I was visiting my daughter at UNH and stayed here because it was reasonably priced and not too far from campus. I was more than pleasantly surprised when I opened the door to find a beautifully decorated room that was clean and spacious. Every detail was updated and the wallpaper accent wall was a work of art! I had a chance to meet the owner who was kind and lovely to talk to. Hearing about the effort put in to styling and renovating the property made me appreciate it even more. The owners are artists and craftsmen and it shows in the details! Excellent find!

Several years ago, my sister and I stayed at the Rosewood Inn at Rye, which was comfortable but a little dated. When we recently planned another visit to Portsmouth, we looked it up, only to learn it had a new name and was under new management. We went ahead & booked it and were delighted by the changes. The rooms have been completely modernized and decorated so beautifully. There is new and attractive landscaping, with firepits and outdoor seating areas. It has a brand new laundry room, with washer/dryer, and vending and ice machines. Everything is impeccably maintained. An added bonus are the delicious grab n' go breakfast options at the office. Finally, the front desk staff was always so friendly and helpful -- shout out to Fran! A wonderful place to stay while we explored the NH coast. We hope to come back for a fall visit, and will definitely be staying at the Inn at Rye Place! Highly recommend!

I am so glad we stayed here! The rooms were spacious and clean. Everything was updated and well cared for, including the grounds. The location is great there are many restaurants around and it is a short drive to the beach and state parks. We will definitely be staying here again!!

We stayed at this property for a week and were very pleased. Completely renovated, clean and quiet. Great access to the beaches, Hampton and Portsmouth. Owners were super nice and accommodating. We will definitely stay at The Inn At Rye Place again.

I can’t say enough good things about this inn! For starters the staff was the friendliest I’ve ever experienced in a hotel . I felt like I was staying with family or friends. The owner was there every morning to personally greet you. The place is beautifully decorated and spotless. The price was very reasonable for all they do. The grounds were beautifully landscaped. The beds and pillows were very comfortable. And they come to refresh your rooms every day. I’ve stayed at quite a few hotels through Covid times and none of them are cleaning your rooms still! They have a grab and go breakfast in the morning and they even have water bottles. The location is great. It’s very quiet which makes it relaxing, but close to the action if you’re up for it. We were 5 minutes from Water country. One night we went to Hampton beach about 10 minutes away , to see the fireworks and see a band play. We we’re glad to go back to a quick place afterwards . It’s close to Strawberry Bank museum in Portsmouth which we enjoyed our 11 year son loved it also. The Kittery outlets are about 20 minutes away. And about 10 minutes to Rye beach, the inn has 2 town beach passes you can use ( first come first serve) we had no problem getting one. We go early and then return when we’re done, so someone else can use it. We would definitely come back to this place!

Perfect place for both a short and long stay. Room was excellent with large comfy beds, plenty of seating available, and great bathroom with hot shower. Outdoor seating available both right outside of room, and in back area. Next door (short walk) is small shop area with restaurant. Staff was very friendly and service was excellent. Perfect grab and go breakfast available in the morning.

My family and I stayed at The Inn at Rye Place this weekend, it was a fantastic stay! Fran was super kind and accommodating to us and even got us ice, the wifi password etc. They made sure if we had any necessities to let them know and they would help us achieve those needs. They were talking about how the inn was rated best new motel in the area and I 100% second that statement. Its a great little hidden gem nearby to popular places such as Lagoes Ice Cream and Al's. The grab and go breakfast was simple. Super quiet and clean stay for a great price. 5 stars!

The first thing I noticed when I entered the room was how large it is - bigger than a regular hotel room. The second thing was the beautiful bureau. The beds were so comfortable. Everything was new and clean and small details were spot-on. Most of all, our hosts were absolutely lovely. At check-out wew found out the furniture is all custom made, including the mattresses. This is defintely more than a 5-star in my book!

Howie and everyone were very helpful and friendly. They gave us a nice breakfast, suggested good food and took good care of the room while we were out.

We can’t say enough about this hotel and it’s staff. We took a chance on it based on photos from their website and a few reviews we read…but you know how that goes sometimes. This is NOT one of those times. Trust me. We were greeted by Howie (one of the co-owners) at check-in and were immediately impressed by his story of buying and re-building this hotel during Covid. The place is brand new inside and out…and it’s gorgeous! The cleanliness is second to none and it’s close to everything you want on a vacation…beaches, shopping, and great seafood restaurants. We highly recommend The Inn at Rye Place!

Nicest place we stayed on our trip through New England. My partner and I just did a trip to see the Fall leaves, driving from Montreal to Boston. We stayed at all kinds of places and found the Inn at Rye randomly but glad we did. They recently redid the place and the beds were top notch, the room clean and fresh, nice places to sit outside. It looks like it was a simple motor lodge that they really made nice. I would highly recommend it. I also met one of the owners Joe and you could tell he really cares about quality and making a great experience for guests.

The property was well maintained and well designed. There were shelves and hooks and small details everywhere. Our room was well designed and thought out by someone who clearly cared about guests having a comfortable stay. The staff went above and beyond to help us when we left the parking lights on overnight on our rental car. One staff member loaned us a jumper battery from her car to jump start our rental vehicle. When that didn’t work, another staff member went home to get jumper cables and we successfully jump started the car the old fashioned way. This was service above and beyond what I would have ever expected. I’m so happy we stayed at the Inn at Rye Place.

Immaculate, well appointed rooms with comfortable bed and lovely bathroom. Our hosts were so friendly and accommodating. They gave us a permit to park at the residents beach. Lovely and peaceful.Complimentary breakfast with delicious muffins.
