    Not very suitable for graduate students. Pros and cons (in no order): That said, the front office student staff are very kind and helpful but there's only so much they can do. I suspect the management runs the place with a very thin set of full time staff. In the 1.5 years of my stay here I've only seen 1 maintenance guy who's consistently on the premises. A real nice hard working guy who's out clearing snow all by himself on the massive property at 6am in the frigid sub-freezing temperatures. That's pretty much the story with almost all of the other office staff. They work hard but are starved of resources and man power. Some of the problems I've seen here are: The ducks are really everywhere in the summer and dirty up the area. Even after repeated complains they do little to get the ducks away from the buildings even during breeding season when the ducks chase after people. During break time they like to turn off the street lights to the point that parking becomes dangerous and you might very well hit into an adjacent car. Buildings 10 and 11 are neglected in my opinion because they happen to be in the farthest corner of the property and I see all the above problems worsen near these buildings. The roads were very bad the first year of my stay and they decided to repair them which was great but it was managed very poorly with by pass routes not being laid out and massive confusion between the road workers and the office staff along with neighbor street homeowners venting out on unsuspecting residents for using their roads. I nearly missed class and had to park my car at the office and walk all the way to building 11 (at the other end of the property) on more than one occasion. The walls are not paper thin but the place is kinda noisy and it becomes an issue if you have lots of work to do (all the time) when the other students do not have exams. Taking important official calls (interviews/company, etc) can be very tricky cos randomly someone might just end up loudly storming down the staircase right outside your door. On the plus side the place is secure, with cops patrolling the place every so often and except the rare party nights I haven't seen people doing crazy stuff on the street. The postal management is also not as good as it could be, they only log USPS packages in the office while all other packages are just left outside the building on the open floor. With so many people ordering from amazon and UPS, FedEx the valuable packages keep lying outside unprotected and open to rain or snow damage. If you've an expensive package (maybe a new phone or laptop) the only option that's worked for me is to try to ask the UPS or FedEx delivery to hold the package at their location and go pick it up, which is definitely an extra step and extra gas on the car trip. WiFi issues did occur a few times with one outage lasting 3 days at a stretch but otherwise it's been fine with speed and consistency. They turn off A/C's somewhere in fall for the entire property in one go and when the temperature rises in between it's kind of a pain with the heat which lasts on and off for about a month. The furnishings are not great but certainly not bad. The table isn't the best for serious full time work (as for graduates students with more than one laptop and an elaborate setup). The kitchen chimney (exhaust) is an issue, it doesn't suck the air out of the room so if you're making food with onions in it you're gonna cry a lot :P. The bed is made with poor and stiff planks that hurt and poke through the mattress after a while. Verdict: It's definitely better than quite a few other places but really depends on your needs. As a graduate student I found that the long term stay and the use of the room as a sorta home office proved challenging. I'd instead suggest Flickinger Court on UB campus housing for graduates students. On the other hand the student staff is great and if you're staying here with friends and roommates then you might have a really good time and actually enjoy a memorable stay.

    For your own sake, stay away from American College Campuses especially at Chestnut. The only good thing that they have to offer is the shuttle service to the school otherwise there’s nothing good about this place. There were an abundance of issues with the apartment from day one. To start off with, they did not clean the unit before we moved in. Matter of fact my roommate and I deep cleaned the place and found a wart bandage stuck on the floor under the couch. All the air vents were not cleaned before arrival and the central air system barely worked. Now let’s get into the biggest issue. We had a hole in our kitchen ceiling leaking water for two weeks straight. Maintenance did nothing about it even with the multiple incident reports filed. It was not until the head of maintenance actually came in for himself to see the issue, which was then fixed. It was absolutely absurd that we waited two weeks for the hole to get patched along with the fact that there was water activity dripping into our kitchen light. Yes, we did mention the water in the light to them. During the winter we had windows fall out multiple times, no I am not joking about this. The place is falling apart and needs serious renovation done too it. For anyone attending the University at Buffalo I would recommend finding a house or another complex not owned by American College Campus to live at.

    This place has terrible communications and poor responsiveness to issues. They will nickel and dime you to no end. The managers talk in circles and are more worried about covering their failings than helping people paying huge rental fees to live in their low quality box. The third floor was so hot it was inhabitable for half of the leasing time - even in the winter - up to over 80 degrees. Upon moving in we had to clean the apartment because it wasn’t done properly. I would steer clear of this poorly run establishment.

