    Perfect location in Miami Beach/South Beach but also quiet. Nice room with little balcony and two chairs on it (no table). They provide two beach chairs and one umbrella. I would give five stars but we had some issues that were handled bad: 1. The electronic door was not working on the first evening we came back. We had one physical card, the LED was flashing red. With the key in the app the LED was flashing green, but no sound from the moving lock. Tried it multiple times. Lucky that the restaurant was still open, so they were able to call the hostess for us. We got information on how to access a box with backup cards (to me, that is a security issue as we could access every room now). However, the backup card didn’t work either as the LED was flashing red. So the hostess had to come, we had to wait. She created a new card and that worked. However, we have been told that our phones could have demagnitized the card. We didnt put them close together. The cards dont have magnet stripes, they are NFC/RFID cards. Plus the backup card didnt work either! It really felt like she blamed us. 2. The toilet flush wasnt working properly. On the first day we recognized that the water didn‘t stop running - very annoying at night with the constant bubbling. The next day, the flush itself didnt work anymore 9 of 10 times. So we told the hostess, she said she‘d take care. When we were back later we have been told that it is fixed. Arrived at the room and guess what? Same issue, even worse. Told hostess again - and have been told that we need to push the lever up first a bit and then down. Felt like it is our fault again … and of course we tried everything with the lever! She said we could move rooms. She knew we just arrived, had unpacked everything and lots of luggage as we are on a long trip. No hel offered… so I asked her to call maintenance instead and get it fixed. Next day, same problems, different hostess. Told her about the toilet, at noon everything was fixed properly. 3. The beach umbrella was missing. No big deal, but they were out of spare ones (told that they need to order) so we got one with the pole being half open around like a can, very dangerous to cut your hand when setting it up. I think we had bad luck with everything and that one of the hostess didn‘t handle everything as it should. It is not cheap to stay there (we paid more than $350 per night) so I would expect a working toilet within maximum 24 hours after telling once. We complained three times and had to wait two days. Without those three issues it would be a solid 4 or even a 5 star rating.

    Better than expected! Very cute, friendly, warm, detail oriented, and beachy vibe. This is a boutique hotel that is worth taking seriously. There is an elevator! and electronic tap cards instead of keys. The Grand partial ocean view King room (room 12, third floor) is huge and very comfortable. There is a small fridge and a Keurig coffee maker, along with a very soft, comfortable bed and a desk with a very comfortable chair plus a separate two-seater stiff sofa, smart TV, and closet with 14 wood hangers. The bathroom lighting is motion-sensored only. Took us a while to figure that out! There is also a window in the bathroom that opens, though gets stuck. The large balcony overlooking the main entrance is mostly very narrow, so realistically it's only a small balcony with a basic bistro set of two small wood chairs with a small round wood table. The pool area is gorgeous, though it's a wading pool of only 3-foot depth. This is NOT a lap pool for exercise! By booking directly, a full cooked breakfast per person is included each morning (one order comes with 2 eggs any style, plus one choice of: bacon, turkey bacon, sausage, tomato or avocado; one choice of white, multigrain, or whole-wheat toast; butter, jam; a bowl of tasty homefries made with onions and spices or a bowl of fruit (berries and melons); and any non-alcoholic beverage including lattes or fresh juice). You will also receive two free drink tickets total (can be used for 12 oz name brand beer such as Corona or Heineken, red or white wine or poor quality prosecco). Strong Wi-Fi has the same password throughout the property and is great for Zoom and conference calls. Housekeeping service is referred to as "turn down service" and arrived mid afternoon to refresh towels, empty garbage, refill coffee pods, and tidy bathroom. 2 folding beach armchairs and a beach umbrella provided in room and two striped towels designed for pool/beach use. Tip: they will email you an advance virtual check-in request which I am glad I ignored. Because our flights (yes, two completely different flights) got canceled, and I phoned the hotel to keep them updated, they agreed to give us a 10:15 p.m. check in for free. The advance virtual check-in charges you by the hour for any early check-in prior to 3:00 p.m. They also charge $75 for arriving after hours and a fee for really late check-out. They were aware it was my 50th birthday, but didn't add anything to celebrate.

