    My husband and I booked a king room stay at the oaks and it was confirmed - I got the confirmation email so we decided to stop at a few wineries and make a day of it before we went to our hotel. You would think no big deal because you got the confirmation that your room was purchased. well we got there around 5 PM and went to check in and the front desk told us that they had given our room away and the only thing that they had available was a room with two double beds at their outside courtyard room area. We paid and reserved 1 king. Why would a couple want 2 beds at the court yard area.(downgrade) We were pretty upset. So then they tell you. Oh, don’t worry you can go to the Hilton which might seem like an upgrade, but not for us. we didn’t want it because we have stayed at the Hilton numerous times in the past. If we wanted the Hilton we would have booked at the Hilton in the first place we were trying to avoid that very busy area, and the extra costs and hassles and everything that you wanna do there is a hassle or a mission like to get to your room takes about 10 minutes the elevators are always a 10 minute or longer wait. you have to go and park your car away from the hotel and then take a shuttle back which cost $50 or you can valet for $75. Then they put us in the new tower with a room that was smaller than my bedroom at home. We paid $500 to stay in a bedroom with a view of a parking lot. It’s absolutely ridiculous that they gave our room away! We were looking forward to trying this hotel because we’ve stayed in so many out there but not this one. We were completely annoyed and it kinda put us both in a bad mood. In our 20 years booking hotels we have never once had our room given away!

    My wife and I stayed here for two nights as part of our two week honeymoon. The view from the room was fantastic as we had a view of the falls. Unfortunately, that's where the positive points end. The hotel is very limited in its amenities and the decor and rooms are dated and tired, with our room feeling dirty and in need of a more detailed clean. With the booking being quite expensive, we expected much more from our stay. Simple things such as, a clean room, the hotel offers a free coffee machine in the foyer, where most hotels would offer in-room tea/coffee amenities. There was also no on-site restaurant with customers offered a dinner voucher for Applebees next door. My wife and I decided to stay in our room the first night in order to watch the nightly falls firework display. We tried calling down to the front desk a number of times with no luck each time with the line being busy. After going downstairs, simply to ask if there were any glasses available. Something a little nicer to toast with instead of the disposable plastic cups, as it was our honeymoon. The staff seemed to not care about it being a special occasion for us, and said that the plastic cups were the only thing available. Unfortunately, the view, and the location are the only positive things about this hotel. However the windows were filthy. I would recommend saving some money and booking elsewhere with better amenities and more up to date appearance.

    View was wonderful from our falls view room on the 14th floor They say floor to ceiling windows but it only is for a small section on each side of the heater. The bed was so comfortable and when I was setting up I could see the American Falls from the bed. Large closet, nice size room. Big bathroom with walk in shower and a jetted tub. Great location, a block from the incline that takes you down to Table rock. A number of restaurants and casino within walking distance (like within 1-2 blocks if the hotel). Parking is at the hotel, self parking, easy to get in and out. Expensive, but everything is when you are in the falls view area. Vending machine only in lobby, ice machines on select floors. Could use more outlets, a little dated but still a nice room. On our floor there were windows to view the falls that anyone could access. There were ropes outside our windows during our stay since they were working on cleaning the windows. I know it needs to be done but just a little distracting. A note was at the front desk saying we could close our curtains if we were worried about our privacy but we wanted to see the falls as much as possible, that is why we paid more for a falls view room. Someone did go by the window in the morning, it would have been nice if they could have notified us that they would be working on our section since we were getting ready for the day. Would still consider staying again.

    Awesome hotel close to the falls and with a spectacular view! The check in process was quick and easy. They even upgraded our room which was so sweet. We originally booked a Fallsview room with a king bed and whirlpool. We were given a suite with the king, whirlpool, an additional queen bed, and a couch/entry area. So nice! Both areas had views of the falls (American and Canadian). The room was absolutely fantastic. The view of the Canadian falls as well as American falls was breathtaking. The view at night with the lights on the falls as well as the next morning during the mini snowstorm and after it was done made the room so worth booking. The bathroom also - with a shower and whirlpool jacuzzi was so nice. Overall, I hope to stay here again. It was such a great experience and I really enjoyed it.

