    My family and I stayed at the Royalton for three days and had a fantastic experience. For starters, the staff - from the front desk to the service and cleaning staff - were friendly and considerate. One example: riding up the elevator a staff member asked my boys (12 & 9 y/o) if they like hot chocolate. Twenty minutes later there was a knock on our door. It was a complimentary delivery of coffee for me and hot chocolate for the boys. They claim it was the best they've ever had, but I'd argue that "great service is the best sauce!" Thank you Bill, Vincent, David, Dennis, Jackson, and BK for all you did to make it a great weekend. Beyond the service, the penthouse was extraordinary. The space itself is a work of accessible art, yet not at the expense of comfort. Indoors and outdoors, the space is perfect for a range of possibilities ranging from social (wedding parties and social gatherings) to intimate (a family get-away). The location of the hotel is ideal to visit a wide range of sites and activities. We walked the majority of the time to our various destinations. When we did return from a day of walking and site-seeing, it was ideal to come back and lounge with a drink on the rooftop pool with a commanding view of the Empire State Building. In short: great service, extraordinary accommodations, a fantastic location, and a rooftop pool. I'm hard-pressed to think of anything else you would want.

    (Score 5/5)Hotel Room: is so spacious. The sheets and towels didn’t have one spot, tear, or stain. The bathroom was stocked with lotion and soap pumps. I always pack towels, lotions, and soaps when traveling and I didn’t need to use them. What I did not like is the smell of bleach. It’s good to know they are cleaning, but there should be other cleaning products in use as well. (Score 2/5)Restaurant/pool: we didn’t eat or swim. But we did utilize the space. The rooftop pool restaurant needs a good cleaning. We arrived 11am and they were packing the bar. The carpet had food bits all over. The tables were sticky and there was dust in every corner. The pool furniture had tears and stains. The surrounding property looked abandoned. (Score 3/5) Lobby: The lobby is a lot smaller than pictured, the furniture needs to be cleaned or updated. However the purpose is to utilize front desk and there is always someone at the desk. Nina checked us in and she was friendly, polite, and quick to resolve concerns. I needed a fridge to store milk that I was pumping during my stay and she had one brought to my room. Breastfeeding is not easy, and being able to save what I produced was a blessing. (Score 3/5) Hotel: The carpets need to be replaced or cleaned throughout the entire hotel. It would also be nice if they brighten the lights. Each floor is so dark. (Score 5/5) Location: The 6 and N train are close by and can get you to all of New York’s major attractions. There’s also a quaint diner, Mulberry Hill Diner, close by. We liked their waffles and smoothies. It’s very small inside so I wouldn’t take a crowed.

    We had such a pleasant stay at the hotel. The service was terrific! The doormen were so friendly and when it was raining they offered umbrellas too. The room was very clean and well maintained. The most impressive part was the LARGE balcony, it was almost the size of the room! So lovely to sit outside. The only downsize is that working in the room was a bit too dark, even with the desk lamp, so hopefully they can add more lighting somehow.

    This was one of the nicest hotels! Staff was super friendly , they were always around if you needed anything. Room was fabulous and was not expensive totally worth $300 for a king bed with a view! Roof top was gorgeous and so much fun! I had the best time. Will be back again soon

    Great value for a solid hotel stay. Not overly fancy but not at that price point. Nice size room for NYC, good lighting and the bathroom was well appointed. Friendly staff. Nice location if you want to be walking distance to most NYC sites without the Time Square craziness.

    Great hotel, in a great location. Staff were very helpful with anything that was needed. Rooftop bar was a very impressive space. We stayed in the hotel for a trip with friends and will definitely be back!

    After booking a standard room. I called the concierge Service afterwards and let them know that we were getting engaged while in New York and i wanted to do something special for the room . They were very kind and upgraded us with a better room and left us chocolates and champagne. It was an amazing stay!!

    Overall great stay at the Royalton. It was nicer than I expected. The location was convenient for walkability to the places I needed to get to for business and pleasure. The only I didn't care for is that I was put in a room at the end of the hall next to the stairwell. This is always a safety concern for me. If that's not an issue for you then it's a lovely hotel to stay at.

    This is my 6th time staying at the Royalton. We love the balcony suites. We make sure we get one of these rooms every time. The building and the rooms are beautiful.The staff is extremely friendly and welcoming. This is my favorite place to stay in the City.

