One of the best places to shop in Perth. If you like sports products, go to Jim Kidd for good bargains.

Great place for all sorts of shopping. A huge array of interesting shops (mostly outlet type) and some good food places too. Great parking, never a hassle at all and reasonable rates too by today's standards. It's also very easy to get to and the traffic is rarely an issue.

Average Outlet Center with Limited Offerings. If you don't have a specific purchase in mind, this place might not be worth the visit. It's a straightforward outlet where you can quickly find what you're looking for, buy it, and leave. Food options are limited and unremarkable.

Medium sized outlet with a medium sized selection of shops, very quiet when we went on a monday & a few shops were still not open ( May 2022 ) Even the coffee shop closed at 3.30 due to lack of customers !! We bought a few items & were done in under an hour 😳

Like yeah it's okay.. my first time there in many years and I'd rather go to the DFO but it's not bad I guess.. if it was slightly closer to the CBD shopping area may be better 🤷 got some okay stuff but wouldn't rush back..

I revisited Watertown Brand Outlet Centre after more than a year, and my experience was a mixed bag. On the positive side, the centre still houses a range of national and international brands, offering a variety of styles to fit different budgets. The bargains are certainly there if you're looking for adult fashion. However, the atmosphere has noticeably shifted. I observed around 10-15 boarded-up shops during my walk around the centre, which took away from the overall shopping experience. Additionally, options for children's toys were scant, save for a pharmacy that had a limited selection.Watertown remains a destination for bargain hunters, but it feels like it's in a period of transition. While the essence of what made it attractive is still there, there are areas for improvement that can't be overlooked. Here's hoping my next visit shows positive changes.

Located 5 min away from the city via the free bus, so you dont need to walk or drive your car which is pretty convenient, they have a lot of store inside who are more affordable than some store in DFO or in the city, very good quality for the price you pay. Just the food court is not very good but again you dont go there for the food but for the bargain which is totally worth it. I have been there a few times already and definitely will go back. I would recommend to at least go there once.

Stores are amazing - this isn't about the shops though... I can't believe I'm saying this, but I've got beef with the toilet design. The dispensers are awful! It gets pulled out of a tiny hole instead of a roll... And if you pull too hard it breaks off inside the dispenser, leaving the next person with nothing to use 😩 I normally don't have a whinge about something like this, but when you're caught short it's not fun. Whoever decided to put in these over a normal roll holder should give scooting from one stall to the next a try, because it's what they've left their visitors to do...

Worth visiting if you are after some bargains. Parking was reasonable at $6 for 3 hours. New food court is due to open soon. It’s a shame to see so many empty shops though.

A good. Parking cost's $$$ are outrageous. U'd think they would try to encourage shoppers. Instead of screwing more $'s out of us. Con Migro Menora 🏁

To the management team, I was extremely disappointed at the parking situation. When you first collect your ticket, there is no sign or any indication to a customer that the parking fee is only able to be paid by visa or Mastercard. At the time I only had cash on hand and when it came time to leave I wasn’t to pay for my parking fee. I pressed the help button only for no one to pick up. As time went past(20 minutes), I found security walking around and asked for help. I received no help and when talking me were extremely rude and dismissive. I had to get one of my family members that lives south perth to bring their own card so I am able to just leave. I was forced to pay for time that i didn’t use and could’ve easily been avoided were the reception should be available to do their job. This whole thing could have been avoided if there was one simple sign at the entrance that states card only.

I will give two stars because not many options to choose here. The price is unreasonably expensive even on Boxing day sales at most stores. It was only one item that caught my attention last year because of the reasonable price and good quality overall. Explored through some stores yet they don’t have the ones that are available online. The toilet smelt like fire or cigarettes. Poor odour in the toilet too even before I used it. Close a little bit early and opening time is late even when the opening hours are according to Google. Pros: The security staffs explore the centre quite frequently. The centre and the stores are clean.

It's a nice place if your just looking for shoes and clothes but otherwise it does not really sell other stuff apart from food and beverages during the week it's kinda dead but on the weekend it can be busy

Great location with a great selection of outlet brands within. Parking is fantastic with the multi-level car park directly adjacent to the entrance which is really convenient. I find it easy to park up, do a bit of shopping and then walk the surrounding areas and back since the great location.