    The hotel rooms are nice. I’m leaving a 1 star review because of our experience with the person at the front desk (Edgar) We were hoping to check in early at 10 AM. Edgar said he’d call us when our room is ready. We asked if there’s any other room or way we could ask the maids to prioritize our room cleaning and we’d pay extra, Edgar said no. We walked around Miami Beach while we waited for our room. We checked back with Edgar every hour or so to see if there were any updates. Each time we checked in, Edgar acted as if he had never seen us before - asked for our names, went over the fees for checking in early, asked us for our card to pay the early check in fee, and said he’d call us when the room is ready. We eventually got checked in at 1:30PM because I checked back with Edgar and he finally checked our room for us. The next day when we checked out, he somehow remembered my spouses first and last name and that we went to the pool. He somehow didn’t recall having the same early check in discussion with us 5 times the day we tried to check in early though. My spouse and I didn’t get very friendly or helpful vibes from Edgar

    A great small boutique hotel at a terrific location: near to the Beach, the beautiful Marjory Stoneman Beach Park, best restaurants and bars, in middle off the great ambiente of south of fifth’s. The service astonishing, very attentive. They also a very nice restaurant, which serves also breakfast

    This Place is a must if you come to SOBE. Super comfortable beds, clean and very friendly staff. You feel welcome and safe at all times! Food is great as well!

    The hotel is beautiful, but the showers and pool were cold. The room was very bright at night from the lighting outside and the nightlife was kinda loud. The drinks were quite expensive too. The staff was extremely nice though!

    Awesome hotel on Ocean drive! The rooms are very spacious and the pool on the roof with view on Miami Beach gives a real feeling of heaven. The restaurant on the ground floor serves delicious, fresh and healthy food. I had a power bowl for breakfast, with avocado and quinoa, loved it! The interesting part of ocean drive is 5 minutes away. I also recommend to walk on road, lot of shops and restaurants. Great place to have dinner outside, as there is no car on the street, kids can play around with no danger.

    Stopped by for a dinner on 2.28.23. Had the surf and turf burger and their goat milk cheesecake. Very good indeed. The ambience is nice and the staff is friendly

    I loved my stay at this hotel! It was my first time booking a hotel in Miami and it did not disappoint. Very friendly and welcoming staff. Loved that they offered 2 free drinks even though it was specific drinks and loved that they offered beach chairs and an umbrella which we ended up using. Definitely recommend and will be returning. The only thing I found out which was a bummer is that I should of booked directly with them since I’m a Florida resident and I would have gotten a discount but I had gone thru another app to book which didn’t offer me a discount.

    Went for dinner and enjoyed the food. Service was decent. Pricing is high, especially considering all of the extra taxes and included gratuities. Be prepared to spend.

    Amazing location, very intimate and cute vibe - known for brunch but we went for dinner. Service was amazing and server was such a joy! Food was amazing as well. Portions were very generous and we had a lovely time. Would definitely recommend!

    This has definitely been our favorite hotel of the times we have been to Miami. The location is great, not many rooms (<20) so the pool area wasn't very crowded. I'm giving it a 5 star, but there is a minor issue with it, the light in the bathroom is on a motion sensor with a setting too short to stay on while you shower and cannot be disabled to not come on at night. If either myself or my wife got up in the middle of the night, the light would wake the other up. There is a glass corner from the bathroom into the bedroom that let the light come thru, so it was maybe 5 minutes until it would go off. It's a nice feature but probably wasn't well thought thru.

    Stayed here for a few days with my partner. The rooftop pool was awesome and the food was really good. If you want a larger room with a bit of a sunrise view, I would recommend room 3. Its a king size bed, corner view of the street and you can see a tiny bit of the ocean from the balcony. Rooms were clean. One block from the beach/boardwalk. It is a very no frills hotel though, can be a bit loud from other guests/anything out on the street and when it was really windy, there was a whistling noise coming from the balcony door. Overall really enjoyed my stay, good location just off of the main tourist area and felt really safe. Bit expensive for how simple the rooms are/lack of views, but I understand that's the area and what you expect to pay. I would go back again and would feel comfortable staying there solo.

    It was our First Time here and it was really Great. - Room is clean and comfortable - Bathroom includes Ritual products. - beds were really cozy - good food - wifi Connection was Not stable in the room - velet parking was good, but when you Call Them By your Self they don‘t Unterstand you in english It was a Great Stay and the people wäre really friendly and helpful.