    Nothing but good things to say! Staff was wonderful - and they helped make my wife’s birthday special with some wine and chocolate. Very impressed with everyone who we interacted with. I would also note that the hotel was clean and in a great location! Will stay again.

    Upon check in on October 13th, the front desk associate offered me an upgrade opportunity for the room. For an additional $10 per day. On October 21st when I went to check out, they charged me an additional $1,200 in upgrade fees. I told the manager that the associate who checked me in did not disclose such things, and that I even signed a piece of paper with the specific upgrade charges on it. They could not locate the paper and I couldn’t stay long to wait for them to, because I had a flight back home to catch. The issue never got settled. Manager stated that they needed to “investigate” and that they would call me later in the evening. I still haven’t heard from the hotel. Manager acted suspicious of what I was saying, as if I was making it up. As if it was unheard of to upgrade at such a low rate. Even though one of my business partners checked into the same hotel days later and gave her a FREE upgrade. I feel exploited. I was not expecting this to happen because I genuinely enjoyed my stay. (Besides them trying to give me an additional $500 smoking charge when I DON’T SMOKE CIGARETTES but they waived that) - I hope leaving this review will make them reach back out to me to resolve this.

    Pretty impressed with the Royalton. Room was beautiful, especially the bathroom, and the bar up on the top floor had a great atmosphere. There’s a very decent pool area (for Manhattan standards) up there too which was clean, heated and in use by guests at the tail end of October. Best of all, it’s close to Midtown and Broadway and 28th St subway is a stone’s throw away but it is located in a quiet, pleasant area that makes you feel like you’ve left the hustle and bustle somewhat. Definitely recommend.

    We checked into a room full of marijuana smells; they downgraded us to a room without a curtain, with a broken heater and broken telephone. They tell us that we cannot use their table to eat outside food. They charge $200 to extend the checkout time by 2 hours, $450 if 4 hours. Good location, love the pool, nice that you can text them with requests and questions, most of the staff were friendly.

    A chic hotel with large rooms in a great neighborhood. A lot of the hotels on Park Avenue in the 20s are old and rundown and, in my opinion, not worth what they are charging. The Royalton Park Avenue, by contrast, has been recently renovated and is very cheery and comfortable. It is our go-to hotel in NYC. Even the smallest room is over 300 square feet with lots of closet and drawer space and even a lovely soaking tub. The heated rooftop pool is lovely. The rooftop bar has wonderful views. The food is very good both at the rooftop bar and at the rooftop restaurant. Live music in the restaurant at dinner time is an added bonus. Lobby staff is always very friendly and helpful and welcoming.

    Me and my boyfriend did a staycation here for our anniversary and it was a perfect experience. The service was so friendly and we got an amazing and spacious room - complete with a large bed and large bathtub. They have a heated pool that’s open in the winter months and is heated to a very comfortable temperature, also against the backdrop of the Empire State Building which is unbeatable! On top of that, their lounge is very NYC chic and stylish with top tier cocktails and bites. I cannot see how anyone would ever want to leave this hotel - I’m still dreaming about our perfect stay!

    I have never been so excited to write a review. We booked this hotel last-minute because it had good reviews and was near our other friends. Walking in, the lobby is small and cozy with an eclectic atmosphere. The staff is welcoming and polite---we received a free room upgrade when we checked in and a staff member is stationed to call the elevator for you. I can handle an elevator perfectly fine on my own, it's just a button, but hey it made me feel royal. The room was decently sized, especially for New York, and had a *great* bathtub. The bathroom is nice! I wouldn't recommend it if you plan on trying to work from your hotel room because there isn't much of a desk, but it was perfect for a recreational trip. We asked if there was a microwave we could use, expecting that we would need to go to the front desk or maybe someone would pick up our leftovers and bring them back reheated. NO NOT AT ALL. They delivered an entire microwave to our room!! Fascinating. The upstairs lounge is ***nice*** and has a bar. It seems open to the public so I'm excited to stop by the next time I'm in the area. There is also a heated outdoor pool that is open year-round. We didn't get a chance to use it. Next time...!

    Wonderful experience! The staff is so helpful and courteous, really made our stay spectacular! The rooms are exceptionally clean and the pool was delightful! Loved the roof top bar and lounge! Would definitely stay here again and recommend to friends! Well done Royalton!

    Had a great time staying here, staff was awesome, responsive and helpful. The restaurant is more of a lounge type, but still has a great vibe and an awesome DJ, food was fantastic. Only thing I wish to see improved is the quality of the towels in the bathroom, no difference between the towels they use here and the towels used across the street at the 2 star. But all the other amenities and room size and cleanliness makes this place an awesome stay and great location.