Stay away from the pop-up cell phone accessories stand on the 1st floor near the escalators. Horrible customer service and tried to rip me off. They're called 4Max or something like that. Went a few weeks ago to get a phone case as a gift but wasn't sure on the size. She said no returns but exchanges only, which I was fine with. Size didn't fit, so I went back a few days ago, but they weren't open when they were supposed to be. Info Desk staff were helpful and confirmed their store hours and gave me a phone number I could call. Called the number and the guy said there should be someone there. I asked him to call me back after speaking with the employee, but I never got a call back. So we left Watertown, wasting $4 on parking. So came back again today, and thank goodness there were actually open. But the store lady has the gall to say that the phone case was scratched, dirty, and used when I literally wrapped the case in gift wrap as soon as I got home. Told her that if it was dirty, it was how she sold it to me. She finally agreed to let me exchange it but had an attitude. Never going there or their other locations ever again!

Lots of shops had shutdown. But future is looking better. All the restaurants on the main strip in the middle appear to have been temporary closed to make way for a food hall. Can't wait to see how this comes up.

The place has a fairly low vibe, few people, tired stores with a few exceptions. Plenty of parking during the week, but signage is terrible. Trying to find the exit is a nightmare, and it seems you can only go out onto a back street - be careful or your only option is Freeway Southbound! The routes to the city shown on Google Maps are not possible as the main driveway seems to be entry only. Honestly, this place needs a big revamp.

Supposed to be open until 21:00… except most stores are closed… be lucky if half of the stores are open. Thanks for wasting my time. Update your opening hours OR advise people that individual stores set their own hours.

A lots of empty spots at watertown. Make the whole shopping centre not busy. Love to go there to shop for baby and kids stuff

  • 2/5 Joey In R. 4 months ago on Google • 118 reviews
This outlet center keeps things simple – it's not the most exciting place to shop. Unless you have a particular item in mind, your visit might be a bit underwhelming. It's a quick in-and-out kind of place where you can find what you need without too much hassle. However, don't expect a variety of choices; the offerings are pretty limited. The food options follow the same trend – not much to rave about, just basic eats. If you're all about efficiency and a straightforward shopping experience, it could work for you.

Mid-place to visit. Abit far from everything else. And the things sold here aren't the best, but maybe price abit better then CBD Perth I guess? Ok not great location to visit

  • 3/5 Scott M. 1 year ago on Google
Not highly rated at all. The outlet precinct lacks cleanliness & style, we found majority of the brand ne shops to be no differently priced from your regular Westfield's and alike. DFO @ the Airport is classy & clean+ has all the big brands

  • 5/5 Sareh G. 11 months ago on Google
the prices are lower than DFO near the airport we liked it but also not all the brand we didn't see Hugo Boss for instance

  • 4/5 Ron P. 11 months ago on Google
Convenient location with public transport close by. Good variety of stores though it is sad to see a number of shops empty.

  • 2/5 John . 9 months ago on Google
Outlet stores usually mean factory direct, thereby excluding the excess costs associated with selling through an intermediary, e.g. A well-known sports brand that is sold through a well-known retailer. However, this place seems to have forgotten this, and the prices are the same as if I were to purchase an item through a well-known retailer. Save yourself the trip, and just go to the retailer.

  • 4/5 Adam J. 1 year ago on Google
Pretty average as far as an outlet goes. There was limited food choices and a few brands that are generally found in simular outlets were not represented. Still worth a quick walk around. Parking was a little confusing with no accessible parking on the middle tier which caught us out having to carry the push chair up and down stairs to access the centre

  • 2/5 Mark S. 11 months ago on Google
Not what it used to be which is a pity as it's so accessible by public transport. I guess DFO has taken the majority of business. The problem with Watertown is buisnesses closing early or not open Sunday when the city has extended trading. Secondly, the prices for the clothing in most stores is no cheaper than retail outlets. Now there's a church group in there which sends mixed messages....Is this a factory outlet or an anything goes establishment. Hopefully the revamped 'food court' changes things. Oh yeah, fix that squeaky escalator before it breaks please

I enjoy coming here. The shops are really good and some of them have good discounts. But sometimes when we visit some of the escalators near Boost Juice are not working especially when it's weekends and school holidays. Overall I think this place is great!