    First of all, the staff get their own A+. Every single person was super friendly and helpful. The check in and check out was a breeze. I'd say this hotel deserves 3.5 stars, but there's no option for half ratings. So the view is phenomenal.The prices are the best. I liked how hotel has a coffee/tea bar as well as a locker room. And that all the windows have sitting on them. Clean room, perfectly white linen were great. Now, decor is outdated, but cute. I didn't like slightly stuffy air. Not a huge deal, but still. And what REALLY took away from the experience was numerous spiders of different sizes that were sitting in their well established numerous cobwebs on the windows dusk till dawn. Not sure about other people, but I can not possibly relax and enjoy the view or the room while there's a dozen or more of those creatures on the other side of the windows. To be fair, it's probably not an issue in the colder months. In addition, just like some guests noted, the windows were pretty dirty. Given that people pay so much just for the view I think the windows must be kept clean and without spiders. I'd say with a few touch ups it can be great experience for the guests.

    The rooms were okay. The wallpaper was peeling off the walls. The bathroom was fairly small, but okay. The beds were okay. We had a room with 2 beds and 1 bed was fairly hard and the other was nice. The pillows were poor. They were chunky and hard. The TV was small. No microwave, but there is a microwave in the lobby. No breakfast included, only complimentary coffee, tea, and hot chocolate. No coffee maker in rooms. Overall, the rooms were fairly outdated, but good for 1 night. The view was spectacular!! We got a falls view on the 11 floor. We were able to see the firework show from our room window which we all loved a lot. Watch out for the price though. Upfront it seems like a good deal, but once you’re about to pay, then the hidden fees come. There were so many fees that seemed so unnecessary. We thought we were only going to pay $200 for 1 room with 2 queen beds but we ended up paying double that!! If the rooms were better, I wouldn’t be so unhappy. Be aware of all the hidden fees before coming to this hotel

    Our first time booking in this place was awesome. We got a good view of the falls from morning to evening plus the sunrise watch were amazing. Staff were very good from the receptionist to their housekeeping.Swimming pool and whirlpool experiences were great. They also have their own parking space. The only comment that I have is that there is no direct access to the work out area, we have to go through the swimming pool door to enter the gym. This means that if the pool is still close there’s no way, one can work out. Over all it was a relaxing stay.

    Disgusting!!! Booked this room with friends for a weekend getaway and wine tour stay. Room was listed as Courtyard Room Interior One King. We were put in a room that was the original motel built in the 60’s or 70’s. The odour through the hotel was enough to make you gag. The rooms were old, with mold, blood stains on the bedding, plugged drains, wall paper peeling, curtains falling furniture broken or repaired with scrap wood. Dark and dingy. Carpet throughout the halls and rooms gross! Could not go barefoot for fear of catching something. DO NOT STAY HERE! Pay the extra $ and stay at the Embassy Suites or a Marriott property!!!!! I wish I had photos to share but I did not want the memories on my phone…🤢🤮

    If you want an amazing view of the falls this is the place to stay. We had the premiere collection Fallsview room it's more money then I would pay for a room but it was the wife's birthday and it didn't disappoint. The view was amazing. The front desk staff was very welcoming and checked us in fast and efficiently. Parking is not included with the room but not overpriced. We stayed during the long weekend and everyone was over charging. The main falls is in close proximity along with the journey behind the falls if you want to go to Clifton hills it's close to 1km walk. Investing in a bus pass is a wise choice at 10$ for the day they pick up and drop off directly in front of the hotel.

    Stayed there on 31st Dec night. We were charged a high rate which was fine for that day, but out of the two window one was completely covered in mist. We had to see the fireworks through one window which is half view. The front office refused to compensate on it, but they offered us a room change for the second night which was good. The second room was nice and looked cleaner with a nice bathroom.

    Do yourself a favor and book at another hotel. The good: The view from upper level floors is unbeatable due to the room’s bay window that provide a full panoramic view of both the US and Canada falls. Easy access to the Incline Railway that transports you to the Castle Rock Welcome Center. The bad: Dusty rooms. Beds don’t have proper bedding (mattress had a bed sheet for a cover). Spiders and spider webs at the corners on the outside part of the windows. Avoid eating anything in your rooms unless you want to fight ants for the remainder of your stay. There’s no room service unless you request it including need of towels and trash bags. Upper level rooms do not have access to vending or ice machines. No coffee machines in the room and the coffee area is in the lobby when welcoming. So please, do yourself a favor and just look at the view through this picture and enjoy your stay elsewhere. Or book for one night, bang it out and leave.

    This time I wasn't able to stay as they have some technical issues but never bother to close unavailable dates online and after that customer service level just deserved 3 stars below 0. From the several calls I can't say I hear any apology but a lot of interesting things : - We rebook you to other place now it's their responsibility. - If you wan't to stay here without the water you can come here. - You book now it's your problems to get refund. You have to connect with who you booked with , spend another hour on the phone then they should send e-mail to the hotel and probably in 2 weeks points will be refunded. Nobody even think that it could be nice and polite way to figure it out (perhaps offer open date stay instead with some upgrade). Tried to reach manager - No! They will not connect you. Clearly then it mean manager support this type of attitude and way of treating customers.

