I genuinely would rather sleep in a tent for a year than this place. They do not help whatsoever, staff is useless and doesn’t care about anything but money. They charge you ridiculous amounts of money when moving out for “cleaning fees” and for the amount of money you pay for rent itself, the amenities are being taken away! Roaches everywhere no matter how much you spray it - maintenance won’t do anything. Do anything to avoid this place and don’t believe half these 5 star reviews, they give students goodie bags to write them. Joke of a place

Avoid this apartment at all costs. They’re just money hungry scammers. It’s advertised as a luxury student apartment but don’t buy into it. The elevators weren’t working for several months, silverfish and ant infestations, the walls are paper thin, fire alarms going off every other day. In the 2 years I lived there, their rent increased from $750 to $1000+ for a 4x4. Not to mention that’s base rent. Once you add the additional monthly fees it increases by $100. My biggest problem was the move out. So in the lease (please read the fine details in your leases) there’s a carpet cleaning requirement. They advertise a $200 move out fee to clean and any damages will be covered. Wrong, so that’s for basic cleaning any additional damages will be added to the total. My advice is don’t pay the $200 fee and don’t pay the carpet cleaning (average carpet cleaning cost is $100-$150). In the lease if you don’t pay the carpet cleaning it’s a 15% fee of what the property pays to clean it. The fee comes out to $40-$45 which is a lot less than what they’re advertising. Unless they changed their leases it’s still in there, call and ask the front desk and they’ll tell you the same thing. But honestly just don’t live here, there are newer complexes in the area that just opened up, this place is too grubby for the prices they’re asking.

I was so excited to live here because it’s such a beautiful complex with great amenities, but truly I have been nothing but disappointed. I moved in last year and we had a semi decent experience at first, definitely had a few issues but figured it was just normal hiccups. It was not. This has gone on far too long. Maintenance concerns are not taken seriously in the slightest. I understand staffing issues, but at this point it is no longer an excuse. We pay a price to live here which implies that we will be taken care of, which we have not. I am tired of my concerns being dismissed and not taken seriously. I read negative reviews before moving in, but decided to move in anyway because of how great the amenities are and its proximity to everything I need. Please don’t make the same mistake I did, I do not in any capacity recommend living here. I think it goes without saying that my roomate and I will not be renewing our lease.

Had high hopes coming in but the tour made this place seem much better than it is. Pros: Proximity to campus and Publix is nice. Bathrooms are huge, though i wish they took some room from the bathrooms and made bedrooms bigger. Package system is great. Cons: "Were a gated community" while the gate does not work. Bedrooms are deceivingly small. At times, maintenance will close/complete requests that they never even acknowledged, or they will take 3 weeks to make an attempt. Rent is absurd, the extra charges are much higher than they care to admit, $60+ for elec. per person. Probably $150 total monthly bills on top of rent. Parking situation is terrible, everything is tight in the garage. Asked front office to check cameras for chipped paint on a car and they took 3 weeks to return anything, including my weekly check-ins "sorry about that, well check now and give you a call"... nope. Snack bar is overpriced. Pool table is for bums. Arcade is pathetic. Valet trash is sorry, can only have the bin outside the apt. for a couple hours a day or they will fine you. Ant and silverfish problem. Good luck!

Vi dang! The same exact thing happened to me. Worst housing I’ve ever seen. They try to do everything they can to take your money. They lied to me about so many things. The leasing office are idiots and don’t know what they’re doing. As for the positive reviews you see, they actually offer gift cards if you make a positive review which is really unethical and pathetic !

The elevators never worked (which sucked considering it’s hard for me to walk up stairs due to a disability), everything was always messy, and the parking garage was horrible. Good location, bad complex. Really upsetting considering how nice it looked and how excited I was to move there. I’m glad to be gone.

The apartment itself is nice. When I moved in it was obvious that it had not been cleaned very well. As everyone else has said we also had an issue with the silverfish as they were EVERYWHERE. Maintenance was absolutely amazing. They were very quick to get out and fix any of our issues and were always very friendly. Valet trash is a joke as half of the time they won't even get your trash. The biggest issue was with the office. Trying to get ahold of the office is almost impossible. I recently moved out and have had an issue with a payment and have called over 10 times. Someone picked up one time, put me on hold, and then hung up 10 minutes later. Every other call I make is ignored. On top of that, several voicemails were left which have also not been responded to. The complex is nice and I would live here again, but it is definitely over priced for the fact that it is college housing.

This place is pretty amazing! The events they put on for their residents are always great, most recently I loved the Taco day they hosted where they had catered food from Fuzzy’s. On top the awesome events the place is beautiful, it’s always clean, and the staff is so friendly. This one girl, Nattia, was so kind and openly communicative when my friends and I were asking her questions about the events and what goes on at the hub so shout out to her for her flawless delivery in answers. The hub is truly a 10/10

😠 This was the worst move in day ever, the apartment had not been cleaned and was covered in dust and grime. There was rotting food in the fridge that was so kindly left by the previous renters. There were maggots and a used plunger in the utility room as well as clothes still under the dresser. Our p...

😠 I am a full-time student who is also working full-time and paying for my school things. Security and safety are non-existent. The new fall 23 tenants drive recklessly around the parking lot coming and going in the lot. On top of that security sucks, and people making loud noises at night with their...

😠 The apartment was dirty at move-in with several well-established wasp nests on the patio. Dirty washing machine and kitchen cabinets. One of the roommates closet was filled with mildew and reeked of a terrible smell. Now it is October, and the pictures of those full dumpsters were taken 10/22/22 fro...

😠 I lived here for 2 years and it was a 10/10.. management recently changed and you can’t get on the phone with these people to save your life! And good luck emailing them because you won’t hear back from them either. I was told since I gave a 45 day move out notice instead of a 60 day notice that I w...

😠 Terrible, terrible apartment. I’m a college senior graduating this fall and had the misfortune of being naive enough to sign a lease at this place. I’ve lived in some truly terrible apartments since starting college but this easily takes the cake. The parking lot is awful with tons of potholes and o...
