Very poor facility.. I booked Standard room for 2 nights & they ask me to stay on dormitory bed as room is not available.. Maybe they sold the room to some other guest with more profit & causing me to face difficulties. The bed they provide me was having no space to even walk 2 steps.. Even smaller than a bathroom. Hotel staff is not even ready to refund the amount.. Other facilities are also not good enough. Will not recommend it to anyone.. Staying away from this hotel is a better option

I have stayed here for 4 months duration so this review is going to be lengthy & utterly true as it is going to clear all of your major doubts. 1) Location Hotel is located on Kherani road approx (500-600m) from Sakinaka metro, (250-300m) from Sakinaka bus stop & (3-3.5km) from Airport. 2) Price They provide all types of room & suites(Single, double, triple sharing) & even dormitories (properly managed) at very decent rates. If your are looking for budget friendly stay then this place will be a perfect place. One can book thorugh the room via online (there is no money scam as you must have faced in other properties) or directly approaching the hotel desk 3) Room / Dormitories facilities All the rooms are properly managed & cleaned everyday. They provide clean set of towels, complimentary water, bedsheet, 2 pillows & basic washroom amenities (1 soap & 1 shampoo pouch). All rooms have an geyser, split AC, mosquito repellent, chair & small table, closet with 3-4 hangers & working television with cable network. For Dormitories, you will be provided a decent bed with a pillow, private charging socket & mini locker to safeguard your valuables. A separate cloak room is available which is properly guarded & CCTV monitored, so you can safely keep your luggage. There is common washroom (approx 4-6 toiletries & 3 washbasins) but that to properly cleaned & maintained on regular frequency. 4) Reception & Hotel Staff All the staff of this are very polite & frank in nature. They always ensure that your stay should be more than 100% satisfactory. You can approach them any time and they will address the issue immediately. The lady at reception (Miss Lamiya) is very frank, polite spoken & helpful in nature. Also special thanks to the supervisor (Mr Shamsher) who no doubletly addressed all my concerns and provided resolution at lightning speed. Mohsin & Rehan are also one of the best persons to interact and always smile with a possitive attitude. Staffs also are very supportive & helpful in nature. One thing best about all of them is that they are always alert & ready to help no matter what time it is. Special kudoos to the persons (Chota Ershad, Ahmad the watchmen, Zuber, Qadir, Fahim, Dilshad,Adil, Irshad, Ilyas) for making me feel like a mini home Thanks to owner Rizwan for arranging my stay perfectly & maintaining the property at it's best. 5) Restaurant & Food They have a inbuilt restaurant with a 4 seater arrangement located in the basement. Food is also good in taste and provided at nominal rate. Complimentary breakfast is also served (depends if that is included in your room package) from 8.30-10.30 AM. 6) Dislikes / Room for Improvement As of now there is no such major disagreements however one thing can be improved for best experience : -> Sometime you can encounter with cockroaches in room (ensure to carry bug spray if possible). -> Kitchen staff should always ensure that items served in thali should be provided hot always. 7) Special Bonus Hotel has also arranged stand up comedy every Tuesday night for its guests free of cost, so you can spend the time and enjoy at fullest. Rest be assured this hotel is best in this area at very decent price range. Thanks for your patience.

Great stay at the place. All the staff members were very polite from the reception manager to the cleaning staff. I rate it 5/5 as you will find very few hotels in this budget range where you get so much of facilities.

No ventilation in the property.... Always some bad smell will be coming. Staff behaviour was good and supportive.

Easy to book and check in. The room quite big and clean, hot waterr. Location near sakinaka train station and market. There is breakfast, the staff responsive and helpful. You can get free 1 bottle water. Safe environment, near masjid.

Its my bad experience during stay at arma residency ,service is not good. Some rooms is very dirty. Staff not responding.Wi Fi is not there.

The first mistake of mine was I chose to travel this location via cab & later I figured out the location of the hotel is full of traffic otherwise I would have travelled via metro, sakinaka metro station is at distance of 5 mins walk. Talking about the good part the deluxe room they had was awesome the staffs were also good but the thing I really hated is that I tried their dish named paneer makhanwala & it tasted too sweet like sugar was replaced instead of salt & that upset my stomach . So I would recommend dine-in there at your own risk as they don't cook these dishes as said by the room attendant & just opposite to the hotel you will find snacks corner from burger to sev puri & so on . Over all feedback food 0/5 Stay 4/5(pest control required).

We got a family room on the first floor which was coming apart with termites. Cockroaches were having a field day throughout our 4 day stay. We had booked online after reading good reviews, but I wouldn't suggest the hotel to anyone else. There's no tea/coffee service in the morning and the complimentary breakfast is served in a confined 4 chair seating area. I did however notice that qubestay was spotlessly clean and immaculate.

Been living for last 3 months ..and this is most staff friendly hotel I have ever seen .the support staff is very good especially Mohamad Kaif and Qadir also. These two guys are too good , they do good service and they always serve very good and they are very polite.