I wrote a bad review about this place a year or two ago, something has happened since then. This place really has tidied up, ten fold. The new reno's, so far, look amazing. The atmospere has changed too, for the better. If you don't want to spend any money, try to stay away. The experience there is so good you can't help but spend money, let alone dine with friends and family. Well done to those involved in the upgrades, facelift, new looks so far (some work is still ongoing, very exciting). Love it!

LOVE THIS PLACE! Especially during the boxing day sales! The entire outlet has sales running almost all through the year but the best ones seem around the black Friday sales and boxing day sales. If you're not too keen on the brands-- a must visit is Cotton:On- I found BOOTS for 5$ each 🤣 They're anyway throw away prices so might as well 🤣 We loved the sale in Puma - 50% all products.. Kathmandu had a great sale with 60$ for a jacket! Levi's - all products 50% off! It's a great idea to buy winter wear during this sale for the next year's winter--coz the prices of these are incredibly low during these sales. You could easily spend an entire day here. You may have to wait in line for a bit to get into each store especially the brands with amazing sales-- they're strict on the number of people at a time in the store due to COVID restrictions. There's a Lindt store that serves decent drinks- not dine in. You have halal food outlets like Turkish Gozleme and Ispa kebabs at this centre as well. :) Happy shopping!

First time to Watertown shopping. I found it ok as the outlets carried good stock and at some good discounts on some items. I have a slight mobility problem and find it hard to walk long distances so ifound that trying to find particular shops difficult because the information board said where the shops are and their number but when looking the shops were not marked so this meant going around the whole complex looking for the particular shop I wanted. I only went to buy one item and it cost me five dollars for parking which I thought was very rich. For that reason I will not return to shop. I believe that if they want your business then the parking should be free.

  • 4/5 Di N. 2 years ago on Google
For mid week it was very quiet. 20% of shops not open or empty premises. Some shops had good sales advertised in house (didn't check if this was also online) will go back tomorrow for a serious look with more time. Lindt was disappointing because can get cheaper prices in woollies when on special. 😢

  • 4/5 Lutfi B. 8 months ago on Google
2 levels of factory outlets, not as many or busy as the one near the airport. It's a nice area to visit, very relaxed and lots of sunlight when walking from shop to shop.

This place is full of awesome shops and food. But today I watched the security who are ment to stop at the mall entrances, chase and then surround one woman in a bus shelter with three grown men . Pushing and pulling went on and then the main white larger gent yelled out who cares about the stolen generation which set off the guy across the road. The lady had only a small bag on her that they snatched at. Why were the police not called? Why are security guards crossing over the areas they are paid to keep safe and grabbing (it is assault) people? Why did the same security guard yell out that he is a stolen generation too and get over it. This is a vile over step and disgusting representation of a public place of business never mind the company they represent. And since then the company has reached out via here and are making a difference. This center is full of Amazing staff and awesome stores and a pharmacy with an amazing heart and all have awesome customer service. You always have my business . Thank you and now the security came into the hotel apartments chasing someone and said it was fine as the owner gave permission. NO . It is two owners and u need both and the people living here also have a right to say no. Stay on your property and call the police . All the street cameras here are at full view of here. This is not right

Lost some decent stores over the years, but it's not as bad as it was a couple if years ago. Still not the old harbor town experience, but it's getting slightly better.

  • 5/5 Jill M. 2 years ago on Google
I have to admit that I only go to a couple of the stores, but they never disappoint! I purposely avoid most of the stores as I know that I'd be tempted by all of the "bargains". Luckily, I also have enormous feet so the shoe stores (a massive weakness) are of no use as they mostly only go to a Size 10.

  • 5/5 kye t. 2 years ago on Google
Great value on the factory outlets, shoes and clothing that would normally be $100+ can be bought cheaper in places like this and it's very convenient with busses going there regularly as well, highly recommend.

Bang on average stores. No thought put in the layout or variety of stores. For an outlet there aren’t many sales and parking is expensive.

Always something at a bargain price, LOVE Oroton and their always amazingly helpful staff, Royal Doulton and Seed in particular who always have great staff so you are always happy to go back. Many other stores, I have never had a bad experience over many years of shopping there

Quite a lot of shops and not just clothes shops. Crucially, the pathways to each shop are open air, making it a bit more Covid safe than a normal shopping centre.

