    To start out we pulled in and called to cancel. The place was super sketchy! Gave me an uneasy feeling. The man who answered the phone was so rude and wouldn’t let us cancel our 2 night stay. He was charging us regardless so we figured, what the heck… Let’s at least see what it’s like in the room…. The room was disgusting! There was Red blood on our blanket! Red! Not even washed! Piles of dirt in the shower! The carpets were gross. We wouldn’t take our shoes off. And the room was tiny. Hardly enough room to walk around the bed. There was cobwebs on the ceiling above the ironing board. Granted they had an ironing board. The bed was uncomfortable. And, finally when I was able to fall asleep the room next to us slammed their door (not kidding) 15 times! The breakfast area was small and smelly. All there was, was coffee (no coffee cups or creamer) juice, 3 types of cereal out of a turning plastic container and a gallon of warm milk on a table. To say we were unsatisfied is an understatement. We left as soon as we were dressed that morning with out a refund for even just the second night. 0-10 would never EVER recommend this hotel! Dirty and gross!!!

    The staff is friendly - however the quality of the room is way below par, even for the cheap prices! The first room I was given had hair all over the floors and shower. Then they switched me to a new room for the night, which had no toiletries. It was cleanER (still had dust everywhere and cobwebs), however, appliances were broken (the toilet paper sat on the window cill right next to the broken toilet paper dispenser). I had to ask for towels and toiletries, as they are don't replace them. The shower curtain was dirty, and the bed sheets had holes in them. Also, the free breakfast may as well not even exist. They serve mini donuts, bread, hard boiled eggs and cereal with a gallon of milk sitting next to it. The walls are very thin, and you can hear conversations going on next door, let alone a party! The doors SLAM shut every time and it's extremely disruptive in the middle of the night. Also, you are unable to lock the doors from the inside.

    Management was very rude to especially my wife but also me there free breakfast was stale bread an mini muffins an instant coffee it was terrible go elsewhere

    I stayed here not knowing what to expect. After reading some of the reviews I was nervous about how good it would be. Check in was easy and the staff is very nice. My room looked almost brand new and was very clean. Plenty of towels, soap, shampoo, and the room was ice cold! They serve a small breakfast that was great for us and kids. Cereal, muffins, toast, coffee, fresh fruit, and juices were all on hand. The ice machine worked great and they also have vending machines. All stores and place to eat are just minutes away. Niagara Falls is 8 minutes away. For what I paid, this place was great! The owner was on site, nice, constantly asked if we needed anything to make our stay better. I would definitely recommend this place. Parking is easy and there is a pool too. No elevators, just stairs. If I come back, I would stay here again.

    A BIG NO NO to this place. Especially for families Rooms are very very old and cold. Heating take its own sweet time. No microwave in the room. Squeaky noise when you walk on floor. Smelly. Stale breakfast is served at 8 30am. We couldn't get enough sleep since someone was always walking around starting car etc. Noisy place. We thought of taking rest before continuing our journey but this place was a wrong choice.

    Extremely poor quality hotel. In an unsafe neighbourhood, lots of noise from every corner. You won’t be able to get a second of rest with all the noise. Unsanitary. Not the mention the electricity went off for a few hours as well. The “breakfast” was a joke. Half a gallon of milk and stale Costco muffins.. not to mention the broken coffee machine. Everything about it sucks. Horrible experience. Please don’t be fooled into booking this place.

    I'm trying to find something positive to say. It's just not possible. No cold water, had to fill the toilet tank to flush. No towels, no extra toilet paper. Had to go to the office to request them. No microwave or coffee maker. Ice machine and vending machine...broken. Complimentary breakfast? Bread, bite size muffin and dry cereal. Are your choices. No juice, creamer or butter. Milk?? warm on the counter. Distance to Niagara falls is 35 minute drive. Spend the extra money somewhere that knows how to treat you properly. I cant even give them stars!!

    This place was disgusting. They were working till 4am. Place very disgusting. Very dirty. Very little breakfast. Pool was absolutely dirty it was green. NEVER COME HERE. People were very rude.

    Where do I start? Staff is friendly and in my experience accommodating, as they did approve of a refund through Expedia as long as I didn't mention the real reason we were departing and told them it was because of an emergency. That being said, before we got to our room we had a gross experience. The stairs leading to the room disgusting with an immense amount of cobwebs and pollen, dust and debris. Upon entering the room, we were greeted with a small, musty-smelling room. Then, we pulled back the sheets and found several hairs varying in length. This was enough to turn us away and request the refund.

    Do Not Stay Here!! Booked this room 2 months prior to trip through Priceline. Called hotel around 10:30 pm to say that we would have a late arrival (after midnight) per the instructions from confirmation email. Manager was extremely rude. He said he had been trying to reach us (no messages left on either of our cell phones). He said the room had not been paid for even though my receipt said paid in full. Taking him at his word, I tried to give him our credit card number over the phone. He pretended to run the card and told me it was declined for NSF but that he would gladly except CASH. Not only a lie but a Major Red Flag. We tried to find a different hotel but it being extremely late and a holiday weekend we didn't have any luck. Got there. Manager was again, extremely rude and confrontational. Amazingly our credit card worked fine in person!! (Suspicious) Room was extremely small and lacked towels. We used our beach towels that we had brought from home. "Breakfast" was a joke. Unsanitary and overcrowded. Do not waste your money!

    The motel is really good to stay. The rooms are also big and spacious and the staff are also really helpful. Whatever we needed they provided us. I just have one concern regarding their Wi-Fi range which was not at all available in our room.