    Let me tell you about my stay at this hotel—it was absolutely fantastic! The views of the falls were breathtaking, and believe it or not, this place didn't break the bank. Unlike other pricier hotels nearby, this one really made me feel like I'd struck a bargain. My room? Spotless, comfortable, just what I needed. Spending quality time with my family here was an experience I won't soon forget. Plus, the falls were only a quick, 5-minute walk away. Trust me, this hotel was a find I'm genuinely thrilled about. The view of the Falls we had from our room was absolutely stunning. Hands down best view in town!

    Location is great. Booked a tower room with a river view and jacuzzi. Well, the rooms view was of the back parking lot and trees. The jacuzzi was in the living area, not the bathroom; awkward to use to say the least. $40 a night for parking in unkept lots. 5 night stay and no housekeeping unless requested. The only good thing was the location. Look somewhere else. You could do much better.

    Love it!! Rooms are clean, neat, and comfy! We have a view of all three waterfalls in Niagara Falls!! We could see the light show and fireworks at night from the comfort of our beds! Unfortunately they don't have breakfast at the hotel, but there is an all-you-can-eat breakfast buffet right next doors! And, the food there is great!! This hotel is a short walk away from the Ferris wheel (and whole amusement park-like area), the incline to take you down by the fall, and a whole bunch of other things!! There is even an indoor skydiving place within walking distance!! Highly recommend staying here!

    This hotel is perfectly situated for a prime view of the falls. The view alone is why I rated this hotel so highly. Tremendously spectacular views of Horseshoe Falls and the American Falls! Room itself was decent, nothing really special besides the view (which you have to pay extra for to get a high floor - strongly recommended). A jetted tub was a nice surprise. Pool was small but adequate. Visited during the off season (after Labor Day) so during peak summer season the pool could be quite crowded. About a 15 min walk to Clifton Hill, where all the family attractions are. Plenty of restaurants close by. Overall, given the location and especially the views, I would for sure recommend this place and would definitely stay again in future visits.

    Recently stayed at the Oakes Hotel in Niagara Falls and had a wonderful experience. The hotel's location is extraordinary, the falls are so easy to see and I loved seeing the colours at night. But the stay was more exceptional from the outstanding service from front desk, everyone was so nice and the check in/out process was seamless. My room was also very clean, If I return to the falls I'm definitely staying here again

    Before booking at this place, remember you’re spending money only for the fall views. It’s an old hotel needing lot of renovations. I spent $300 a night to experience fall view right in front of bed and I must say, it was a spectacular view with a disappointing room. With that being said, there is no basic things like microwaves in the room. I would expect those little amenities if I am spending that much for a room.

    I love absolutely everything about this place! I couldn't ask for more especially with how things went for us all the past 2 years. My family and I had a great stay here. It was clean, the staff was friendly and accomodating and the view from our room was breathtaking. I would have loved to have stayed here a whole week but everything good has to come to an end. I was a bit hesitant at first based on some of the reviews but I followed my gut feeling I didn't regret it one bit. It was an amazing experience. I'm definitely going back!

    I feel like the rooms could use some updates but the man that view of the falls is fantastic. The staff was very friendly and we had to wait to check in because they were a tad behind but made up for it well and we were honestly ok and understood and didn't need them to make up for it. Our room was clean but smelled stale but after refreshing before dinner , smelled better from our soap and hair sprays and perfumes.

    I came here all the way from Germany with my mom because we long dreamed about seeing the falls. Our room was perfect with a view of the American and the horseshoe falls. We always ate breakfast at the connected restaurant, which was tasty 👍

    Great location and friendly staff. We got 12th floor and the view of falls was great from there. The room was shabby with old wallpapers. Cleanliness was a question in few spots. Mattress was old and reached its limit. Duvet had stains. Toilet paper was no less than a sandpaper. Towels were scratchy. Overall the place needs major uplift in for creature comfort and cleanliness.

    Me and my husband stayed here for our 1st year anniversary and even though they need to get cleaner couches in the lobby and get a bigger TV in the room we had a nice stay. The beds were clean and we saw the falls outside of our window and at night we saw fireworks over the falls. I was very comfortable I would have preferred room services but I think you have to request it. We would stay here again. The receptionist were nice.

