Narrating
my
ordeal
with
GPL
Splendor
so
far.
Hope
this
will
be
useful
for
flat
buyers
to
take
informed
decision.
1)
Booked
and
paid
my
1st
Tranche
of
payment
in
2nd
Week
of
August
2023.
Signed
T&C
and
Application
form
copy
was
never
shared.
2)
First
week
of
September
2023,
CRM
team
comes
into
picture
asking
for
Rs
6500/-
as
legal
charges
to
execute
sale
agreement.
Also
Rs
25000/-
Extra
for
sale
deed
registration
one
has
to
pay
in
2026-2027
as
per
inflation.
None
builders
takes
such
charges.
Also
Utility
installation
charges(Water,
Gas
etc
are
not
mentioned
in
cost
sheet.
This
can
be
anything
as
and
when
they
ask).
To
summarize,
don't
believe
cost
sheet
of
Godrej.
Reputed
builders
don't
do
such
shady
&
sneaky
practices.

Sale
agreement
draft
shared
and
agreed
to
in
4th
Week
of
September
2023.
4)
On
3-Oct-2023,
we
reached
sub
registrar
office
to
execute
the
sale
agreement.
To
our
surprise,
CRM
team
had
added
a
Power
of
Attorney
to
be
signed
by
me
in
favor
of
Godrej,
empowering
them
to
cancel
sale
deed
without
me
being
present
at
registrar's
office
or
without
my
knowledge
in
future.
Also,
CRM
team
added
a
Consent
Letter
to
be
signed
by
me,
stating
that
I
will
have
no
objection
in
future
to
any
changes
in
plan
they
make
to
the
project.
(Basically,
to
add
more
floors
above
17
to
Phase
2
buildings
which
can
delay
things
further)
I
mean
who
does
this?
After
agreed
draft,
who
will
sneak
in
additional
Power
of
Attorney
to
sign
in
physical
copy
at
last
minute
without
keeping
customer
informed.
We
called
CRM
office,
and
we
were
told
that
though
they
have
not
shared
this
prior,
POA
is
compulsory
to
sign
to
execute
sale
agreement.
we
have
checked
with
multiple
reliable
sources.
Even
Lawyers
suggested
us
to
not
sign
under
any
circumstances.
This
is
not
a
standard
practice
and
against
RERA
guidelines.
Guys,
imagine!!
POA
(Power
OF
Attorney)
is
compulsory
to
sign.(An
Oxymoron!!)
POA
is
a
very
strong
document
you
willing
give
in
favor
of
someone.
Sale
agreement
already
has
clauses
to
cancel
agreement
in
case
of
non-adherence
to
T&C
by
buyer
including
payment
schedule.
With
such
a
shady
experience
with
Godrej
Properties,
We
have
raised
full
refund
request
and
awaiting
refund
with
no
response
from
CRM.
Everytime
you
call
they
either
won't
answer
or
give
new
timeline.
Please
be
careful.
We
are
being
punished
to
book
flat
with
GPL
due
to
their
practice
of
keeping
customers
misinformed
and
not
sharing
such
shady
details
while
selling
the
flat.
I
really
have
question
with
people
terming
them
as
CAT
1
builder.
Is
this
something
a
Cat
1
builder
do?
Get
a
POA
signed
sneakily,
in
garb
of
sale
agreement
at
registrar's
office
without
keeping
you
informed?
Don't
have

or
minus
points.
Hence
to
write
this
