Hotel is in good location but poor room and worst washroom. The water has always stucked in washroom floor. The mattress was too old and spring of the mattress comes out. The staff of hotel is so rude they don't give you answer properly. One good thing in the hotel is breakfast but I wish we never booked this hotel.

Nice Hotel located in Gathkopar West on the way to R City Mall and near the metro station as well . The hotel seems to be abandoned and neglected from outside . No renovation done and no painting or decoration of the compound area despite such nice woods on the walls that can be exploited to make it so attractive and we'll enlightened . The Hotel was closed during Covid and just reopened . The restaurant was quite big with a la carte Menu . The reception staff are really professional and very courteous. The buffet breakfast was okay okay with no much variety to offer . The room was quite spacious but the bathroom was small. On the cleanliness part lot is to be done with all dusty cupboards and under table and beds . Mentioned to the staff for improvement . Bathroom cleanliness as well to be improved and sanitized . Central AC system working but remote on the wall damaged and quite old. A part from that I think it's a good deal depending on your work schedule .

Hotel rooms are spacious, but cleaning is worst, room service guys come, only make the bed, and go, no cleaning at all, in my one week stay, never saw thee people cleaning floor, and worst part is washroom faucets are too dirty, like never cleaned from 3 years. Centralised AC are not cleaned. Attaching images also. So better get small room but cleaner one. One more thing, their restaurant on 1 st floor is the pathetic dirtiest restaurant, chairs smells like you are in fish market

Room was ok. Toiletries are available on demand. Room service is also ok. Outer view of the building, reception are very dull and in first impression I was forced to think on my decision that why I booked here. Now the days new trend COUPLE FRIENDLY is going on which never gives the good impression to business travellers (like us).

Very nice and comfortable room. Lots of choices in breakfast and quality was very good. Food in the restaurant was very good and tasty. Hotel is situated in the heart of city close to Ghatkopar railway and metro station, Very easy to communicate all over Mumbai.

My stay at The Roa was nothing short of a nightmare. The hotel's staff were shockingly rude and unhelpful, displaying a complete lack of professionalism. The breakfast buffet was a major letdown, with a severe lack of variety and poor-quality food. The rooms were a disaster – smelly, untidy, and in desperate need of maintenance. The ancient, uncomfortable beds made it impossible to get a decent night's sleep. Overall, my experience at The Roa was a complete waste of money, and I strongly advise against booking a stay there. It was unquestionably one of the worst hotel experiences I've ever had.

We had function on 10.2.23 in Banquet hall - very nicely decorated and maintained and 3 days stay from 9.2.23 to 12.2.23 in nicely maintained and hygienic rooms. Breakfast was very good and lunch also delicious. Reception counter and room booking and banquet hall managers also very polite and helpful

The hotel has an affordable price with a very hospitable staff. They can work more on maintaining the rooms. Overall, a good and budget price experience with the customer service being top class.

Untidy rooms. Floors not mopped propery. In last visit the room had water leakage. Very unhygienic rooms. Staff is just soft spoken but even after complaining for the same they just say sorry sir. Very unprofessional.

Situated in heart of city..R city mall is 800 MTR from the hotel and local railway station is. 200 MTR . Airport is 25 mins from the hotel. service is good.Nawaz the receptionist.was polite and helpful. The other receptionist who was doing the night shift was little rude.overall stay was good 👍😊.

Rooms are very poor according to the price tag and a 3-star status. My room needed some serious maintenance! Room sizes are decent though. Staff is a little rigid! There is decent parking space! I'd rather spend an extra 1-2k and book a better hotel.

Really a bad experience, the pictures of the hotel shown here are really old, R of R OA is not even there. When checking the room the bedsheets were really in bad shape the pillows were pale yellow . It was a good decision to book alternate hotel.

Much better quality than I imagined it would be… After my visit, If I ever come back to Mumbai I’ll try to stay at this Hotel. I did have a problem with the Television as I check in, but the hotel employees fixed it after I called the receptionist.

