    Been here for years now elevator is one of the biggest downside here. imagine heading out of your unit just to wait several minutes for an elevator and once you are inside its not properly ventilated (Its crazy hot) Don't wait for that Burgundy makati incident to happen to the people living here. definitely a lawsuit waiting to happen most people will join for sure

    The condominium building has poor maintenance. When we selected this place in airbnb, we were actually expecting the place to be quite decent since the photos of the unit were really aesthetic but when we arrived, we didn't expect the surroundings to be that bad. We were also told that the elevators are frequently difficult to use due to a lot of people using them and we might have to use the stairs from time to time but little did we know that the issue with elevators was really really bad that people would fall in line just to ride it. Others may say, why not use the stairs then? In fact, we did use the stairs and it is very poor in design and might actually cause accident. There were floors where the step gets higher than usual. Also, imagine having to use the stairs to climb to 20-26th floor just because it's difficult to ride the elevator at the parking floors (3rd to 7th floor) because the elevator is already full starting from the ground floor. There are 5 elevators for which only 3 were working and 1 elevator was limited only up to the 17th floor. I wouldn't recommend this place even if the price is cheaper than others. They have poor maintenance of the building. The unit we stayed in also had poor internet which forced us to use our own mobile data and a 60 inch TV (I guess) which was not working. During our 3 day stay, we were promised that it would be replaced but we already checked out and the "display" TV is still there.

    Victoria Residence is located in Malate and just around 500 meters away from Pedro Gil LRT Station. The Residence place is nice and the room design is so unique. On the ground there's food establishment convenient for the people residing in the building. Also it is adjacent to Philippines Christian University. But the lift ( elevator) are not well condition. Need a new one already.

    So far one of the worst Condominiums in Manila, there are at least 7 elevators but only 3 sometimes 2 are working and it takes 2-3 yrs before fixing one, the monthly payment is expensive but the Facilities are trash, their pool area is not clean, rules inside the condominium is not really enforced, it says in the contract that no pets are allowed but there are a lot of dogs barking can be heard on the top floors, every morning you can also find dog poop on the hallway, in front of the elevator as well as in front of the stairway door, it feels much more like a tenement or a flat than a high end Condominium. Worst and Corrupt Administration probably, this is where you can only see maintenance (which is included in your monthly payment) that you still need to pay cash for them to fix things, that is like you are paying them their salary to do maintenance but you need to pay another extra, if you report a problem inside your unit that needed fixing, it will take 2-3 years of waiting but no one will come to fix it if you won't pay the extra cash. If you are planning to buy a unit for this Condominium, I advise you to think twice, they are promoting the 2nd building already but they can't even correct, fix, solve the problems piled up here in building 1.

    I love the area. Everything Everything I was interested in was walking distance. The train Station was right there. The malls stores, fruit stands and restaurants where a few blocks away. The only downside for me was the elevator issue. If you don't time it right you will wait in a long line to ride up.

    The worst building , elevators are always long que. I stucked in one of elevator in 2021 for almost 30 minutes. Pool is not maintained . No service elevator if you are moving goods. Overall not a recommended place to stay.

    Too many insects but swimming pool is nice