    Great first time experience at Royalton Park Ave. We coordinated a late check-in via Email that went great. The room was clean and spacious for NY (this is a thing and was a nice surprise). The rooftop bar was fun - it was raining most of our visit so we couldn't use the pool. Great location and thanks to the insulation and heavy windows I never heard the street noise (this is a thing in most hotels) and it made it super relaxing. Definitely staying again.

    I was skeptical and nervous because of some of the reviews I had read but I was pleasantly surprised. The staff was super friendly, the hotel and rooms were clean, the pool was great, and the location was perfect for my friend's bachelorette party. The only thing I would note was they didn't tell me how much they were holding on my card for the rooms and I was confused during check out. Other than that I don't have a bad thing to say about this place. I would definitely stay again.

    Horrible stay. The pool is filthy as it lets people from outside which makes it completely overcrowded. People sit on the floor, they throw themselves as soon as a place becomes free. The water is cloudy, there is snot floating everywhere and handfuls of hair and dead insects. As for the rooms, they are horribly noisy. You hear your neighbors as if they were in your own room. Coffee pods in rooms are 4$, a shame. They ruined my vacation. Read the latest recent reviews carefully, the good ratings are due to the previous owner. Of course they will answer with their automatic answer « we are sorry we hope to see you again »

    Amazing! The hotel is in a great location, rooms are comfortable and the rooftop is fabulous - even in the snow. The best reason for staying here is the staff. Professional, courteous, friendly and extremely helpful. I had a funky issue on my side and the staff was very flexible in helping to solve. Thank you Michael and team! We’ve had a great stay.

    The staff was welcoming. This hotel is in a good location to many landmarks near by. Rooftop pool is nice - it’s first come first serve. Likely to be crowded. 4 ft deep. Not ideal if your a Michael Phelps. Everyone goes to the pool for various reasons - kids, romantic relaxation, sun bathe. Best to be respectful of everyone’s space. Rooms were nice - in need of major electrical update. (Ex: TVs!) Overall nice stay, would stay here again. Staff members greeted us with respect.

    I stayed at the Royalton with my nephew for a week. Our experience was exceptional. The room was really spacious and spotlessly clean. We had a lovely robe and slippers in the room. It was really quiet even though its in the center of Manhattan. The staff were amazing. They were so helpful and really wanted to do their best to make our stay perfect. Dennis at reception in particular was so nice and helpful. Brendan at the door was also very helpful to call a cab. All the staff at the pool are lovely. The pool was the best thing for me. Amazing views. I will be back and would recommend to anyone. You will not be sorry to stay in this hotel.

    Beautiful room with adequate space, great shower and tub! Simple but elegant design. Room temp was comfortable, despite unbearable heat-wave. Pool was a great feature, however too crowded to use. Staff was friendly and helpful. Dining included good food and drink. Enjoyed the convenience of the restaurant, now fully operating.

    Horrible experience here. I have no idea if this place is under new management or what but it’s changed. The rooms are disgusting. The staff is very friendly up until the point that you have a problem and then it all changes. The staff come in your room unannounced while you’re in the shower or getting dressed and they don’t seem to understand the language when you tell them you don’t want service. I have a funny feeling they entered my room a few times while myself and my family were not in our room as well. In fact I know they did because our trash was emptied and we had new towels when we returned to the hotel after telling them we didn’t want service the first time they walked in my room unannounced for the day. 100% positive some items I thought I misplaced or lost were picked up and walked out of the door. Another thing I see being a major problem is the restaurant does not verify what room you’re in if you get food which makes me uncomfortable. They just simply ask what room you’re in and you pay for it when you check out. What if you were to just say a random room number? I’m an honest person but I could see someone doing this or having a bit too much to drink and incorrectly saying their room number. They do not give you a layout of their policies when you check in so make sure you do your research, this is the first hotel I’ve stayed in that did not do this. I’m almost certain the try to keep it a secret. Every aspect was unprofessional in my honest opinion. For the money my children paid, I would go to the trump hotel. We’ve never had any issues there.

    Overall we loved our room and service provided, lots of small fees but I guess that’s New York right? Other than that, our hotel was probably the best part of our work trip. Our second stay, we checked in earlier and got a great deal on a larger suite at a great price. The staff is wonderful. Looking forward to coming back.