Visited the banquet hall at Roa for an event. It was clean,spacious and the arrangements made by the staff along with their service were quite good. The location is very convenient due to proximity to the railway station and LBS road.

Room service was poor. Attendants were rude. Lady at the reception (forgetting her name) was also rude. Rooms were old. Renovation is not done. Considering the location, hotel is okay but owners are not putting efforts in renovating it further. Walls inside the room felt wet hence the room had a funny smell. Phones in the room worked with too much effort. Beds are terrible. Spring bed is given which is very uncomfortable. They have kept a room freshner near the centralized ac vent which popped in a huge smell at regular intervals and it was aimed directly at the bed. All in all, 2.5 stars out of 5 will be okay. Needs improvement.

Had visited Mumbai a while back and got a chance to board the metro from Ghatkopar metro station. Felt like a fine location to be, in one of the most modern cities in India, so would say the location feels like a real good one. Heard a few nice reviews about this. So might wanna peep inside once, if I again get back to the marvelous city. 🙂

This hotel was booked through my office and I dint like the place, below is my observation from the stay. Pros: 1. Located in the main road. 2. Near to metro station 3. Restaurant is ok. Cons: 1. The room is very small 2. No maintenance from hotel. 3. They did a deep clean after my complaint and plz ref the pictures which was taken after deep cleaning 4. The toilet closet was slightly tilted. 5. Getting into bathroom and coming out is very difficult. 6. AC vent was not cleaned for years I believe. 7. I get a cigarette smoke feel everytime entering the room. 8. Power outlets in the room are tricky. 9. Toilet uses recycling water for flushing and it is like a very black water which makes you feel awkward to enter bathroom and using it.

I had a wonderful experience at the Rao hotel. Every staff member I encountered, from the valet to the check- in to the cleaning staff were delightful and eager to help! This is the perfect hotel for a weekend getaway in Mumbai.

Extremely foul smelling lobby and rooms. Spring beds that make ur back sore over night. In simple words nothing more then a glorified lodge and pathetic room ammenities. DONT STAY HERE.

I stayed in hotel for 3 days with my family and friends for wedding events at Pawai. The Rooms,breakfast and foods are excellent. Mr.Sachin Salvi And Mr Sawant both the Managers are very cooperative and helpful. All staff including security at front desk are so humble . Parking facility is very good ... I'f you are planning to celebrate any event in south mumbai .This hotel is worth for your money....

This Hotel charges premium pricing and provides poor Service. I would not recommend this hotel for Family stay as at this price you can find hotels with better facilities and services. I paid 40% room rent for 3 hrs early check-in . They have very less option for breakfast ( max 3 times) and charge 400 per person . Just an example a Glass of milk costs 143 INR here so please think before you step in here

The Roa is a good business hotel in the ghatkopar area. There is ample parking space available and the rooms are quite decent for the price. A typical double occupancy room (with breakfast and taxes included) is around 4000 per night. It is cheaper to book it online through any of the portals like MakeMyTrip etc as they offer better rates than what you would get as a walk-in customer. The washroom is clean and the room also has all the necessary amenities (work table, wardrobe, etc) for a business traveller on a short trip. I would recommend to book the option with breakfast as the difference in price is minimal (with and without breakfast), however the breakfast is a buffet with a lot of variety.

I stayed at this place for a month.the place is not easily accessible from the airport and regarding the stay , the building as a whole is not well maintained its looks old and shabby but the rooms are clean . The toilets and rooms is not exactly as per the photos.The breakfast options are too limited which is a great room for improvement About the service they don't have anything prepared incase of an medical emergency also the team though try to be cooperative in real sense its not. But for the price range in Mumbai I guess this is all that is to be expected

For the price I paid, it was a spacious room with 1 large cupboard, chest drawer, study table, chair & queen size bed ..Size of the bathroom was a disappointment..too small for the room big like this one .. restaurant food was okayish ..service was really good, front desk team was available for any help needed ..

