    Booked, confirmed via telephone (almost impossible to get hold of, by the way), accepted check in time. Cancelled when we arrived. Fancy that happening to you? Steer clear. The pictures don't show you what this is, which is a student house on top of odd offices, with lockable rooms, shared facilities and lots of noise. Also, it will take the landlord (which is what he is) weeks to come back to you regarding a query. I only just got a refund, 13 days later. Stay away from this place and this owner.

    I made a review last week about my experience and was told to take the review down by the proprietor. I have decided to leave said review up for people to be aware of what it is like. Since my stay at the regency guesthouse I have been given a partial refund for my troubles despite an awful lot of reluctancy and duress. I have chosen to leave honest reviews about my experience again so people can make a fully informed decision on whether to stay or not. Be aware that the manager at times can be rather manipulative and weird but on the whole is OK if everything goes according to his business running. Another thing to note is the walls of the rooms are paper thin and you can hear everything and anything that goes on around you. Should you decided to" get it on " if you will, you will be heard and everything will be heard. Please also note there is no room service, no reception desk or area and no doorbell. I wouldn't even suggest staying one night because the value for what you pay is not worth it! You get no TV, no radio, no tea or coffee station, no iron, hairdryer, or decent towels. No bathmat. There are plenty of other places where you get good value for money and cheaper too.

    Smelly dark room with a mouse trap on the floor, the pictures used on booking.com aren't there's. Very sketchy place and unprofessional. Owner was calling me and texting me over WhatsApp before check in don't waste your money.

    SCAM. DO NOT BOOK. I made a booking on the 24th of September to stay at this Guesthouse for the 16th of October. We arrived, no answers, doors were locked, no lights, no life to the place. I called them 5-7 times and still no answer. We were forced to pay up to £200 at Ibis Hotel, this place is a SCAM, I warn you. Do not give your money to these people. Thank god I made my booking through booking.com because they even tried ringing this ghost Guesthouse and no answers to even Booking.com! I will be getting my money back!!!!

    I would of given them 4 stars if i could sleep well. Whole night there was shouting, screaming and door banging upstairs and people have been making noise and when i rung landlord, no response. Such an awful night i had.

    Only good part is the price for the room but the room was stinky and smokey smell. They should work more on the cleanliness of the room.

    Absolutely Disgusting! We are three ladies coming to Manchester to see Peter Kay's Dance for Life. We walked in here and straight back out again. The photos are obviously fake, it was filthy and not even worthy of a one star. Never seen anything like it.

    Nice and clean, large rooms. Only downside was the shared bathroom, which we were already aware of, and the lack of parking. Other than that, comfortable beds and quietish rooms. Pretty good value for money

    Tricks Eurovision-goers, that have booked well in advance, that there a problem with the booking and asking the guest to cancell so they can re-list the room at a higher price.

    THERE IS NO LOCK ON THE INSIDE OF THE DOOR ON THE TOP FLOOR ATTIC ROOM!!!! Don't know if the other rooms are the same??? My 18 year old daughter and her friend booked here for a concert in Manchester and resulted in me driving for 3 hours to collect them because they didn't feel safe. No lock inside the room door - just a code box on the outside of the door! - Anyone who has the code could just walk in. It was old, run down and dirty with mould around the only velux window. The person who showed them to their room shouted at them, telling them to sleep in the double bed together and not use the single one. You are better off paying more money for somewhere reputable as you can not put a price on safety.

    DO NOT BOOK THIS HOTEL IN ANY WAY SHAPE OR FORM AS YOU WILL BE RIPPED OFF. I booked a room a YEAR IN ADVANCE for the Manchester Marathon and they stated "no availability" 3 days before my stay. They then state that they "attempted to get in touch" in order to move you to their "alternative hotel" (which looks like a step below a hostel) or offer a full refund WHICH IS IMPOSSIBLE TO GET AS THEIR PHONE NUMBER DOES NOT WORK. I had to book an alternative hotel and now I'm massively out of pocket because of these scam artists.

    Booked almost a year in advance for the Manchester Marathon. They have cancelled and refunded woth 2 months to go due to "over booking". Hoeeve the room is still available at 4 times the cost. And ofcourse the phone number does not work to contact them abour this