    I’m not sure about the rest of these comments but in comparison to the other small hotels or motels in the area, this was one is pretty decent. You can tell they have remodeled, the bed is super soft, very clean, and very quiet. Only complaint is the young girl at the front desk isn’t very friendly and the room is smaller. You only deal with her for a short time but everything else is really decent. I’m thinking the bad comments are their competitors. I recommend.

    Wish I could leave no stars. First of all there was a hole in the wall behind the door from the door knob seems like it was from someone kicking in the door. Second there were little holes in the wall along the floor board. Third I saw a mouse at about 3 am crawl across the nightstand by the bed. And also when I checked in the man checking me in was a bit standofish he tossed the ink pen at me across the front desk. I hardly ever leave bad reviews unless a place absolutely deserves it and this place does. But you get what you pay for and this was an extremely small king room. Last but not least the bed was a platform bed and too much movement made the mattress slide off the platform.

    Room was dirty. Had to pick up cigarette butts inside the room. Carpet not clean. Stained bed cover. Had to go back to office to get towels as there were none in the room. Never going back until I see huge cleaning done.

    Nice rooms, friendly & accommodating service. Flexible pricing. There was 3 beds in the room, and conveniently me and my other friend traveling. Perfect!

    dirty room, a lot of dust, old dirty towels, breakfast- first come first served. Good renovation but very dirty. Clogged bath tub, clogged sink. It was the worst experience ever. I do not recommend and will not go there again.

    Decent stay for night . Stayed with family rooms are clean and breakfast is good ( 7/10) with some bread , milk , coffee, cup cake , honey bunches, apple, orange and yogurt . No lift available for the second floor rooms . Over stay for a short trip is good and value for money. Not a great luxury hotel one expect for the price range

    The room lacked basic amenities like towels, carpets, and hangers , and the overall hygiene was unsatisfactory. The state of the kitchen and pool is disgusting, Disappointingly the management acknowledged their poor service. Kitchen is not having milk, garbage haven't cleaned since days, entire kitchen is so smelly. Wondering how a single person eating inside that kitchen. Just canceled the reservation, cannot recommend this place to anyone due to the overall hygiene and service issues.

    The rooms were bad at frost but you get used to it after a while. The owner was really nice. The breakfast was the same every day and it wasn’t the best. The pool was dirty. But over all it was pretty dirty and it t felt u safe it first. There was a lot of people smoking drinking and doing weed. And there was a lot of noise.

    We all reached at 5pm the famous Seven Wonders of the World - the Niagara Waterfalls and watched it in the changing colours till 8 pm from the lift tower platform yesterday. We arrived at the Arya hotel. It's one of the best neat and nice lodgings. In the morning the best breakfast facility we all , the young and old, enjoyed sumptuously.

    Stayed for a night. Room had a strong humidity smell and the bathroom wasn't very clean. Breakfast was mediocre and not reflected the price you pay to stay. I do not recommend this hotel for the amount of money you pay.

    Check in was easy and friendly, and there was plenty of free parking. The room appeared to be clean, but the smell of cigarette smoke was over powering. There are better non-chain motels and hotels in the area for a similar price.

    I will not recommend this place if you are going with little kids the reason why is because the lack of maintenance on this Hotel,and the customer service the card key will not work. The bathroom had mold on the ceiling and really bad smell to cigarettes,the carpet smell really bad, pool was dirty I definitely do not recommend this place if you are traveling with little children

    The room are stinky. The lock door sometimes won't open. No breakfast at all. The fridge won't cold too much. The shower curtain don't touch the floor and the water splash the bathroom floor until it leaves a pothole. The sink does not go down well and floods if used for a long time. The personal at lobby are friendly. We need to put an air freshener to control the stink. The room was always cold and the bathroom was freezing. The lousy wifi barely 2Mbps. The TV is the best, a lot of variety of channels and they look very good. Comfy beds.

    I went there with my familly, it was the worst. First of all we entered our room and it was cold as hell, it had a weird smell and wasn't what we expected when my dad told us he paid 500 dollars for 2 days. Sleeping there was impossible, the beds were so itchy and dirty, we found 6 hairs in total. I don't recommend coming here.

    I do not recommend this Hotel(motel), A cheap management, no basic facilities inside bath room. No soap, clogged bath tub, broken sink stoper, spiders allover the ceiling, stinky carpet floor. Reception guy keep on calling, asking checkin confirmation and I never experienced like this any other hotels.

    Nice and clean rooms. Great for long term and short stays as Niagara Falls is very close (10 mins drive ) Amazing customer service and great prices. All good food shops are walking distance.

    There bugs and hair on the bed and smell dirty carpet and when we asked about it the person just person put water that was in a spary bottle it overall a terible and never again also they open up at a werid time like at 3 pm that was werid and just bad timing

    Made reservations online, pictures are deceptive to say the least. Checked in and walked past people who apparently live there sitting on beach chairs outside their room’s smoking and drinking. Went into room and it smelled, carpet filthy and bed was roughed up like someone had slept in it. Went to office to complain and was told room was clean and no refund. Any reviews of this hotel that doesn’t speak of the the above mentioned issues, especially the cleanliness must be from a third world country. A campground is more sanitary. Avoid

    The room was fine, nothing too crazy just three beds lol. Service was great typically a chain hotel will charge extra for checking in early we were 2 hrs early and still got the room. Location was nice 16 minutes away from the falls, the mall, grocery store, fast food and just foots away from Starbuck and Dunkin donuts. Can ask for much.

    While the location is fine, few quick bite restaurants are around however peaceful sleep you might lack in this place. Had bad experience of Air condition started making sound at 2am all on its own in night. There was no phone in room to complain and no one stays on reception ever. They says the serve coffee and juice all time however we only found air in pantry. Try other hotels around or in downtown. They might cost you only 10 bucks extra and not more then that.