I had booked this room 3 rooms through Agoda . 2 deluxe rooms for 2 night and 1 executive room for 4 night. I was very exited by the way I saw the reviews on app. But i want to describe them in one sentence is that . If they get money they don't care about you.i want to share my experience . The two deluxe rooms are as usual normal with no such extra facilities. But i booked 1 executive room for that i can feel some special . But when I reached hotel . I was told that i have to wait till 12 pm for checkin because there we guest in room . But it's not like that no guest were there . The only reason was i already paid 5 days before. So i was having no choice except to wait or leave hotel for no refund. I waited.......... But after waiting at 11:30 a guy came and told your room is ready you can now check in . Till that i was resting with other family members in their deluxe room . When I saw my room. Which was supposed to be executive. It was just a normal deluxe room with an extra bed for which I paid extra. When I argued with the guy .. i told it's not the room i booked for as shown on online site. He said go to reception. There the man wasted another 10 mins and told . Ok sir i will give you executive room . Which is on the ground floor . Later when that room was ready i visited the room . And still the same issue there is one bed . But i booked a room with one extra bed for which I paid . For that he made us feel like just take and extra Matric and keep on floor. I said I booked an extra bed room. He told it's not available . But i say it with my eyes it's there. I told him same that its available . He said it's booked from another website. And it's not available for you . And i told him i booked that same room . I showed him pic . But at last i decided to stay in the same room because I was very tired and doesn't want to argue with him at that time ..... But overall room condition pathetic .. all over cockroaches. And room full of bad smell. You can't sleep properly. Complete bad experience.........

It's I think the cheapest place to stay for those who're looking for low budget hotel nearby Mumbai Airport. The room they provided me had smell when I entered but after 5-10 minutes it wasn't like that. It was AC room with no TV (Not Functioning).

We went in cafeteria for breakfast found chicken bone in the veg breakfast. Anyhow room was good but chicken bone in the breakfast was not accepted. Also the management did not taken any action and taken situation on granted.

The room was clean and hygienic as well as the bathroom. The food was so good and the staff members were cooperative and polite. We stayed for 2 days.

Service is very poor. Wanted hot water to drink once we entered the hotel at night. didn't get any. Wanted hot water in the morning. still didn't receive any. The complementary breakfast was good tho. but seat arrangement is very poor and unhygienic.

I had come here to drop off a relative. The service given by staff was good. But the room itself was small with a small window which we didn't open, as it opened right in front of restaurant. Also there was leakage in room. The floor was continuously wet. My father slipped and fell while coming out of the bathroom due to wet floor. So I would not recommend.

This hotel is actually well located. Rooms are spacious and shower with good water pressure. We were lost and they sent us someone to help to get to the place. They provide towels and soap. The let us to keep our luggage till afternoon.

The staff goes all the way to make your life easier here. Was here for quite a while, saukat and namiya to handled things quite well during the stay! Totally recommended if you want accommodation for a bit longer term given the location

A pleasant spot to stay a couple of days in Mumbai, conveniently located near the T2, Mumbai Airport. Staff behavior/response: incredibly pleasant, supportive, and super quick, even though they are active at all hours of the day and night. Finally, they assisted me in loading my baggage into a cab in the middle of the night. Room: The room I stayed in was adequate, with air conditioning, hot water in the bathroom and provided minimal toiletries. Food: They supply complementary food, which was satisfactory. They also provide a full menu from which you can select from a variety of dishes.

Good and budget worthy stay. Restroom have to be improved and cleaned even more. But most efficient and quality stay on other aspects. Full safety and quality beds and ambience is very good.

Mr. Shaukat Ali the staff has given the best service which is truely satisfactory. He is very polite and a gentle person. Mr. Shamsher the supervisor has very nice behaviour and good approach with customers which is really admirable.

Honestly Thoght it’s a good place to stay . But I was proved wrong My experience: My belongings were left behind the hotel and I went back the other day to collect it, to which the staff did not give me my belongings. And then i started contacting the staff staff simply denied sending my belongings through courier, giving nonsense reasons like services are down we can’t do this we can’t do that . `It’s your problem and not ours.’ These were the words by the receptionists.

Booked the room via Agoda. When we reached the hotel, reception told that they are full and can't take guest from Agoda. She transferred us to the other hotel which was not upto the mark (just like budget hotel near railway station for 2-4 hours stay). So guys be careful while booking online.

Bathroom have cracked Basin, Loose tap, rusted ceiling seems to fall, Bed linen smells, Room itself has several water seepage marks, too small, door handle broken, even door is not closing properly, Room no was 1401. I am missing several points which i am not getting now. Stayed till 22 July, 2022

As it was very near to Saki Naka Metro station & my destination, I went for this hotel. I had a good conversation with the receptionist on pricing before arriving the hotel. They happily agreed to extend my stay with a nominal charge. The room, bathroom, toiletries everything was upto the mark. It was neat and clean. I ordered Prawn Biryani and Jeera Rice which were really good. The entrance is partially accessible ♿. All modes of payment are accepted.

Disgusting hotel, not at all for family. They give rooms to mens also who are in group, my experience was extremely bad, they boys in next room were playing loud music and singing songs so loudly and even abusing each other I informed the staff and requested them to please ask them not to do that, the staff dint bother at all, we even said that we as a family not comfortable in this environment, we even said if staff cannot do anything then we will leave, they said okay straight away, hence we had to leave immediately at 9 pm , staff dint even bother They was the worst experience we had, not at all for family or business purposes , u will get rowdy public over here Food quality is also pathetic and canteen was stinking, the person serving the food was making faces if u ask for even one extra bread One of the Worst hotel ever, Arma residency

Room was good. Kamal bhai was very generous and very kind. Was available at service everytime. A polite staff and a respective man. Talk to him and he will guide you through out. The best person to get served.
