Worst management ever. Tenant violations galore. They go in your apartment without permission all of the time. They have random inspections several times a year, which when I called the city to inquire, there is only one scheduled inspection a year by the city and it is usually between January and March. They start sending lease renewal letters 6 months before your lease is up and use that as an excuse to keep on going in for those 6 months. Many neighbors have reported jewelry missing, break ins after inspections, and personals misplaced. There is a horrible black mold infestation in most AC units. They randomly test your air, but refuse to share results. The manager (Danae is her name) is rude, and discriminates. She has attacked an elderly man because he reported the mold issue to her boss. She refused to renew a single mother's lease because she reported her to her boss. She refused to renew a mixed family's lease because they reported mold, warped floors and racial slurs to her boss. She picks on elderly tenants and refuses to properly do repairs in their apartments because she knows that their rent is under rent control and they have nowhere else to go. One elderly lady had her carpet soaped in water from the AC and mushrooms growing in the closet. Repairs can take months and even years to get fixed. She and her maintenance people keep files on tenants and what is in their apartments. They take pictures of your belongings and how your home is arranged when you are not home by the way. I was in the office once while she had boxes of files all around for renewal purposes, I peeked at a file which I thought was mine, and was horrified to see that they had detailed notes one tenant, her children, times that they are home, what cars they drove, what was in her closets, including pictures of her closets, and on and on. HUD and the city of Miami and the City of Palmetto Bay needs to investigate this property and reach out to all tenants, present and old. Some of the tenants got together and complained to The Related Group, the parent management company, and she denied everything and went after each tenant who complained one by one and refused to renew their lease. Some had been there for 7 to 10 years. I opted to not renew this year and happily moved out. I feel so much less stress as I no longer have to worry about people going through my things when i am not home. These people are criminals. Oh, try to have a respectful conversation about your issues in person with her. I suggest you record. She will first belittle you, then will deny conversations ever happened.

Hello, I see negative but also positive comments, I would like to have information for rentals.

I am sorry to see opinions that are not fair and sometimes offensive, I do not think that is the opinion of the majority, I have always received friendly treatment, both with the current administration and with the previous ones, and I do confirm that Elías's work is admirable , only that on occasions he has been alone and his presence in the apartments is highly demanded, but the incidents that have occurred in particular cases are not what define the place, in reality it is a very quiet place, close to commercial areas, and pleasant surroundings, It is true that things always have to be improved, but it can be assessed with the administration. I consider it a magnificent place for a long stay for people who want to live in peace and feel safe.

After 24 yrs of living there I have never seen ANY updates to apts. nor do they even repair the plumbing, main entrance call boxes, you have to pay for them to fix THEIR own OLD plumbing pipes. Roaches are now everywhere and nothing is done, it is ILEGAL to enter apts so many times a year for inspection. Inspect what?? Nothing hey done anyway. Maintenance always has an issue mount out when a problem occurs over the weekend. Office needs to worry more about there tenants situation and updating, & keeping building clean then about raising rent. Laundry rooms need to be updated as well. You can’t even go to the pool like years ago because it’s always an issue. Years ago we (Mom still) loved living here now we Can’t wait to get her out. HORRIBLE PLACE RIGHT NOW.

I lived at Royal Coast apartments in 2009 and management was wonderful and I received my deposit back with no issues once my lease was up and decided to move. I know since then management has changed a few times. It was quiet and comfortable place to live and affordable rent at that time. Very clean and any issues inside apartments maintenance was there to resolve issues a few days later. They did have several inspections during the year. I can only speak on the time frame I live there. I’m sure a lot has changed since then and I was actually thinking of moving back even though rent prices have drastically increased. So first I decided to check out recent comments to get an idea of management experiences and the overall comments of living there again since I’ve moved.

My wife and I have been living here at the Royal Coast condominium for more than 4 years. We are seniors and so far we are very happy with everything. This is a very peaceful and nice neighborhood. The apartments are not expensive, are very good size and kept well maintained. The workers are very friendly and courteous. These apartments are very close to the Turnpike, just one block from U.S. 1 and a few miles from many restaurants and shopping centers.

i have lived here for almost 6 years, they have never moved fixed anything in my apartment. The staff is lazy and a little rude. The pool has been “under construction” since 2020, and still proceeds to be closed. They keep raising rent but still haven’t fixed my mold and air conditioning! If i had enough money to move i would. Also one of the staff always stared at my underage daughter everytime they walked by.

Not coincidental the Overall rating so far 2.8 on reviews. Going on several months of requested maintenance for a nonworking dishwasher with rotten water inside affecting my health and still today it is not repaired. This is with a paper trail of requested repairs maintenance to the Administration & maintenance . Beware of the positive reviews which are all manipulated. Maybe reviewing them publicly will get the maintenance needed. Beware of the false advertising before you choose.

In her short time arrival, we have Improve building maintenance, service calls and great communications. We are very grateful to her and a huge blessing for her arrival and communication s, Our homes looks great. Thank you Felipa .

Dealing with air quality issues for over 2 months. Walls and rugs are covered with stains and what appears to be mold. This has been addressed multiple times and the management has done absolutely nothing. Living conditions are not acceptable and these people have no concerns for the health of the tenants.

This property has improved a lot. My wife and I are very happy in this place. The new administration is very friendly and always willing to help us.