Really really bad. There was this damp smell all along. Couldn't sleep all night because of this bad smell. Do not go if you dont want to spend sleepless nights P.s : Only thing good about this place was food.. Food was nice

I am giving one star because i can’t give zero star. The hotel is very bad in every aspects. They charge 50rs for 1L bottel and do not give more than 1L water. When i was in the hotel manager didn't respond on my complaint and the wifi speed was very less. I gave my clothes to laundry and they charged me hundreds of bugs and return my clothes.

Rates were told higher to us when we enquired on call directly with the hotel, When asked the online price was way low then the guy agreed for the online price, Not expected from a three star hotel, Also had issues while making payment again not expected from a three star hotel, Rooms were too small but okay for 1 day stay, It was my first time in this hotel and was expecting much more than what I got. Dissapointed with the servive as the kitchen order was also completed after 40 minutes of placing it but the good thing is the tandoori was okay

MOST pathetic experience of any hotel i stayed in MUMBAI -PLEASE NEVER STAY HERE The hotel is just completely unprofessional and not fit for anyone even traveling for leisure or business. The rooms are shabby, bed sheets are with burnt marks, the toilet hardware doesn't work properly. I visited this hotel as it is close to my office in Vikhroli, but this turned out to be my biggest mistake in life. Issues i faced that the staff denied to solve at all: 1. They served me one day old food in breakfast and never responded to my complaint. At this time of health crisis, they are playing with guest health. NOT SUITABLE for family at all... 2. They charged me for wifi and it dosen't work at all - speed of less than 1 MBPs (impacted my business calls) 3. for one room service, they take atleast 1 hours of luxury wait time. For a simple request of warming up my food, they kept me waiting for 2 hours. 4. Room is not cleaned until i shout on it 5. The receptionist on the night shift is always sleeping on the shift and does not pick up the call at multiple occasions

Best hotel in the area. Clean, neat and pricing at par. Try to book it from Agoda.com for best price. Recommended for stay in Ghatkopar. But avoid food there, it's bakwas. For veg food nearby should try Radh Krishna Restaurant, just next to the Roa Hotel.

It gives u an old Lough feeling with Unsanitized room's and faded colors of walls. Be aware to carry your own hot water for bath as they won't provide it. Over prized not a good place to stay.

An OK Hotel. Just stayed here because I had some work at Kanjurmarg.

This is lot better than a budget hotel. Reception is one floor above the drop-off. No one came to help with luggage. There is no baggage scanner, a big surprise. Maybe Mumbai police have given relaxation to them. Check In was smooth. Room was clean but very cold. The default setting of AC is 19⁰c. It took me the whole night to figure out the setting. I went out to have dinner. The locality is medium income level and lots of residential and industrial neighborhoods. Booking was done by my colleague (HR), and i was not aware that breakfast is not included. I gave my number to the waiter, he ticked off my number and didn't say anything. Half way through breakfast, same waiter came and informed me that your breakfast is chargeable, turned around and walked fast. Anyway, i finished bf and as i was leaving a guy in black uniform came rushing and demanded money. His body language and the way he spoke made me so furious that I wanted to slap him. It was too early in the day to start a fight. I let go of that idiot and asked to get it included in the room bill. He let out a curse. During checkout, when i pointed out that breakfast was not included and no one informed me. The lady (with crooked front teeth) at the reception said "you must have been told by the person who took your check in". Interestingly, it was her and a male colleague of her who took my check in, which she conveniently denied. Anyway the hotel is good. Nice decor. Clean room and washroom. Rooms have an electric cattle with tea and coffee schaet. Just avoid talking to staff. Most of them are ill mannered. If management is reading this review, please take a note and do something

I live near to this hotel. I have booked three occupancy room for my guests (1 Male 2 female adults) from outside Mumbai for three days. They have allotted room on 7th May evening which was not cleaned and littered with empty alcohol bottles. Subsequently they allotted different room on demand. But the point is the person allotting rooms doesn't know whether the room is ready for allotment. I cut a sorry figure with my guest who resented my booking in such a hotel. Persons at check in desk were no better than Robos with half baked customer handling disposition.
