    The bathroom in our room had the best years behind it. The bathroom narrow and lived down. The rest of the room was ok, and kinda newly renovated. On the upside, the rooms have A/C. The breakfast was unfortunately underwhelming. Other than that the location is great, as it is close to the beach and close to the city center as well as the shopping area.

    The only two positive points are the staff and the location. Now let's start the list of the negative points: - The room is basic: old-fashioned furniture, no decorations except for one frame, holes in the walls, and needs paint jobs everywhere. The curtains are made of the same material as the bedspread and are too short, letting in light. It's very different from the pictures you see when booking the room and doesn't reflect reality. - The bed has a good mattress, but they only provide one flat sheet and expect you to use the bed cover as a blanket, which I find disgusting since they likely don't change it after every guest. - The room was cold with a non-functioning baby heater. We asked for an extra blanket from the closet, but thankfully, sleeping with my partner helped keep me warm. - The bathroom needs a lot of attention. There used to be a shower door, but now it's a curtain with mildew at the base. When you shower, the stall fills up with yellowish water because it doesn't drain properly. Additionally, the hairdryer was greasy, but I used it to warm up the bathroom since it was cold! - Lastly, but not least: it's incredibly loud. Whether it's from the street due to old windows, adjacent rooms, or corridors, you can hear every door slam.

    Great location, good price, friendly staff. Cleaning was done everyday. It was first hotel that put an additional towel for our small kid-loved this gesture! Breakfast was repetitive but really good! You can leave your luggage temporarily after checkin.

    This is a very nice 3-star hotel. Beautiful building from the end of the 19th century. Good interiors with a common room, patio, smoking place, small bar and a gym. Some equipment like bathroom fixtures are outdated, they are working but are let’s say “vintage”. Soundproofing is not very good, but we had good night’s sleep thanks to a good bed and working air conditioning. Extra points from adequate cabinets, shelves, hangers and hook. Good location although far from old town Nice. The airport tram is close, but the nearest stops are unfortunately further away. We liked the friendly staff. Breakfast room is gorgeous and the breakfast is worth the price of 12 euros.

    The only good think about this hotel is location. We booked two rooms and one was not cleaned when we got the key bleeee. Breakfast was extremely basic. "Cheap hotel" not "Budget hotel" for sure! Not recommend

    Good location, only a short walk from the promenade. Rooms were quite basic and classic European style but that’s all we needed for our short stay. Very quiet too, didn’t hear any noise form outside. Hot shower was divine. Separate toilet to bathroom which was actually quite handy.

    BEWARE THIS HOTEL BUYS LOCAL GUIDE REVIEWS! horrifying cleanliness, if you love experiencing the local insects (they reply talking about mosquitoes, trust me, its worse than that) when staying over this is a great place. At least its in a really good location but look for other places first. They will not help you or let you change rooms. You can also hear all your neighbours, trust me, you'll hear EVERYTHING. Oh i forgot to mention, these rooms have a non adjustable ac that cools you to a crisp 12°C at night. Good luck.

    Hotel Busby was such a charming old world place with modern amenities. Super close to the water and to Vieille Ville. The staff were incredibly friendly, but not forced friendly, but rather actually friendly. Perfect place of you're in town for a little getaway and just want a pleasant room to come back to at the end of the day. Good value for money.

    DO NOT GO HERE!!!! There was thousands of ants in my room, all over my clothes and bags, biting me and delaying me by over 3 hours. Absolutely appalling. Should be closed down.

    DO NOT STAY HERE. Upon first inspection, the hotel was good, very old fashioned but that didn't bother us. The next morning when my friend and I got ready we made the shocking discovery that the room was jnfested with ants. My friends bag was completely infested, the bed was aswell. We think there must have been a nest in the corner of wardrobe. Upon further inspection the bed was also full of ants. All our clothes were completely contaminated with ants. Please, for your health DO NOT GO HERE!! This hotel is a health hazard and needs to be closed down. The hotel is refusing to give us our money back. They offered us free breakfast but that does not justify the ants in the room or the fact that we have to potentially throw our clothes away due to contamination. Please please DO NOT come here!!!!!!!!

    Had some bad luck with noisy neighbors and hotel staff and manager was fast, courteous and professional with accommodating me to solve the problem quickly and fairly. 10/10 professional service, I wish every hotel was staffed this well.

    Recommended! Great value for price paid. 1. The room was very comfortable. 2. The bathroom had a bath tub, which is a plus. 3. Close to attraction points. 4. The hotel staff were nice and friendly. 5. The room was always clean and impeccable by the time I returned. 6. The receptionist was nice enough to store my bags after my check-out, while I went to have lunch and waited for an Uber to pick me up and take me to the airport.

    Great hotel. Rooms more than adequate with rooms cleaned daily. Beds extremely comfy. Very central and close to lots of amenities. Would recommend and stay there again.

    Very good location, excellent price. The room is clean, spacious and lovely. The only set back is that the toilet doesn’t have a ventilation, so the only way for it to ventilate is through the bedroom out the balcony, which is not quite ideal. But everything else was very good, checkin checkout was smooth!

    The location is perfect. It's about 25 minutes by train from the airport, 10 minutes from the train station and even less from the beach. The recepcionists are friendly and speak English. The rooms are alright, comfortable beds, the traffic noise isn't too loud. The breakfast is alright as well, but we thought that 12€ per person are a bit too much, 8-9€ would be more appropriate in our opinion. However, most things in Nice are a bit more expensive than elsewhere and we enjoyed the comfort of having breakfast directly at the hotel.

    The family room is spacious. The bathroom is too and has two sinks. Front desk was friendly. Price cannot be beaten. The hotel is close to the Promenade des Anglais and railway station. Going to aeroport is easy by taking tram next street

    4 stars for location, it is close to everything! Beaches, Casino, market and old historical center. This hotel is quite dated, but has wifi and breakfast. Rooms are large and have air conditioning, although does not work consistently in all rooms. View was not worth opening up you cute Juliet balcony.

    The service was excellent! The front desk hosts were fun and great to have a little chat with. Busby hotel has a nice old french charme and lovely views, the location was perfect: near the boulevard, restaurants all around and close to the nightlife, furthermore the rooms were very clean however the showerhead was a bit low for Dutchies ;) I would love to come back next year if we come back to Nice!
