    The property in general was really good. It's not exactly convenient for those willing to visit North Goa or the Casinoore often. It's a very relaxing place with total privacy. BUT BEWARE of the smiling faces you see during your stay. You will have a very warm welcome and good service by the team. You will be met with SMILING SARCASM to get out of the property once it's 11am sharp. It was raining heavily on the day we were checking out and our cabs were a bit late. There was a seating are OUTSIDE the property and we were sitting there waiting for the cabs. ALL OF A SUDDEN, the SMILING OWNER turns super rude and asked us to leave the property in that heavy rain and wait on the road. Continuously asking us to leave. THE WHOLE EXPERIENCE WAS RUINED BY THAT LAST MOMENT. Heaven turned to Hell in a Jiff!

    Visited Ikshaa in September. What a fantastic place to soak in Goa. Away from the bustle, this elegantly styled villa was perfect for a break for our family. Comfortable, clean, welcoming. Hosts were accessible and professional. Breakfasts were fantastic. The pool allowed us to have family time even during the rains.

    A hidalgo's villa? A nineteenth century Goan mansion? A Hindu temple? A resort? Ikshaa in pristine Loutolim is a harmonious blend of all of these and is the ultimate heritage luxury villa accommodation in Goa for people seeking refuge from big-city stress. It has the comforts of modern living in South Goa but all the earthy charm of the Goa of yesteryears down to the little recesses in the walls for the old ponttios or paraffin lamps! Don't just imagine Goa. Live it, at Ikshaa!

    Dear Carmen...thank you sooo much for the wonderful stay at Ishkaa. We enjoyed every minute of the time we spent there, with the children wanting to rush back from wherever we were just so that they could chill in the house. We loved everything about the house and the tranquil surroundings! It was awesome to come back each evening and cool off in the pool...the children especially loved that. You have such an efficient team in Anthony and Peter who went out of their way to make our stay a pleasurable one; always cheerful, smiling and polite. The breakfast each day was awesome...a lovely spread indeed!

    Ikshaa is a beautiful villa located in the woods in Loutulim village. The village itself is quite untouched by commercial development. The villa is something else. Owned by Carmen who is as charming as the villa it is a beautiful three bedroom, two bathroom property with a pool. Carmen has designed the place for her stay and has done it wonderfully. Each artifact has been chosen with care and fits beautifully in the space. She is a amicable host and very helpful too. Anthony who is the one man caretaker and chef is a polite and pleasant person. He serves a mean English breakfast and great coffee. The rooms are large, living room and poolside seating is wonderful to just curl up with a book. Wish I could have stayed more.

    Ikshaa Ahoy! For all lovers of South Goa, for lovers of peace, tranquility, nature and green - Ikshaa is the place to be. The beautiful Villa is nestled on a vast green land, as warm, welcoming and beautiful as its host Carmen. She was there at the door step to welcome us with her radiant hospitality. The three rooms are super comfortable and self sufficient to all the needs. The open courtyard, leads to your private pool. The kitchen is well stocked and washer/dryer a bonus. Antony , housekeeping supervisor is super efficient, cordial and made us feel comfortable throughout our stay. Make sure you book an In-Villa massage from Mukti. Yashoda was an amazing therapist. Take a long walk, hike, just stay still and listen to the symphony of the birds. Enjoy the sun or the rains. This Villa is my favorite , has been for a while. Carmen is responsive and always available for any queries or recommendations. If its Goa, then it South Goa. And if its South Goa, then Ikshaa is your home, away from the maddening crowds and over priced hotels. We will surely return sooner than planned.

    OUTSTANDING!!!!!!!!💙💙😆😆👍👌💯💯💯💯 A calm, serene homestay located amidst the lush green surroundings in peaceful Loutulim in South Goa. Every detail be it the interiors of the villa, the comfort during the stay, the amenities provided like the pool and daily cleaning were so carefully taken care of by Carmen and Anthony. Delicious breakfast is provided however you will have to arrange for lunch and dinner (Zomato and swiggy do deliveries). We are definitely coming back. A place that will help nourish and flourish your soul.

    It's located in a serene vicinity. Lots of greenery. Ample parking space. Luxury villa with bedrooms and swimming pool. Very sweet owner.

    This is a wonderful place to stay,relax with family. Typical Goan architecture with lushgreen exteriors and super quiet surroundings. Its perfect antidote to the stressful world we live in.. Ikshaa has appropriate interior with a very good caretaker. A bit maintanence in garden will make the stay unforgettable.

    Fabulous place to stay at... Clean, the hosts are both ever enterprising and ready to move mountains for you. The pool is to die for. The ambience and the interiors take you to a different world altogether

    The property is just drop dead beautiful and everything is meticulously planned for you comfort and pleasure. The breakfast served by Anthony is really tasty and healthy. You'll feel at home at Ikshaa with all the privacy and quiet you need. The pool is really big and clean with proper shower next to it. Rooms are really spacious and beds are comfortable. The whole property will give you a Zen feeling with all the antique items used as decorations. Go try ikshaa if you are looking for a villa in goa as after you visit you won't feel like leaving.

    Great work of Art, Carmen has crafted the villa very nicely giving it a rustic look and ensuring that you have modern amenities as well. The swimming pool is icing on the cake. Anthony is great person always ready for help and customization in food. The property is really huge and you can spend days within the property without the need to go out. My stay was made memorable by adding a surprise cake specially for the wedding anniversary.

    Ikshaa is a hidden gem in Goa. It is so remote and beautiful, a great place to take the family. Everything is so clean, colorful and beautiful; it might be something out of a movie. Carmen and Anthony are so lovely and helpful. Anthony looks after your every need and all with an adorable smile. If you wake up early enough you can see monkey's on the open roof and the pool is so relaxing at any part of the day. Getting there might be a little tricky but once you're there you'll be in n heaven.