    I rarely ever write reviews but Avoid living here if you can. When I was moving out I did not turn in my keys by 12 pm and then got charged $200. The girl at the office told me that another student turned in her keys at 12:01 and they still charged her $200. On Aug 6 I did not finish moving out and I told Sierra the manager who is the most unprofessional and rudest person I have ever met- coming from someone who works in the service industry that I would pay whatever fees if I could have until the next morning as it was my birthday. She is definitely on some sort of a power trip because She said no. She also called the sheriffs deputy on my neighbor and had her locks changed. I had to spend my birthday all alone and moving out stressed and on the verge of a breakdown all because allow me until the next morning even if I was willing to pay the fees. A month later I check my account and see a balance of $1000 when it should have been no more than $600 as I moved out the morning of August 7. This place is run by money hungry people. Also I do not know how the leasing manager got a job there. She is never at the office and can barely hold conversation with tenants. I consider myself a quiet person but I could barely hear her when I met with her. I don’t know if she has social anxiety or what.

    Please don't choose this apartment. When you move out, they'll hit you with a hefty "cleaning fee." I spent a whole day cleaning my room, and I asked most of my friends at Chestnut, and they all got hit with this "cleaning fee" too. I don't get it, like, do they expect the room/kitchen to be in perfect, untouched condition after a whole year of living here? And don't even get me started on the gym. There are always a few broken treadmills, it's a total bummer. When it snows in the winter, don't expect anyone to shovel in the morning! And if it's a mix of snow and rain, the sidewalks get super slippery. For your wallet and your safety, stay away of this place! ps: wifi is slow and disconnect often, dont call them, they just told you to wait for internet comp come fix it.

    Cons: 1. Horrible Wifi/Internet Connection (e.g., 2 days without wifi & periodically wifi outage (not working)) 2. Frequent Unit Entries 3. They say that they will contact guarantors if your room's cleanliness does not meet their expectations/standards. Pros: 1. Reasonable price compare to properties around north campus. 2. Nice Security & Gym. Tips: Most people living here are students.

    When I first walked into Chestnut, I was introduced to Nejra and Bella. Both of these community assistants were very nice to me and helped me look into signing a lease. I am very excited to live in Chestnut this year!

    This was my fifth apartment experience and by far the worst quality I have had. It is convenient that it comes fully furnished, and is very close to Buffalo’s North Campus, but other than these two positives it falls short in every other regard. This is nothing more than an overpriced, poor quality college dorm room. Service requests are not timely filled, the apartments are not adequately cleaned before move in, internet constantly fails, and there is very little opportunity to speak with people for assistance since it is run by what seem to be college students. There are many other convenient apartment complexes nearby that take much better care of their residence. Another example of how stingy this specific complex is, is the fact they charged $200 for returning your keys 20 minutes after their move out time, which was in the middle of the day because they leave the main office unoccupied typically any time after 3 o’clock. For those looking for housing near UB’s North Campus, I highly recommend looking elsewhere because this complex will provide you with nothing but headaches. If there was an option to rate them at 0 stars, I undoubtedly would have done so.

    If I could give this place zero stars I would. Avoid living here at all cause, and please believe the other reviews that have one star rating too. Everyone in that office does not do their job, they are eager and quick to send you a late fee, overcharge you and notify you about charges but when it comes to genuinely taking care of their residents, they take their sweet time. My friend and her roommates got hives due to the vents that were not properly taken care of and they have yet to accommodate her. There was also mold in one of the vents and they didn’t come take care of it until 2 weeks later. My friend had to go to the hospital 5 times due to this issue and when it was addressed to the office management, they didn’t care. They shrugged it off like nothing. They pick and choose which residents to prioritize too. From my own experience, I’ve had to call maintenance more than 10+ times to come fix my AC as well bc the 3rd floor gets over 80 degrees. It’s honestly ridiculous and overpriced.

    Don't bother with this place. Frequent internet outages. They use "weather" as their excuse almost every single time. The AC doesn't not function properly. I called the maintenance to fix my AC because it was 80F in my room, but I was told "the AC is operating properly." After a string of vehicle break-ins in the parking lot, all they did was sending out an email telling people not to leave valuables in their cars. They didn't seem to take any other step to address this issue (such as installing security cameras).
