If I could rate this negatively I would. Welcome to your new half a**ed built apartment. Have kids think again the wall paint is flat meaning every scuff, marker, knick shows and you can’t magic erase it off. Granite counter tops cool but the caulking to the back splash deteriorated in less than a few months of being there. You pay a HOA fee on top of rent of over $1500 a month that was for a den. NO late exceptions on rent $45 fee and $10 each day it’s late past the first. READ your lease because they must’ve changed it before I moved out, “no more than three holes per room” but yet mine didn’t state that. I only received $735 of a $1,395 security deposit and I stayed and cleaned the whole apartment before I left. Leasing center is worthless, trying to get a hold of the main company forget about it they don’t answer. Most unsatisfied with the complex and company. Their terms on normal ware and tear are clearly not as the standard definition is defined. Document everything when you move out as apparently having photo and video proof of how the unit was left requires no response on why I only got half the security deposit back. I have never not received a full security deposit back until this place. UPDATE; I highly will NEVER recommend this place to anyone, you have to “email” why you got whatever you did back for security deposit and they did last minute before the 30 day mark was up, and let me tell you…. THEY WILL KEEP YOUR MONEY, not only did they state per my lease (normal ware and tear mind you is exactly how I left it) they made HOLES in the walls bigger (picture nail holes less the size of a thumb tack- anything that was major was puttied before moving out), put a nick the size of a dollar in a door frame that WAS NOT there when I left, they hit me for paint (that was there when I moved in from the painters) on the laminate floor- how do you expect me to get that off laminate when I cleaned regularly?! DO NOT RENT FROM HERE, save your money. I would care less but I’m a single mother and scraping by so I relied on the money back in full to pay medical bills from when my son was born. I clean my apartment regularly and my whole life ocd with cleaning, I also received my security deposit back from 2 other properties I rented from… completely disgusted with this company and complex.

I have been a resident for a little over 6 months and I love my apartment and the neighbor around the complex. It was great to be the first person to occupy the apartment and it's really spacious with an amazing view. My laundry room is twice the size of my last apartment's, and I can use part of it as storage. So far, I really enjoy living here and can't wait to see the all the amenities once the construction is done.

The staff at the Reserve at a River’s Edge are easy to work with and nice. The staff also respond quickly to questions/concerns. The apartments have a nice layout and have all the modern amenities. The location is great with convenient access to I-81 and routes 11/15.

Love my place, ready for construction to be done across from my place and all sidewalks and paths paved but I completely understand this is new and it will be done in time. Was there a car wash coming? Wasn’t sure if that was part of the amenities

The leasing manager, Beth, was an absolute dream to work with when I toured the property back in February. Signing a lease was simple and Beth was there to answer any of our questions. Even after move in, Beth continues to make sure we are taken care of. Our move in process was simple and the apartment looks fantastic. We had some small issues with the doors that were fixed within the day we reported the issue. The community is a wonderful, cozy, quiet community where I often get to enjoy time on the balcony. Overall I cannot recommend Beth and this community more.

We moved into Rivers Edge in June and have loved every second so far. The location is optimal for general necessities like grocery store, gas, fast food, etc. Beth the leasing manager is so great to work with and answers any question you have! Would highly recommend living here.

Beth is an amazing property manager. She is super kind and helpful and has made moving in feel like we belong to a community! We love our new apartment and couldn’t be happier where we are. You have brand new amenities and are so close to everything in the area it’s very convenient! The are still adding more buildings and amenities currently too! So it’s a growing community.

There is literally not enough words to describe how amazing our experience was. Everyone knows how hard, exhausting, and frustrating it can be to finding the right home. But here at The Reserve at River’s Edge you don’t feel any of that. By far this was the best experience of finding home. Immediately coming into the building you are welcomed to what just feels like an amazing family atmosphere. If you get the pleasure to be working with Beth, I can honestly say you will not leave feeling disappointed. You can tell just when being greeted by her just how friendly, kind-hearted, she truly is. After only speaking with her for the 5 minutes, we knew this was it, this is where we want to be. Not only is Beth just hands down amazing, but so is her entire team, they work hard, all are down to earth people, and want to make the process easy and smooth for you and your family.(It literally only took us one week from application process to moving in process!) Everyone just has so much appreciation for people. They honestly give you that feeling of making you feel like you are important and that you truly matter. If that isn’t enough, the homes are absolutely stunning!! For our family of four we find it tremendously spacious. Not to mention there are SO many things for you and your family to do, you will never be bored! So a HUGE shout out and the biggest of thanks to Beth and team at The Reserve at River’s Edge for making us feel so welcomed, and for giving us this awesome experience! We can’t wait to move in!