    Hey Travelers, We have stayed in the hotel on the 26 Dec for one night. We did not have much of expectation from this hotel as it did not look like Hilton or Embassy however it was in a good location and had a potential Falls view, we were looking essentially for 2 Q’s or 1 K with Sofa. Which we have received as a complimentary with a falls view, K with sofa. The receptionist that was taking care of us was very polite and friendly and very pleasant to deal with. They are providing coffee/tea 24/7 and they had a pool from 9-9pm, first come first service which is nice. The view was very nice it is the 4th floor so as good as it gets, no complain there though, however the room, was outdated and smelly, as soon as you walk into the room there was that stale smell like old and dusty. That was not the worst, windows were dirty with some webs on them and the curtains rail was broken as I could not even close it to avoid the morning light and it felt as it was so dusty when you touch, king bed was fine and the room and bathroom were fine, but the sofa bed right by the entrance were what made me upset, the mattress was with stains in the back of it and it was dented in the middle as was so old and used and was impossible to sleep on ever for a kid, I am sure that none of the management team kids would appreciate it. I have asked for the mattress to be replaced for obvious reasons, and what I was told by the very nice maintenance guy that come by after an hour and 2 request, which is for another time: that we do not have a stock to replace as they all on the sofa beds . He provided me with some more mattress covers and more covers so I can lift the mattress and make it as comfortable as possible. It is too bad as they also charge some fess and travel fees from $129 to $215 which is very unfair and wrong as we are not travelers but I was not in the state to argue and just wanted to have my peaceful and fun time, the location and the potential is huge, it is too bad that they are not investing and making the afford to improve and make it hospitable and more comfortable. After all the client is looking to stay at the clean nice and friendly place. Their loss there will be plenty of other place to go back or explore next time as we love travel as you all know.     My husband and I just stayed here and had a great experience. When we first walked in Alexa at the front desk was very kind, helpful, and accommodating. Our original room that we booked was under maintenance, and Alexa presented us with many options for us and was able to get us an even better room with a marvellous view of the falls! Beds were comfortable and the bathroom was well stocked! Hotel was close to many restaurants and we were able to walk to the falls boardwalk. Will recommend our friends and family to the Oakes!

    A bit overdue for make over, plumbing fixtures old, dated. But the bedding was clean and crisp and plentiful. The location is great - right across the Horseshoe falls. Separate note is the staff - Lady at the front desk was superb and housekeeping overnight attendant went beyond helping us with our requests, many thanks to them making our stay pleasant.

    Took our 88 year old mom to see the falls. This hotel is not for anyone with any disabilities. She only needs a walker but the walker wouldn't fit in the bathroom. The toilet in both rooms sat too close to the floor. Rooms are in desperate need of updating. Carpeting in hallway is filthy. Stairs are everywhere on the floor we were given after much discussion about the necessity of her using a walker. Crazy!

    This hotel is literally across from a main access point to the falls. It’s not super fancy but I enjoyed my jacuzzi room and the views are just as the photos show. They were flexible on checkout if you oversleep.

    Was excited for the weekend. Upon arriving at the hotel, the staff were all talking with each other instead of helping the long line. Once I raised my voice, "Does anyone work here?" I was finally helped along with the other guests in line. Then they charged me 40 dollars for parking at a gravel area that got my slippers all muddy. Which was hilarious, but that is how Niagara Falls area works. I didn't let that bother me with the lack of parking space or the dirt parking spot. Once I got in the room, everything was outdated, and a few things were broken or fixed with patchwork(not fixed properly) The jacuzzi was dirty and not maintained/cleaned properly. Just quick tardy work on the cleaners and outdated, dirty place. The sink and shower drians slowly/clogged and smells with it being extremely small. For the price that they charge, you are better off going with a name brand hotel for a similar price as oaks

    I Don't recommend going there . The pictures looks like the rooms are top notch but they are not . Everything is old . Carpet dirty . A lot of spiders . We took suites room but it's disgusting at least for me . Property looks like it's bad management. Even bathroom sink was cracked . How things like that are not fixed I have no clue . Everywhere you can see derbies on carpet . IF YOU WANT ENJOY YOUR VACATION TIME I DON'T RECOMMEND .We took two night but after first one we decided we don't wanna stay there and they told me they won't refund my money even that we left after first night . You give guy 10$ tip for the car and he don't even say thank you . We went to Sheraton and that's what I recommend. Service and place are amazing.

    I stayed at the Oakes Hotel Overlooking the Falls for two nights and I was very impressed. The room was clean, comfortable and had a stunning view of the falls. The staff was friendly and helpful, and the breakfast buffet was delicious. The location was perfect, close to the attractions and restaurants. I would definitely recommend this hotel to anyone visiting Niagara Falls.
