    Sad to say the staff of the hotel are lack of knowledge in doing their designated jobs. No manager and supervisor to guide the staff. The room boy are coming inside the room without knocking first. Surrounding are so dirty and mosquito's are everywhere. In serving breakfast the staff is very rude in dealing the guests. In general the hotel is not recommendable to the people unless they make such adjustment in management.

    Rooms were run down and looks awful which will definitely impact the overall service, staff were fine but I guess they cannot do anything about the place itself; they were just working through what needs to get done. A big shout to the management of this place, you got good location and you have all the opportunity to make this place a better one. Bed sheets are dirty, electrical outlets are all unsafe, an electric kettle that's heating up even tge handle and won"t stop boiling, smelly water in the bathroom, the taps were also not functioning well, you have to wait forever for the hot water not to mention the low pressure of water that it hardly flushes the toilet (if I will be able yo upload some pictures, you will see what I meant)

    This is a great Hotel. The staff was great. They were friendly and would bend over backwards to make our stay enjoyable. The hotel is one block from Robinson's Mall. Very quiet. U can go down half a block in the morning to get coffee for 8 pesos and fresh breads. They open at 4:30 AM. The girls at this lil bakery shop were so great and funny. We transferred rooms because the A?C was not great for an American like me. So they moved us to a room next door the A/C was great. The price is right.

    Room maintenance is poor. Shower heads have build-up scales for years. Window ACU noisy. Pillows are flat & small. TV remote not working. Must have been built in the 90s & not considered to refurbish. At least, i know which hotel i will not go to next time I'm in the area.

    The Hotel Staff are great, the rooms are great, except for the pool and the sound proofing. 😁 The pool is really dirty and it seems that it had never been cleaned for a while. There are floating cigarette ifs and butt. It seems that the filter is not working at all. The doors in the room are not that sound proof. You can here everyone talking from the other side.

    I was checked in room A209, however the key card issued was not working and it took thrice times to replace the key but unluckily they did not provide the working key. The TV was not working as well so they decided to transferred me to room A210. Again, the issued key was not working and the bellman needs to go down to get a replacement. The TV was working but the remote control was not working, it was replaced. The most unacceptable part are the following; the tissue roll (almost emptied and used) was still in the holder, there were no new set of toiletries placed in the bathroom, bath towels looks so old ( snags on edges & torn), bath mat laid fronting the bathroom door was very old and looks condemned already. With those findings, i think rooms that are saleable as your system is stating, i would recommend to have room inventory of those rooms that are saleable or not. With that, it will not cause customer disatisfaction. I’m stating this for the hotel future improvement and consideration.

    The hotel itself is awesome. They have rooms for your needs. I suggest to book ahead here if you're in a budget. This is adjacent to Robinson's Place Lipa, and there's also nearby restaurants. They offer events and seminar venue with plated or assisted buffet meals. They offer here 12hrs to 24hrs accommodation. If you've decided to choose the 12hrs accommodation then later you change your mind that you want to upgrade to 24hrs, it's better to remind the receptionist because they forgot to change the room card access update.

    First night of stay was okay. But the second day was not. My room was not made up despite informing me that it will be cleaned on a daily basis. Upon checking out, I waited patiently since there were a lot of guests checking out also that time. So it's understandable for the waiting time. I was told to sit for the meantime while they were double checking my room. Afterwards, all guests who were checking out have already left while I was still waiting. 15mins have passed and still I am left waiting for their process to be done. Turns out that they've already checked me out without even informing me.

    Accommodations review: Anfa Royale Hotel. We booked a 3D2N stay here because among all the reviews I've read regarding hotels that are close to my best friend's wedding church, this one has ample parking. Turns out that it doesn't have a lot of occupants, that's why. 😅 Hubby and I were pretty happy with our room, and because we booked it months in advance, it only cost around $43/night. It had everything I require from a hotel unit: ample bathroom space with exhaust and bidet, electric kettle with free coffee and bottled water for two, free breakfast (albeit you have no choice over what's going to be served unless you pay for another meal), towels, slippers, toiletries, huge pillows, and you can request for stuff like iron for your formal clothes. Considering the price we paid for, it's more decent than what we had when we booked One Tagaytay Hotel last month. This isn't the same experience my colleagues had, however, because the room they booked was in a different wing, with a shady pathway and a layout that's reminiscent of Pan's Labyrinth (or a motel room in the world of Stranger Things). 😂 There's a security deposit of $4 in cash, which I initially had problems with because we didn't have time to withdraw when we left. Location is actually good, because there's Robinsons Place mall a few steps outside the hotel, and some street establishments where you can buy essentials and baked goods. It's also close to the STAR toll gate. Overall, a pleasant stay (at least for me and hubby).

    Good experience. Staff were really accommodating during our short stay. They also had covered parking and the hotel was right next to Robinsons Mall. They had a small pool and jacuzzi there, as well as free breakfast. We availed the twin room (good for 4pax), and they had great linens, interiors and clean bathroom. Their wifi was great, and they had cable TV as well. Their land line was a bit faulty though, but they had provided mobile number to connect to the receptionist. They offered free breakfast (you can't choose though--so we assumed it was fixed menu), with coffee. Not sure if you can request for a specific order, but it may come with a fee. When we checked in the afternoon, they gave us some hotel rules such as corkage fee for bringing in food from outside. But when their cafe was closed for the afternoon, they had allowed us to order from Grab. Do also be prepared for climbing stairs especially when your room is above second floor, since they don't have elevators. Overall, its still a nice place for a staycation.

    I don’t even know where to begin. Do not be fooled by this hotel’s grand lobby. 1.The rooms are all run down, DIRTY is an understatement. There’s even a foul moldy smell coming from the sink and the shower head and other fixtures are scaly. 2. The air-conditioning unit is VERY NOISY. Good luck getting a sleep. 3. The staff are very snooty and unapproachable, they can’t even fake a smile! 4. The included breakfast doesn’t have any options. They will serve you a meatloaf, I told them how about those who doesn’t eat pork?! Or rice?! They said there’s nothing they can do about it!!! Please do yourself a favor and don’t ever think of giving this hotel a chance!! Learn from our mistake and read other reviews!!!

    We stayed there for an overnight started at 10 pm last September 2023. The rooms were located on the 3rd floor pasing thru a maze like stairs . The room is clean and AC is good. T&B are clean as well and the staff are well groomed and very accommodating . Parking lots are available . I will stay here again once I go to Lipa.

    It was wonderful at all its besides of the mall and cities but the thing is that the room doesn’t offer a pair of tsinilas also the cable has only one channel. The wifi is good but not too fast and the room itself doesn’t have signal.

    Great overall service. Very accessible location and reasonable prices. Food is okay, can be better but its proximity to a shopping mall offers variety of food options. Wifi in room is good at best. Hot water is hard to control but available.

    The location is great. It is right across the parking area of Robinsons Mall in Lipa and just up the street from Starbucks. Although it is located on a busy street and can be a little noisy. The staff was very helpful and friendly and the room I stayed in was spacious comfortable and clean. The included breakfast was a fixed breakfast and was not something you can choose.

    Stayed Oct 2019. They don't have elevators so request for lower floor if you have elderly and kids. They don't have refrigerator and kettle inside the room. Stayed in Bldg B. Kettle we requested came after hours with the plug not matching the socket. Request for the socket took hours. Ended with replacing the kettle. Room was for 4 toothbrush was only 2. Intercom not working, you need to leave it ringing and wait for someone to knock on the door. These may or may not be important things to you. It was clean and decent. Might try other hotels in the area in case we need to stay overnight again.
