😠 Nice apartments, designed very well and good amenities. However, the bad outweighed the good. There is always stains and trash all over the hallways, it stinks, no one ever plows or lays down salt.     Nice apartments, designed very well and good amenities. However, the bad outweighed the good. There is always stains and trash all over the hallways, it stinks, no one ever plows or lays down salt. They let anyone and everyone move into this place. The worst part was management! Management was AWFUL for the 2 years I was there...it was a constant problem. When I moved from a studio to 2 bedroom, I didn't get my full deposit back and asked for proof of pictures and caught the manager sending false photos of dirty oven ect, I confronted her and all i got was "this is just what my cleaners sent me". It got so bad I went to the "higher ups" and no one cared nor got back to me. When i moved into the 2 bedroom I was told by Stacy they would clean, we were there the whole time moving in just down the hall...no one came. So they charged me for a full turn cleaning at my studio with false photos (when I proved to her with my own photos of my cleaned apartment) but didn't come clean the 2 bedroom we moved into. What a joke! Father's day our fridge went out and all our groceries we just bought got ruined since Cameron decided to take 6+ hours for on call to get to us, because he willingly admitted he was out to dinner and wanted to finish. He scuffed our floors and damaged our front door all in the process of switching fridges across the hall. They didn't even think to give us a gift card to replace our groceries, we had to ask. Cameron was never there when multiple residents needed him, he never executed things. Stacy was a joke, she's afraid of being confronted with issues. She would walk away mid conversation on you and purposefully not answer the calls and pass it off to front desk, which Chi seemed to finally do some things right after the million and one receptionists there, until she sent out multiple emails and attached ALL the residents personal emails in the emails. Keep in mind it was just myself and boyfriend, we didn't really use the amenities. We worked 9-5 jobs, came home and kept to ourselves while living here. I still have ALL my emails/text messages and proof at how ridiculous they ran this property. There were so many incidents living here with shady unprofessional practices. Stacy and Cameron were so unprofessional I couldn't believe they let them be in management positions. As we moved out new management came in so, hopefully they will turn the place around.

    The first time I toured the apartments in May, I knew that I had to live here. The apartments and it’s amenities were so pretty and clean and the staff were so friendly and professional! I wasn’t sure what the process was to apply and I was a little bit intimidated, but Cameron, the leasing manager, was so welcoming and informative. He made me feel so comfortable during the tours, the whole application process, and answered all of my questions that I had. I’m a resident now and Cameron is still a friendly and familiar face that I see from time to time. He still has the same the energy and bright attitude that he did when I first met him during the apartment tours. Any time I’ve ever had a question, he’s always happy to answer them and tries to get back to me as soon as he can. Cameron is awesome, 10/10 best apartment manager I’ve had! 🔥 I’ve lived here for about three months and I have loved every day of it. The apartment complex is still kept very clean and pretty and I haven’t had any issues in my own apartment unit. The apartment is also really nice as it is around many grocery stores, food places, and the highway!

    The apartments are nice enough, with a modern look and feel and nice appliances. They are pricey but they're also selling "luxury" living. The walls are pretty thin, but nothing that's abnormal for apartment living. There are nice community rooms and a coffee machine available for all residents. The fitness center is small but it gets the job done. My last month at Urbana was with new ownership and they were working on resident events (something I was told would be a thing when I moved in, but the previous owners only had 2 events in a year and a half), making sure the pool was clean, the hallways were clean, and that the dog waste bins weren't overflowing. My real issue with this complex was its winter management. The parking lot was plowed maybe 3 times during the snowiest winter on record and the sidewalks were always icy. I felt bad for any elderly residents as the sidewalks were borderline impassable for a large amount of the winter (even with good boots). The handicapped spots were also never plowed or cleared out, nor were the sidewalks around them. I really hope that the new owners address this for the sake of the residents that still live there.

    I was not here with the previous management but through the grapevine… some said that it was less than ideal. Since arriving, with new management, it has been seamless. Communication has been awesome, the programs offered to residents are great, and whenever there is an issue, Urbana Courts have been responsive. I’m happy to be part of this community.

    Having worked in property management, I understand the challenges of addressing all tenant concerns, and I'm sympathetic to those limitations. However, I can discern when a property manager lacks genuine care. We were residents from the beginning when this place had excellent management. Unfortunately, when Stacy took over as the property manager, things took a turn for the worse. She rarely addressed any concerns, remained isolated in her office, and didn't bother to inspect the premises. The constant turnover of concierge staff every three months made it difficult to establish reliable relationships with the team who knew the property well. Under Stacy's management, Urbana became less secure, with doors frequently left unlocked and main entrances unattended. Random vehicles entered the garage without permission, and common areas became dirty and neglected. The lack of managerial enforcement led to residents disregarding cleanliness rules. Inappropriately, some residents brought food and small children into the gym, resulting in dangerous situations and disruptions while their parents were preoccupied with their phones. In the end, we moved out due to these issues, and it appears that the current staff inherited numerous unresolved problems and complaints left unattended by Stacy.

    these apartments used to be great under the old management, now it’s impossible to get a call answered! They will literally be sitting by the phone and ignore in coming calls! I’ve seen them do this many times! Stacy seriously had better customer service skills than these people. She was fast and efficient!!

    Living here has been a good experience. I really like the pool, the community room, the gym and the coffee machine lol even though it is down sometimes . Also, Che Lee is an amazing person and very helpful. Hopefully the whole team will be as helpful as her.

    After only a few minutes into showing, I decided I would be moving in; beautiful units with tons of amenities and very friendly and professional staff, Che Lee in particular was very nice and pleasant. I've moved in a few weeks ago and I'm very happy with decision.