Great place to get your clothes, footwear or sunnies made by various brands. Live this place and I visit it about twice a month with my family. You can also kill your hunger and quench your thirst from the many restaurants and vending machines and outlets.

This place has deteriorated since 3-4 years ago when I was last here. Many unoccupied store fronts. Barely worth visiting now. Better off going to airport DFO instead.

  • 3/5 Megan T. 1 year ago on Google
Sadly alot of retailers have closed down which is disappointing. A few good retailers like Temt/Valley Girl, Rivers, Lindt and some other clothing shops. Quite a few food places have closed, so choice is minimal.

  • 4/5 Victor Y. 1 year ago on Google
Family haven't been there a while. The atmosphere still good and busy during the weekend.

  • 2/5 Kalpanie F. 1 year ago on Google
The opening hours of the stores is quite inconsistent and hard to predict. Over my past few visits I’ve been disappointed to find the stores I want to visit are closed or altogether gone. Many of the stores have terrible lighting and don’t even look open from the outside. The options for food have also drastically dropped over the last few years which makes it an impractical place to shop for a day out. This used to be a great shopping spot but now is so dilapidated and lacklustre that I would prefer to go to dfo or even a regular shopping centre. The parking is also very expensive. I hope something changes because it would be great to get the old harbour town back.

  • 1/5 Brandon L. 1 year ago on Google
I picked up a click and collect at a store here, and was quite disappointed by the parking facilities. It would be more accomodating to have a few 15min bays for those in similar situations instead of copping the $4 parking. Not to mention there was no indication that cash is not accepted prior to entry.

  • 4/5 Downunder R. 1 year ago on Google
The one problem with an outlet store, is invariably turning up or coming back. After what you were looking for has been sold. But the Retailers here still have wide selection of stock. So come and have a look.

The absolute worst experience dealing with Tina from Lease Equity from the get-go. 1stly, she kept us waiting 25 mins to view potential locations for a pop-up shop. Then after we had decided that we wanted to go ahead and rent a space in the complex she essentially started giving us the cold shoulder (not replying to emails & calls) we were looking at getting into the premise in time for school holidays, so this was not helpful in the slightest. Eventually we were sent the information, she was completely non-negotiable on the premise “saying the owners weren’t”. The free rent period was not really a free rent period as it only covered moving in you couldn’t trade if you’d finished setting the shop up, she continued to mess us around with slow replies on a time sensitive issue. We wanted to be in last week, so we had time to set up the shop for school holidays. Towards the end of the week, she said that was not possible as they had a fire drill happening from the premise on the Monday… You had that many empty shop fronts it could have easily been moved, so we asked to be able to trade during the rent-free period, she replied “no” even though they were the ones causing an inconvenience to a possible long-term tenant. We decided even though they weren’t negotiable & Tina was the worst communicator we would still give the location a go, that’s until they sent the lease through. First thing we noticed was that it was $500 more a month then Tina sent through in one of her first emails. 🚩 2ed thing we noticed was that the complex had the right to move you to another location in the complex with 1 weeks’ notice under the same conditions. This meant they could move you to a premise that is worth less in a worse location, but have you pay the same rent. 🤯3rdly, leasing the premise was made out to be flexible to us by Tina being a Pop Up however this was not the case on the lease, the owner had the right to kick us out with 2 weeks’ notice at any time for no reason however we had no such option to leave. 🤨 When asking for these points to be corrected so that the lease was fair. Tina said “The two clauses you’re requesting to change are stipulated by the shopping centre owners and can’t be removed or changed. As such the offer of a site at Watertown is now no longer available to you.” I guess this is the kind of experience potential lessees have been dealing with in Watertown, explains the empty shop fronts. We will be looking elsewhere for next school holidays & will definitely be avoiding anywhere we see the Lease Equity branding.

Great place to get brand discounts however car parking needs more attention. Signs entering indicate that vehicles above 2.2 height have access in however, upon our exit all signs pointed to an exit for above 2.2 height vehicles that was locked, not only did this cause frustration and traffic issues as we were unable to reverse with other cars trailing behind you. Moving forward to avoid this issue from arising if you have a broken gate or mechanical issues, signage with contact details of either security or management indicating who to call for access out of the carpark would be beneficial as not all your consumers are local, some or most of us are tourists and don't know the area well. Better signage would be great, look forward to some changes as we will be returning to Perth.