    This was a perfect hotel for my sisters, my mom, and me! We had a wonderful, relaxing visit to Miami Beach. The Local House was fantastic - Perfect location, nice views from the rooftop pool deck, excellent food at the nicely decorated restaurant, and very friendly and helpful staff - especially Victoria and Lourdes at the front desk! You will love the location - only one block off the beach and one block away from the main part of Ocean Drive, though you won't hear any street sounds in your quiet, cozy and very clean room! Be sure to walk south to see some really nice cars and a calmer side of Miami Beach. You'll find nice coffee shops, bars, and nice restaurants in that area known as South of Fifth. The Local House is within walking distance of everything Miami Beach has to offer. I cannot wait to return to Miami Beach and stay at The Local House again! I miss it already!!

    Awesome service. Everyone was really nice and helpful! Atmosphere and interior design is just perfect. Rooms are spacious, very clean and also nicely designed. Beautiful beach very closed by. We stayed here for 11 nights and will come back! Thanks a lot to you for the great time we had at the Local House!

    It was ok... really bad checkin experience which marred our whole stay We decided to book here as the last stop on our 15 day road trip down the east coast. Tired and looking forward to 2 days relaxtion - it was anything but when we arrived. The receptionist advised us that we were 25 minutes early for our room - so we would have to pay a 25 dollar charge if we wanted to access the room 25 minutes early - it was ready - but unless we paid we were not allowed checkin. So we decided to wait the 25 minutes, at which stage my husband went back to reception to checkin. We were then told we would have to prepay for the car to be valeted - ok... then told we would have to pay 100 dollars per night in case we damaged the room. 100 dollars per night?? Tired and fed up at this stage we also agreed to this. Then the reception proceeds to tell us that they had sent my husband a text in relation to keyless room entry. My husband never received the text and when he advised them of this they then asked to see his phone to prove he didn't receive it! How rude. We took exception to this and there was no apology forthcoming. We were offered complimentary breakfast for the inconvenience of waiting 25 minutes before we could start the checkin process - but we were not looking for freebies. Eventually 45 mintues after starting the checkin procedure we got to our room. The room is nice - a lot of scuff marks on the walls etc but clean and a nice size. Staff were not overly friendly and we did not even have an offer of help with our bags - of which we had a lot with it being the end of our road trip. When we came down from our room and leaving the lift staff were busy helping other guests into the lift with their luggage - so it's not as if they don't offer the service - just not to us. When we later checked our terms and conditions of our booking - it has said 100 dollars in total would be taken from our card not 100 per night. My husband emailed a complaint to the hotel to which we got a reply that it would be personally looked into - and after the 2nd mail we never heard back from them. It's a shame - the hotel is in a nice location close to bars, restaurants and the beach. Would we return? Absolutely not

    Delicious, fresh food. Thoughtfully seasoned and cooked. Great location to check out! It has features of light fare, brunch, lunch, and dinner! Staff were extremely friendly and accommodating! We had to approach the maître d' to give the chef our compliments ! Thank you for turning around a sullen day!

    We stayed here just one night, and LOVED it!! The room was super cute, clean and bright. This little boutique hotel is on a main strip and directly across from the beach access. You can even see the ocean directly from the balcony of the room we had (#3). However I think my favorite part was the breakfast we had at the cafe on the bottom floor. The food was fabulous, and Every dish I saw come out looked awesome. Overall I definitely recommend staying here :)

    This is one of the MOST AMAZING lounges I’ve been! Food is WONDERFUL, not expensive (even though I am in Miami Beach it was ok) and the staff was very polite. The lobster eggs Benedict are OUT OF THIS WORLD!!! I’ll be back soon!!!!

    What a fantastic experience here! We stayed here to celebrate a bachelorette party, and not only did they put decorations in the room, but they also gave free drink vouchers and free breakfast (delicious) each morning! The hotel was located in a perfect spot: close to the beach and an easy walk to the bars. I would definitely stay here again! Thank you!

    Great hotel to stay at with access to pool and 1min walk to beach. Make sure you book a hotel with balcony. Its amazing to wake up and have breakfast on the balcony.

    The Local House experience, yes experience was amazing from top to bottom. We had a party of 7 on a Saturday morning. The host was very kind and gracious to our group. We were sat rather quickly. Our server I wish I knew his name was very attentive and recommended the Crab Cake Benedict which was scrumptious! I was in the mood for something sweet so I also ordered banana pancakes which were rather dreamy, melt in your mouth! I’m returning to Miami just for brunch! Oh the mimosas you are certainly going to feel those, take it slow.
