    The place is not looking very good. Lack if grass cutting, not enforcing people picking up dog waste, fountains not always working, etc. Also, ants continue to be an issue for ground floor residents. For the high price, it would be nice to not have to worry about any of the above.

    office staff and maintenance are extremely friendly and polite but as a team everyone is just very inconsistent and it’s extremely frustrating to live here with that being the case. It’s apparent that you are not valued as a resident and all that matters is they get your rent $$$$. maintenance response time is terrible and for whatever reason the work doesn’t hold up. I had an issue with something in the unit in august, they fixed it in September, it’s November and the exact same problem has resurfaced. It took 4 whole months and me reaching out on a week to week basis and basically begging for a different issue within the unit to be addressed for it to finally be completed only for me to wake up and see it look the exact way it did before the “fix”. There’s damage to the ceiling and windowsill from a time in august where it basically rained inside of my second floor apartment and I gave up on even seeking help with those problems because of how long it took to have the other’s addressed. it’s wayyyy too expensive here for business to be conducted so poorly. The keyless entry locks are cool but almost laughable big picture wise when there’s a struggle to maintain literally everything else in the apartment and we have mailboxes that don’t even lock/ close properly so you come home to your mail blown around the complex 😭😭😭when I first moved here I was really happy with the apartment but quickly realized it’s not at all what it’s advertised as. Very disappointing.

    Recently renovated clubhouse and brand new amenity between the pool and tennis court with seating area, TVs, and grills. The weight room has everything you need for a quick workout. Very scenic views from the apartments with ponds by each of the buildings. The ladies in the office are very friendly and the maintenance crew works hard to keep things running smoothly. I love it here.

    Mallard Bay has a racist community and a staff that doesn’t do anything about it. My children and I went for a swim and were treated so rudely and unfair. I spoke to the staff and they didn’t help the situation at all. They told me to leave the pool because my daughter didn’t have the life jacket that they suggested on. But she did in fact have a life jacket on, just not the one they liked. I had been swimming at the pool for a year straight with the same life jacket and because one racist person complained, the staff decided to take their side. My daughter couldn’t even walk yet, meaning I had to hold her the entire time she was in the water even though she had a life jacket so what’s the real problem? We were the only black people at the pool and when we arrived all the people who didn’t look like us removed themselves and filed a complaint. It doesn’t take a rocket science to figure out the real issue. Luckily my community supported me once they heard about this incident and called Mallard Bay with their complaints. It wasn’t until a month later, the staff called me and told me I could continue using the life jacket I had been using. Why did it take constant phone calls letting them know that they were in the wrong for them to allow me to do what I was already doing for a year straight? The answer is obvious, they’re racists! Besides this issue, the apartment was always filled with ants, the front door had a leak that would let in cold air all winter, the light switch never worked from the first day I moved in, maintenance never fixed anything properly, and the staff was always rude and impatient. I hated living here and don’t recommend other black people to live here. You won’t feel safe or welcomed. Live somewhere else.

    I was very impressed with the professionalism and politeness of the technician, Willie. He greeted me and asked if he could enter. My two (2) requests were regarding the incomplete installation of clothes rack in the bedroom closet and a broken outdoor light fixture. He realigned the clothes rack and firmly secured every section. He completely cleaned the light cover of the outside light before putting in the bulb and sensor, then he reattached the fixture. Kudos to the staff!

    Life at Mallard Bay has been a blast, all thanks to its awesome features that really make it pop. I'm totally digging the scenic patio – it's like a daily dose of serenity with that killer view. And let's talk about those cozy electric fireplaces – they're like the secret sauce, making the whole vibe warm and inviting. The attention to detail in every nook and cranny of the place is spot on, turning it into more than just a pad, but a comfy and stylish haven. Mallard Bay is all about an experience that's a cut above the rest.

    They don’t mind sending rent reminders but won’t complete simple service requests stayed here a year nice apartments very beautiful but they care about the money! after them i bought a townhome

    Never in my life would I refer anyone else to this apartment complex! More to come with with pictures, videos and emails and you will see why……. One thing I definitely don’t like is for management (Elena) to be sarcastic, but disrespectful and offend someone!

    The outlets in my kitchen and bathroom have stopped working weeks ago and I’ve gotten no answer despite multiple attempts to contact maintenance. This is ridiculous

    We had to have our water heater replaced on Saturday. The gentleman that did the job was very polite and courteous. He did a great job on the install and the cleanup afterwards. A+++

    Maintenance service is not helpful. I have lived here for 1 and a half years. Maintenance is not done quickly. Rented washer and dryer equipment in my unit and it has broken numerous times and it takes days for a fix to be provided

    I’ve lived here for about 4 months and have 0 complaints! Elena and all of the leasing agents are always super friendly and helpful! Willie and all the maintenance guys are super nice as well! Every maintence request i’ve put in has been taken care of fairly quickly and always done correctly!
