy! All of the staff we kind, knowledgeable and polite. The body chute… whew, it was a must-see, but I was glad to continue on with the tour. We didn’t wait to long to enter and had a lovely time learning about the history, tragedies and paranormal activity of the sanatorium. Got this crossed off of our bucket list and definitely would recommend you take the night tour like we did (if you dare!).

    We were a group of seven and we did the midnight to 6AM 'ghost hunt'. It's a bit pricey at $90 per person but we did have a fulfilling experience. After being guided for about a half hour by a resident worker we were then on our own to explore the five floors of the building. It was very cold but we were prepared by wearing coats, gloves and hats. The initial meeting area is heated and that's where the restrooms are. We also wore headlamps since the only lit areas are the stairwells. I recommend using the red light headlamp option so as to keep your eyes trained to the darkness. We had a number of pieces of equipment that are specifically created to detect energy and or spiritual presence. We had MANY indications of spiritual presence especially in the room with the bed where the sisters had resided. All in all a very good night spent in a very unique environment.

    Our tour guide was respectful of the building, knowledgeable, had good stories, and could be funny. He really wanted us to have our own experiences. I spent too much money in the gift shop but they had cool souvenirs.

    Had a private overnight tour with one of my best friend's and myself. We were lucky enough to get Jason as our tour host. He was extremely knowledgeable about Waverly history as well as the "ghosts" stories. We asked him for a tour before we begin our overnight investigating.... and, wow, Waverly was impressive. Jason even helped us find a few "spirits" and see some activity. My friend and I tried to explore alone (in the dark, but decided that we definitely preferred having our amazing host with us. Not only could he guide us to some of the more popular spots for activity, but he could help us distinguish between normal sounds (wind blowing, etc) and what was not (doors slamming, metallic clinking, etc). We even got to witness some neat activity from a friendly little "spirit" in the Morgue (including learning his birth day!!)... Highly recommend!!

    We came as a group with friends that are really into the paranormal. I enjoyed learning the history and hearing some stories. It was an impressive tour that lasted for more than tour hours. It was a big group, but they did well making sure everyone got a chance to take pics and move the the front to see.

    Very excited to have checked off a bucket list item! Everyone on staff I encountered was very friendly and knowledgeable. Courtney was an amazing tour guide who was super sweet. She had a wealth of knowledge about the building, the residents and shared a lot of great information. She made sure to answer any and all questions she could and even shared a lot of her own paranormal experiences. I absolutely recommend this tour to anyone who is interested in the paranormal, urban exploration or just enjoys historical buildings and stories.

    The tour was 2 hours long. The guide was insightful, and our big group of 40+ was split off into 2 groups. There were 2 parts in the tour where we were allowed to walk around for a bit and take some photos! Overall was a good experience, even if we didn't see ghost.

    I am highly skeptical, but Waverly has a unique atmosphere that is creepy. This was our third trip there, and once again, we had experiences that I can't explain away. The overnight free range experiences is definitely worth the money.

    My husband and I participated in the 6-hour paranormal tour of The Waverly Hills Sanatorium. We really enjoyed being able to tour the entire place on our own after a brief orientation.

    My husband and I went back in 2019 (VIP) and we had a blast and the haunted house was fantastic! This year was a let down to be honest! We did not get VIP seeing as we had already done the tour but the haunted house was just "blah". Employees were great and interacted with everyone and was great in the haunted house but the actual haunted house was pretty lame compared to 2019! Making memories with the family was the best part!

    We decided to go on the paranormal guided tour as a birthday adventure for my daughter. Awesome tour! Will be going back for the historical tour and, hopefully, a private investigation! The staff did such a wonderful job, they really "set the hook" so to speak as we will be back for more!

    We did not go for the spook house. We went for scientific research. Yes, this place is haunted. It's worth the visit if you are into investigating the paranormal. The staff is VERY NICE and the place is clean. Go check it out and get your haunt investigation on.

    My sister and I visited earlier this month. Jacob was our tour guide for the two hour paranormal tour. He did such a great job we made sure to go with his group later that night when we went back for the overnight investigation. That time it was just a brief overview before individual investigations started. It was a truly amazing visit! Waverly Hills did not disappoint! We can’t wait to go back!!!
